True ski-In/ski-out, spacious 2 level property, one of the best locations in Steamboat. Walk out your door and you are steps to the gondola and base area! It's that simple. At the end of the day, ski right back to the property.

*Please note: There is no guarantee that there will be enough snow for this unit to be fully ski-in in early ski season (November 15-December 15) and also in late season (after March 20). Snowfall levels vary from year to year.

Community hot tub - *If you are booking a stay in April-May or September-November please check with us with to be sure the hot tub is operational during your stay if this is an important part of your vacation. The hot tub occasionally closes for seasonal cleaning etc.

Ptarmigan House is an amazing and rare Steamboat vacation rental location. It is one of only a few properties that offers true ski-in and ski-out accommodations. Ptarmigan House also provides something possibly more unique, being only steps to the base area, having the convenience of a short walk to eat and drink.

The unit itself is a spacious, two level condo featuring a professional kitchen, two balconies with mountain views, a media room and three beautiful full bathrooms.

The open living area is on the main level. Sit back and relax by the stone gas fireplace and watch a game, movie or show on the large flat screen TV.

The gourmet kitchen boasts gorgeous granite countertops, stainless steel appliances, including a wolf gas range, a wine cooler and mountain-style wood cabinetry. It is fully equipped with everything you would need for cooking a meal. The large breakfast bar comfortably seats six. Its a great place for a meal, a beverage or to break out the laptop. Combined with WiFi, this makes Ptarmigan House 30 a great option for your remote working needs.

Access the main level balcony from the living area and enjoying mountain vistas.

The king bedroom is on the main level and has a flat screen tv.

There is a full bathroom in the downstairs hallway that has a glass walk in shower.

The upper level has the master en suite, bunk room, media room and stackable washer and dryer.

The master en suite offers a king bed, flatscreen TV and a private bathroom with a large jetted bathtub and a glass walk in shower.

The bunk room has a twin over queen bed, flat screen TV, private balcony with views.

The media room is a great second living area with a large screen TV and Nintendo. Kids can play video gamesa nd the adults can watch TV downstairs without bothering one another.

The upper level also has a full bathroom with a glass walk in shower.

During the summer, you are right there on the biking and hiking trails, near the beach and other activities at the base of the mtn.

Originally started as a summer resort destination, Steamboat has become renowned for its world-class skiing and mountain biking options. And your Steamboat vacation rental will put your family in the middle of it all.

Winter activities include skiing, snowmobiling, snowboarding, biking, sledding and fishing. The city houses two ski areas – Steamboat and Howelsen Hill, Colorado's oldest continuously operated ski area. Or simply play in the smooth, dry snow, referred to as Champagne Powder, for which Steamboat is known.

Mountain biking is huge in Steamboat. Known as Bike Town USA, the city has trails for all ages and skill levels. Hundreds of miles of single track, as well as over 50 miles of downhill and freeride terrain.

Tenant agrees to leave premises/contents in same condition as found upon move-in, normal wear/wear expected
Max number of occupants shall not be exceeded. Occupancy exceeding/using premises for illegal activity/causing damage to premises or neighboring properties and other acts which interferes with neighbors' right to quiet enjoyment of their premises.
No open flames. Candle burning not permitted on balconies/in unit with exception of wood burning fireplace. Do not remove smoke detectors. Use stove fan when cooking to avoid smoke alarm activation.
There is no daily maid service but can be arranged for fee.
"No pets" policy must be observed (unless noted as pet friendly/fees have been paid). If evidence found you will be asked to vacate immediately with no refund of rent/deposit.
No smoking in unit. Damage deposit will be forfeited/you will incur charge of $1000 if you opted for damage insurance as smoking is not covered. You will incur additional charge for carpet cleaning and deodorizing if evidence of smoking.
Reservations are not made by or for a minor, defined as person under age of 25. We require one member of party to be 25. Violators will be evicted with forfeiture of all monies.
Owner/owners agents may enter premises in case of an emergency; to make any necessary repairs/alterations/improvements/supply necessary services/show premises to prospective purchasers/renters/contractors. Owner will provide at least 24 hrs notice of intent to enter (except in case of emergency)
Report maintenance needs, we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating/air conditioning/appliances/televisions.
iTrip or Owner, do not assume liability for loss/damage/injury to persons/personal property nor accepts liability for inconveniences/damage/loss/injury arising from temporary defects/stoppage of water/gas/cable/wifi/electricity/plumbing, as well as due to weather conditions/natural disasters/acts of God/other reasons beyond its control.
Tenant acknowledges if premises reserved includes a community pool, the undersigned agrees and acknowledges pool/patio/deck can be dangerous, the deck/patio can be slippery when wet, and injury may occur if not careful. With full knowledge of above,Tenant accepts/assumes all risks involved to Tenant/Tenant's guests related to use of pool/patio areas.
Tenant fully releases/discharges Owner from all liabilities/claims/demands/causes of action by reason of any injury/loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any guests as result, or connection with occupancy of premises and agrees to hold Owner free and harmless of any claim or suit arising. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves right to terminate this Agreement upon their discretion at any time.
Any violation that incurs a fine will be tenant responsibility. Examples include improper trash disposal, smoking, excessive noise, parking violations.

Not a True Ski In - Ski Out Anymore - Customer Service was helpful

We enjoyed our time together at Steamboat however this condo wouldn't be our first choice if we came back. Over all, the condo was more dated compared to the pictures online but has some of the amenities we needed. We have two young boys with us, and the condo had everything you need to stay comfortably. We ski for 5 days straight so we weren't inside much. I would suggest to the owners hire a new cleaning company because whoever is "cleaning" your place is not doing a good at all and are doing more of a disservice. Lots of dust caked up everywhere, from the vents and fans to the tables and dressers, beds and under the beds and couches. The cleaners did not vacuum the carpets well at all before we checked in. We did notify management and they came back to vacuum the stairs and second floor the next day. There was trash left on the floor upon check in and the master bath rug was dirty and not changed out. They did provide humidifiers, but we had to clean them before we used them as they looked like they hadn't been cleaned in a while. There were several extension cord plug ins because there were several outlets that did not work. The floors had loose boards in the kitchen and walking in some of the rooms you could tell there were uneven places on the floor under the carpet. There is a portable AC unit in the closet if needed in the summer, but AC is not built in already. The condo was okay overall with the best view only in the room with bunkbeds. This condo has a boxed in feel, not an open floor plan. I do think it is significantly overpriced for the condition of the condo. We did reach out to the coordinator twice for a couple of things and they got back with us very quickly to solve the issues, which was very nice and helpful. There are ski lockers that are provided with the unit, which is great, there was enough room for 7 pairs of skis and poles. We also had enough parking too. The washer and dryer worked great. There were plenty of seasonings in the cabinets. The kitchen had enough cups, plates, utensils, and cookware although they need to be updated/replaced because they are well used. Also, one of the burners on the stove does not work. I would suggest to the owners that since you have the gas piped in for a gas stove and fireplace already it would be more efficient and energy saving to have a gas water heater too, especially being in a state where it snows a good portion of the year. I found it to be very odd that it wasn't gas throughout the whole condo. As far as a true Ski In/Ski Out; I feel that this condo was built earlier than the surrounding condos and Steamboat Resort has since grew over the years and the slopes have been moved slightly making the ski in/ski out part not so true anymore. Once you are geared up, you must carry your skis and poles out to the walking trail to the hillside. THEN, it is a very short "ski out" to the bottom of the hill to the resort area and then you must pop off your skis and walk down the stairs and back up another hill to reach any of the gondolas or chair lifts. To be clear, there is NO DIRECT SKI ACCESS TO ANY LIFT from this condo, it is all within walking distance. So, this is NOT a true ski in/ ski out condo. With small kids it's NOT as easy as it says online so be aware. However, skiing back into the condo was a bit easier than getting out but, there is only one slope that has the access to bring you back. If you know where you are on the mountain when you’re coming back to the condo, it's not a problem. But be sure the lifts are open if you're coming from the other side of the mountain, if the lifts aren’t open, you will have to hike back up the hill or take a bus ride from the resort back to the condo. The community hot tub was awesome to come back to after skiing all day. Towels were provided too. The employees of the Ptarmigan House were all very nice and helpful, as were all the Steamboat Resort employees we met. We did enjoy our stay in Steamboat and couldn't have asked for better weather!

We thoroughly enjoyed our 5 days at the Ptarmigan House in Steamboat Springs. We had a party of 6. Condo was clean, easy access to both the mountain/chair lifts and Steamboat Village. Check in and Check out experience was fine.

From the moment we arrived in Steamboat the staff at Itrip went above and beyond to make us feel welcome and accomodate our needs. We arrived before our condo was ready and they stored our bags and shuttled us to explore the town. The shuttle driver loaded our bags and brought them to the condo when it was ready. The condo was wonderful, had plenty of room for our family of 7 and was furnished with everything needed. We used the shuttle several more times and the drivers were all so friendly and knowledgeable. You can't go wrong with ITrip!
