Enjoy Seattle by staying with us on the Crown of Queen Anne in the little Yellow Cottage, perched high above Downtown Seattle on the hill behind the Space Needle. The Crown of Queen Anne is the flat part of this wonderful walking community 10 minutes from Downtown Seattle. From this little Yellow Cottage you will be able to walk to everything in Queen Anne: coffee shops, bakeries, restaurants, kid’s playgrounds, local grocery stores, the bus stop to downtown Seattle, both Stadiums and to Kerry Park, one of the most sought after view parks of the Seattle skyline and Mount Rainier.

Imagine sitting on this front porch sipping coffee and eating a pastry from Macrina Bakery which is only 3 blocks away or returning home after a day of touring around Seattle to turn on the gas logs and relax to the glow of the fire while stretching out on the new sofa and ottoman to watch the 50” flat screen TV. This vintage cottage is complete with antique pocket doors that separate the living room from the master bedroom. The bathroom has a clawfoot tub which is perfect for soaking but is also equipped for showers. The back bedroom has dark gray curtains and a full bed perfect for a long night’s rest or a private space for a work or Zoom call at the small desk. The kitchen is fully equipped and spacious enough for hanging out and cooking together.

ABOUT OUR PROPERTIES:

Guests staying at all our managed properties receive the following:

scrubber and dishwasher detergent, laundry pods and soap, shampoo, and conditioner, hair

dryer, iron and small ironing board

- All beds are ready made for you with freshly laundered sheets & comforter covers!

ACCESS:

Guests enter the Little Yellow Queen Anne House by walking up the main walk on 6th Ave and entering through the front door. If you can’t find street parking there is one rear parking space off the alley behind the house (just drive around the block and the alley is between 6th and 7th Ave). You will enter a code to access the key box that holds the front door keys (directions will be emailed prior to arrival). Property manager lives 6 blocks away if there is ever a problem!

POLICIES / RULES

- Please remove your shoes upon entry

- Non smoking residence and No pets (a $250 incremental cleaning fee will be applied for any pets discovered PLUS additional costs for any damages caused by the pet)

- No open flames (ie. Candle burning is NOT permitted in the home)

- No events or parties- If determined that a party/event is taking place at property, management has right to evict tenants and guests with no refund given.

- If determined that a party took place on any of the nights reserved, reservation guest will be charged $500, no exceptions! Noise monitoring equipment is installed + front door camera

- This property sleeps 4 people. If we determine you have more than 4 people, we will charge a fee of $100 per person, per night.

- Fireplace is turned off in May due to the fact this home has no AC units and the pilot light creates heat. The fireplace pilot is professionally serviced and restarted by October 15.

- Must be at least 25 years old to reserve home

- Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the of the group to be 25 years or older

RULES AND REGULATIONS
Day of Departure:
​- Tenant agrees to leave the premises and its contents in the same condition as Tenant found the premises to be upon move-in, normal wear and tear expected.
- Please do NOT take off the sheets and leave the beds unmade 
- All dirty towels should be placed on the bathroom floor
- All dirty dishes should be placed in the dishwasher
- Trash & recycling should be put into the labeled cans in the driveway
NOTE: Guests can have items returned for a $20 fee plus shipping.

​​SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right for quiet enjoyment of their premises. Exterior cameras can be located at the front and back doors.
NOISE
No PARTIES allowed. Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.Depending on severity, we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to the property and issue a minimum $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities that could result in eviction, loss of all rents, and additional fines or damages after removal. Party monitoring equipment can be used in this home (no confidential information is collected).
ABSOLUTELY NO PETS
If evidence of a pet(s) is found on the premises you will be asked to vacate immediately with no refund of rent or damage deposit plus $200 extra cleaning fee and any damage as a result of the pet.
RENTAL AGE REQUIREMENT 
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 years of age! 
HOUSEKEEPING
There is no daily maid service. Linens and towels (plus black make-up washcloths) are included and are not to be taken from the home (fees will charged for missing or make-up damaged towels). An initial setup is provided of trash liners, paper towels, toilet paper, soap/shampoo/conditioner and light cleaning supplies. NOTE: No glitter/confetti is to be used here. Expect extra cleaning fees to be added of at least $300.00.
NONSMOKING HOME
Smoking is strictly prohibited. Your damage deposit will be forfeited and you will incur an additional charge of $500 for carpet cleaning and deodorizing if any evidence of smoking is found.
No open flames (ie. Candle burning is NOT permitted in the home). Do not dismantle smoke detectors as they are there for your protection. 
UTILITIES
No compensation will be given for temporary outage of electricity, gas, and water. Outages will be reported immediately and all efforts will be made to have them restored quickly. 
ENTRY BY OWNER
Owner or owner's agents may enter the premises if there is an emergency or there are necessary repairs. TENANT will be notified in non-emergency situations.
