Every aspect of this home is new and designed to offer an unforgettable stay with countless amenities. Upon entering you are greeted with truly epic views throughout. The open floorplan was designed to foster maximum enjoyment for groups or families during their stay. The main level boasts a wonderfully stocked kitchen most any groups culinary needs. The adjoining dining and living area makes it a wonderful space to enjoy each other and the breathtaking views throughout. There are multiple main level bedrooms with en suite bathrooms that make this perfect home even for those that find too many stairs a challenge.

Upstairs are more incredible bedrooms each with en suite bathrooms and bunk beds. When fully rested and recuperated don't miss the wet bar, entertainment area, and ping pong table for some friendly competition. The top floor hot tub overlooking the ocean is a perfect place to start or end any day so why not do both! We understand that most won't want to leave the home at all during a stay but don't miss out on some relaxation out at the fire-pit with sweeping views of the Oregon Coast and the ocean beyond.

This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring pools or spas, or on the interior of the house.

Frequently Asked Questions

1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

Such an amazing and well appointed property!! Made for a great family weekend away. Kitchen was fully stocked for a family of 10. Breathtaking view on private street. Each bedroom equipped with its own bathroom. Will be back!!

This house was amazing. The parking was very convenient for our 4 SUVs to back up and unload side by side. Upon entering the house all the shades were opened to this incredible view of the ocean. There was a bottle of wine and two glasses welcoming us. On the wall as we entered was an electronic guest book/checkin/out system that said welcome with our names. The open concept on the first floor gave every location in the living space an incredible view. The room layout is great for multiple families, especially with en suites for almost every room. Finishes, linens, kitchen items and quality of the furniture made our stay so much more enjoyable. Friends even commented they slept better on their bed than at home. The only draw back, especially if you have little ones, is there isn't super easy and safe access to the beach. Three houses to the south is public access so we used that for those of us who carried littles. The bigger kids climbed down the boulders onto the beach though. All in all this house was amazing and we would stay here again!

We stayed here for 3 nights. The house is very open and amazing views of the ocean. Rooms were nice and mattresses were pretty comfortable. They even had 6 bags of ice in the freezer for us. I would say though that I wish there was a TV in the bunk rooms for the kids and i wish that we didn’t have to log in and out of a streaming service for each room it was an inconvenience. Overall a great place to stay and we will be making this an annual trip.

My family and I recently rented The Sandmark and we cannot wait to go back! We wish we could live there!! The whole rental process from start to finish was amazing and smooth. The management company was so helpful and had outstanding communication. As for the house, this is one of those places, that even though the pictures look amazing, when you walk in and see the views for yourself, they are even better in person! Then you go upstairs to check it out and the views just get better! The second floor sits just above the other rooflines and the views are up and down the whole coast, spectacular! It was so nice that all the non bunk rooms had their own bathroom, just like a luxury hotel. And the bunkrooms all had their own Master bath just down the hall. I could go on and on about how great this place was, but I am sure I will run out of space. We will 100% be back to The Sandmark!

We stayed at this house with our large family and had a terrific experience. The house is large, clean, and very modern. The living areas are conducive to large groups, yet the bedrooms provide privacy and comfort. The views of the ocean and sunset can’t be beat. The property manager helped make for a great all around experience.

We spent 4 days at this beautiful home. What a fun stay! Kitchen was adequately stocked - we were able to stay in and cook most nights pretty seamlessly. The grill on the patio was convenient and the patio table on the deck, overlooking the ocean, made for fun dinner conversations. The hot tub on the upper patio was awesome in the evenings, once it got chilly. Beds and linens were all super comfy and the chairs by the windows were the perfect place to have your morning coffee. This house can easily accommodate two families. The ping pong table on upper floor was awesome and sunsets were outstanding! Highly recommend this house. I do recommend you pick up groceries in Tillamook, @ Fred Meyer, since Rockaway Beach seems to only have convenient store type food shops. What a fun stay!

It is hard to find the words to describe how beautiful this property is. We had plans to do things, but nobody wanted to leave the home. From sunrise to sunset the views up and down the beach are absolutely glorious. Countless hours of ping pong, relaxing by the fire-pit, and oceanside walks were enjoyed by all of us. The kitchen is thoroughly stocked and the entire main floor allows the entire group to spend time together make some truly incredible memories. We are already planning when we can come back.
