Your home away from home is a 3BR, 2BA home near downtown Round Rock that gives you all the convenience of Austin without the clamor of the city crowds. Perfect for those who are in town for work (ask about extended stay discounts), relocating to the area, or are just in town for a long weekend! The Willow is beautifully appointed and will have you feeling right at home with tasteful décor throughout and loads of natural light. During the warmer months, you'll get to enjoy a private backyard pool, and during the chilly months, kick back in the salt-water hot tub!

We KNOW how important that first cup of coffee is – it can set the tone for the entire day. This fully stocked kitchen offers you plenty of choices when deciding on that first cup of joe: Keurig, Drip Coffee, or Coffee Press – what’s your pleasure? We have no doubt this kitchen/dining-room combo will be the place of many home-cooked meals. Dining table accommodates 8 and the kitchen nook has additional seating for 4 more, so grab a seat – let’s eat!

There are 3 bedrooms, each with a Queen bed, and wall-mounted smart TV (so no fighting over who gets the ‘big’ bed). There is also a very comfortable queen sleeper sofa for those who like to stay up until the wee hours of the morning watching the big TV. Policies & House Rules:
- NO PARTIES, EVENTS, OR LARGE GATHERINGS! These are cause for eviction with no refund. Please be respectful of the neighbors at all times. Properties may include a noise alert monitoring system and other electronic devices to ensure that neighborhood noise and occupancy levels are respected. If we receive noise complaints and are required to come to the property to address, there will be a $250 fine charged to the credit card on file. Occupancy is limited at all times during your stay to the maximum 'sleeps' number stated in the listing. Do not invite additional people to the home
- Non-smoking residence; Smoking (including vaping/e-cigarettes) is not permitted anywhere inside our homes. This is a family friendly property and there will be additional charges if we discover any evidence of smoking in the home.
- Must be at least 25 years old to reserve home
- Photo ID may be required upon check-in if reservation occurs within 72 hours of arrival date
- City & State taxes, in addition to cleaning fee and standard Property Damage Protection Policy will be added to all reservation rates.
- For the safety of our guests, exterior property is under 24/7 video surveillance and electronic monitoring equipment is in place to audit noise levels
- You may not exceed this property's maximum occupancy at any point during your stay. These are cause for eviction with no refund and may damage our ability to offer the home for future guests exposing you to liability. Please be respectful of our neighbors.
- Some of our homes have hot tubs and/or swimming pools. We make every attempt to ensure that the hot tubs are in service, hot, and ready for your arrival. However, there are times when a hot tub is out of service due to circumstances beyond our control. We do not charge extra for out hot tub amenities, and there will be no refund if a hot tub is not in service when you arrive. Likewise, if night-time temps are cold (below 50), it is unlikely that a 'heated pool' will be warm, so please be aware that night-time temperatures directly impact the temperature of the water in the swimming pool.
- We make every attempt to keep the pool as clean as possible, but at times leaves and debris may end up on the surface. This will not be cause for refund.
- We have pest control treat our homes every other month. There may be an occasional pest that finds its way inside - this will not be cause for a refund.
- Please consider investing in travel insurance. It is impossible for hosts to make refund assurances for every possible scenario so it is recommended that guests consider purchasing a travelers insurance benefit in order to protect your plans in the event of extenuating circumstances. If you have been diagnosed, medical record confirmation will allow you to file a claim for travel related losses with your travel insurance provider.
- Check-in time is 3pm; Check-out time is 10am
- EARLY CHECK-IN: We aim to offer early check-ins whenever possible. We will text on the day of arrival when the home is ready for check in. Please make sure your mobile number is up to date in your iTrip account. This will allow us to offer an early check in

Our stay at the Willow was quite a delight. There were games (table tennis, Pac-Man, jumbo Jenga, foosball) to occupy the spare time, an inviting hot tub and a great pool to float your cares away. The rooms were nicely decorated, the beds were comfortable and the kitchen had the appliances necessary for the meals we prepared. Overall, the house was very clean, nicely decorated and very comfortable for the five individuals in our group. Grocery stores were close by and it was a nice quiet neighborhood. We would definitely book this gem for our next adventure in the Round Rock area.

We stayed in this house for a week. We had a convention at kalahari and it was super close to the venue. The game room was a nice surprise and the pool and hot tub were great for our kids as well! We slept on all the beds (including the pull out couch) and they were all super comfortable!

The house was nice and had room for the 6 people in our family. The kitchen had everything we needed to have breakfast and prepare meals. The dish pods and laundry pods were a nice touch. Very close to a lot of things. Stores, restaurants, and parks. The neighbor's dog barked several nights, but around 10/10:30 they finally got it to stop or to take it in. Not in control of the rental of course. The pillows on the beds weren't our favorite.

Delightful home in a quiet neighborhood. Extra amenities like a wonderful hot tub and games for kids in the garage made our stay enjoyable. Beds were comfortable. Not as well equipped kitchen as I was hoping for, but we made due. I couldn’t find a blow dryer. Front porch light isn’t very bright. Beautifully decorated and great condition!

This home is absolutely perfect for a group of 8 or less! We had 6 adults and all was very comfortable and pleased with the stay. The hot tub was a great plus after the 11 hour drive we had coming down to Texas! Even though it was freezing a few took a dip in the pool as well. Quite neighborhood beautiful landscapes and close to some really good food. The ONLY complaint or suggestion I would have is for the wash clothes used to remove makeup need to be soaked and washed in a vinegar bath, as the purple dye was a surprise when using! The vinegar would help set the dye! It also made the wash clothes smell soured (they were clean)! We definitely would stay here again and am happy we found this little gem when doing our search! Only bad for us was Texas won and KSU lost! Well, a couple of us was happy just not all;-)

Very nice stay. House is well equipped and super cute decor. Pool was necessary with the Austin heat and refreshing. The games in the garage are very fun - but it's pretty hot in there during the summer daytime, so have to plan to use those when it cools off.

First off the location is incredible. The drive to this property is so safe. The sight of local families walking with their children & the local neighborhood black & white kitty escorting them like a dog would, will make you smile. It makes you want to go greet everyone including the kitty. The pantry & cabinets are well stocked. HEB grocery is just a few blocks away for any snack items you desire. Hope you like birds, as they will talk to you as much as you'd like. Especially the doves. The fridge provides plenty of ice anyway you like. Don't forget to check out the garage, there are several game options including a washer and dryer. Be sure to bring some floats for the pool if during the warm weather. You will want to stay there for hours. Leave your pool towels at home, they have a basket full right by the back door. I definitely plan to book this property again soon. If you like to shop, the best outlets I've ever found are less than 45 minutes away in San Marcos. The Premium Outlets are the real deal.

The Willow is well appointed and furnished with tons of fun activities for families and couples/friends on a get away. The pool and hot tub have been a great way for us to end each day of our vacation. My kids have loved the games in the garage. This was the perfect house for our Austin vacation.

Very nice place for some laid back family time over Easter weekend. We appreciate that you thought of every detail! So nicely appointed and so very comfortable! All things were as described and very enjoyable. Thank you. The house was spotlessly clean, but I do have an item to suggest for he garage. Have your cleaning team dust and sweep the garage where the games are. With so much oak pollen, we borrowed our brother in law’s blower and “de-pollened” the garage. He kids loved the games and really enjoyed PacMan! We rate your place 5 stars! Would love to come back again!

We travel to Round Rock to spend the thanksgiving holiday with my family. This rental was ideal. With a full kitchen I was able to prepare thanksgiving dinner, while the kids enjoyed the games in the garage. Spacious and cozy, with charming, boho decor, the house includes a pool and hot tub. The property is only 20 minutes outside of Austin, and we enjoyed hiking around the lake, shopping on South Congress, and our favorite Torchy’s tacos. The house is close to area shopping, restaurants, and the Kalahari resort, and we enjoyed a day at the water park. Lastly, we had some issues with the heat, but the property managers addressed this promptly. Thanks for a wonderful experience!

We stayed at The Willow while in town visiting family and absolutely loved everything about the home! It was newly renovated and you could tell. Bright colors throughout the home, beautifully decorated, high-end finishes, comfortable beds, nice backyard (with private pool and hot tub), and the management company was the cherry on top. Check-in was seamless, we were offered a late-check-out, and were left a very nice welcome gift that included wine, sparkling water and snacks. Highly recommend The Willow and we'll definitely be back.
