INDOORS

As you step into the living room, you'll immediately feel a warm welcome from the abundant natural light pouring in through the large sliding doors. This creates a bright and inviting atmosphere that sets the perfect tone for relaxation and connection. The space features two cozy sofas and a 55-inch TV, making it an ideal spot for unwinding after a long day. Just beside the living area, you'll find a charming breakfast bar for four, perfect for sipping your morning coffee or enjoying a cocktail while whipping up dinner. The dining table comfortably accommodates six guests, making it the ideal setting for memorable meals together. The kitchen is thoughtfully stocked with everything you need for meal preparation, and it conveniently opens up to a lovely north-facing patio. Off the living room, recliners provide a cozy spot to catch up on your favorite sports or shows. Additionally, the property boasts a versatile office space that includes a stationary bike and two sofas that can easily convert into twin beds. For your convenience, there’s a full-size washer and dryer, as well as parking for one vehicle in the garage and two in the driveway.

SLEEPING QUARTERS

You'll love the main bedroom, which boasts a spacious king-size bed and a 43-inch TV for your entertainment! It also has a generous closet and a delightful ensuite bathroom with a walk-in shower and plenty of countertop space. The guest bedroom is cozy with a queen bed and a ceiling fan, plus easy access to the hallway bathroom featuring another walk-in shower. For extra guests, there is a sleeper in the office room.

OUTDOORS

The north-facing patio offers stunning views of the local mountains and the fifth hole of the Rancho Las Palmas Golf Course. It is equipped with outdoor dining for six, a two-burner barbecue, and a fire pit for cooler evenings, perfect for enjoying a glass of wine. The community pool and spa are located just 200 feet from the unit. Rancho Las Palmas is an excellent community for your getaway, providing plenty of social activities at the clubhouse to enjoy with friends and loved ones.

This unit is located in the beautiful community of Rancho Las Palmas, next to The River shopping and dining center. Trader Joe’s and Whole Foods are within 2 miles from the property. Palm Springs Airport is 28 minutes away, Living Desert Zoo is located 12 minutes from the property. World Famous El Paseo Shopping is 10 minutes away, and features restaurants and shopping. Albertsons, Ralphs, Rite Aid are all conveniently located 2 miles away.

Frequently Asked Questions

The MAIN GUEST booking the property must be 25 YEARS OLD, and must occupy the property during the entire term of the booking.   The main guest is responsible for behavior of other occupants.

Maximum OCCUPANCY limit is provided in the property listing.  Two people per bedroom.  

No excessive or unreasonable NOISE is allowed beyond the property.   If a complaint is received by the management company, the guests may be required to vacate the property.  The City prohibits renters from using sound devices (radios, sound systems, etc.) and musical instruments outside the rental property between 10 p.m. and 10 a.m. Failure to comply will result in a citation, fines, and removal from the property.

One CAR is allowed per bedroom. Assigned parking spaces may apply for properties located within an HOA. Guests must use garage parking and driveway parking first. No street parking is allowed.

If a property is not PET friendly, we may allow a pet under certain circumstances. Please inquire prior to booking. For pet friendly properties please disclose if you will be bringing a pet at the time of reservation inquiry. A non refundable pet fee of $250 is required. Unauthorized pets will result in additional fee of $500. 

SMOKING of any kind is prohibited at the property.  Any smoke smell or odor found post departure authorizes the property management company to remediate the smoke smell, and the main guest will incur a fee of $2,000 for remediation. 

UNINTENTIONAL / ACCIDENTAL DAMAGE must be reported to the property management company. Accidental or unintentional property damage is covered up to $1,500 by Limited Damage Waiver Fee included in your booking fee. If accidental damage is not reported during the stay, it will be treated as intentional damage and the cost of the damage will be charged to the Main Guest reservation.

POOL AND SPA use is at your own risk. There is no lifeguard on duty. Use of  Pool, Spa, and Pool Area amenities can cause serious injury, including death. The occupants accept this risk when booking the property. 

POOL HEATING is not included in the rental rate for 27-day or longer stays from October through April. Pool heating may be added to your booking please reach out to us for pool heat inquiries and rates.

Guest Bookings 27 days or longer require a Security Deposit of $2,500. 

​AFTER booking confirmation, the property manager may request a copy of the main guest ID prior to check in.  Main guest may be required to sign and execute additional agreements including HOA Rules prior to check in. 

HOLD HARMLESS  - Palm Desert Vacation Properties, iTrip or the Owner, do not assume any liability for loss, damage or injury to persons or their personal property. Neither does the owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
