Located in the heart of the Canyons Village at Park City Mountain Resort – right across from the Orange Bubble Chair lift and the Red Pine Gondola. The AAA 4-Diamond resort hotel offers prime ski-in ski-out access in the winter, and it is the perfect starting point for a round of golf courses in the summer. The scenic Canyons Golf Course's first tee and 18th hole are in front of the door.

Our Penthouse is located on the 7th floor of the Grand Summit Hotel and has breathtaking views of the Mountains and Golf Course. With hardwood flooring throughout the main living area, the rooms flow seamlessly from one to the next, making it the perfect place to entertain family or friends. Guests will feel pampered as they enter the bright and spacious Penthouse featuring vaulted ceilings, oversized windows, gas fireplaces, plush beds, a steam shower, and a personal sauna. There are two dining options located within the Grand Summit Hotel. The Farm is open year-round and features sustainable fare sourced from local farms, while the Red Tail Grill is a gastropub with outdoor seating. Room service is available during ski season between 7 a.m. and 11 p.m.

Resort Outdoor Pool & Hot Tub

A heated outdoor pool is available at the Grand Summit Hotel. Lounge chairs and three hot tubs can also be found on the pool deck.

Kids

An on-site childcare center is available at the Grand Summit Hotel. Two programs are offered, one for kids ages six weeks to 23 months and another for children between 2 and 6. The infant group includes small art activities and indoor playtime, while the toddler and preschooler group activities range from arts and crafts projects to snow play and gondola rides.

The childcare center is open daily during winter from 8:30 a.m. to 4:30 p.m.

Half-day programs start at $105 per child; full-day programs start at $135

Private ski lessons for kids can be included in childcare activities for an additional fee

ABOUT SERVICE DOGS
  The ADA regulations provide that the work or tasks performed by the service dog must be directly related to the person’s disability and specifically mention the following examples:
·      assisting persons who are blind or have low vision to navigate or other tasks,
·      alerting persons who are deaf or hard of hearing to the presence of people or sounds,
·      assisting an individual having a seizure,
·      pulling a wheelchair,
·      alerting a person to the presence of allergens,
·      retrieving items such as medicine or the telephone,
·      providing physical support and assistance with balance or stability to a mobility-impaired person,
·      preventing or interrupting impulsive or destructive behaviors in persons with psychiatric or neurological disabilities.
SERVICE ANIMALS ARE NOT PETS
We get a lot of requests to make reasonable accommodations for Service Dogs and Assistance Animals. Service animals are not pets. They are trained to work and aid their handlers. We are always willing to waive our standard Pet Fees and make accommodations for TRUE Service Dogs and Assistance Animals in our pet-friendly and Pet vacation rental properties in accordance with the ADA regulations and Fair Housing Laws, in which we are very well versed. However, as much as we all love dogs, as much as we respect service animals and what they do, and as much as we want everyone to be comfortable on vacation, we have a duty to our property owners and to future guests to uphold the rule of law. The laws governing Service Dogs and Assistance Animals are much more nuanced and in-depth than one may think from a cursory search on the internet. There is a lot of false information out there.
PETS ARE NOT SERVICE ANIMALS
Unfortunately, we get a LOT of people who claim that their pet is a Service Dog or Assistance Animal. We know that many websites and organizations will help people try to portray their pet as a Service Dog or Assistance Animal without meeting any legal requirements through online or mail-in “certifications.” Please know that currently, there is no legally recognized organization for registering service dogs or assistance animals. These websites make money off people who do not know any better.
People falsely claiming a pet is a Service Dog or Assistance Animal can face extreme punishments, including hefty fines and even imprisonment. Know that out of our love and respect for Service Dogs and Assistance Animals, we have a zero-tolerance policy on misrepresentation, and we report all suspected offenders while pushing for full prosecution. We know that some people have been misinformed or misled by websites and organizations that try to sell a “Service Dog” certification to owners of pets that are not qualified or needed. If you are one of these people, we caution you.

Service animal

In most cases, a service animal is a dog trained to perform a task that mitigates the symptoms or impact of the handler's disability. Some common types of service animals include: 
  • Guide dogs for the blind 
  • Hearing alert dogs for the deaf 
  • Seizure alert dogs 
  • Assistance dogs for a handler with autism or other developmental disability and mental illnesses such as Post-Traumatic Stress Disorder (PTSD) 

Emotional support animal

Emotional support animals are not trained to perform a specific task. They are companion animals who help their owners cope with the symptoms of emotional and mental health conditions, such as anxiety, depression, and panic disorders. Emotional support animals are not allowed in public places, with only a few exceptions. 


Therapy animal 

Therapy animals and their owner are certified or registered to enter long-term care facilities, hospitals, rehab centers, schools, and other public places by invitation. They are often used to complement several types of health care. Therapy animals are generally not protected by service animal access laws.

Rights and responsibilities of service animal handlers 

  • Handlers are not generally denied the right to stay at a property because they require a service animal. 
  • Handlers generally don’t have to disclose their disability or what causes their disability. 
  • They must be willing to confirm that the animal is a service animal and attest to what task the animal performs. 
  • Handlers must have their animal under control either on a leash or by verbal command if they are unable to use a leash. They must pick up after the animal and dispose of waste appropriately. 
  • Handlers must keep their service animal with them. At no time may they be left unattended. 

Host's rights and responsibilities 

  • The host may ask if the animal is a service animal and what tasks the animal performs. 
  • We will not charge a pet fee or increase the security deposit amount for service animals since they’re not pets. However, we can charge for damage above and beyond reasonable usage caused by the handler and their service animal. 
  • We will offer the same level of quality and value for services and products. That includes doing everything we can to help the handler feel safe, welcome, and understood. 
CLEANING AND DISINFECTING ENHANCEMENTS

Hand sanitizing stations are provided throughout the resort. We are frequently using EPA-approved products that kill the COVID-19
virus on all of our high-touch surfaces and restrooms, and we are applying enhanced cleaning and disinfecting practices across
our resort, including in our gondola cabins.

Experience innovative kosher cuisine, including traditional Sabbath meals on Friday evening at Bistro Kosher Deli, located in the Silverado Lodge. The restaurant will be open for the winter season in early December. Attend orthodox synagogue services in a small Shul adjacent to Bistro — offering Sabbath services conducted every Friday and Saturday and additional services during the week — all within walking distance of all Canyons Village properties.

POOL AND SPA

If equipped, spa heating is included. Pool heating, unless solar-equipped, incurs an additional fee and must be paid for before use. Guest agrees not to tamper with pool heat controls or manipulate the heater in any way. Pool heat shall not surpass 86 degrees.

The guest acknowledges the absence of fencing or security around the pool and spa area. Guest fully comprehends and accepts responsibility and liability for any damages incurred by the pool, spa, and its accompanying equipment due to Guest misuse and/or negligence.

Here at iTrip Park City ensuring a clean, comfortable and safe environment for our guests is our top priority. We strive to maintain high standards in every home we manage. Part of our high standards includes using the triple sheeting method on each bed in every home.

What is Triple Sheeting?

Triple sheeting is a technique where three sheets are used to make a bed instead of a duvet cover or bedspread.

  1. The first sheet is placed on top of the mattress protector and can be a fitted or tucked in flat sheet.
  2. Next is a flat sheet which lays between the guest and the warmth layer (a plush blanket insert)
  3. Finally, a third sheet (often referred to as a top cover) is used on top of the blanket/insert. The top cover often has decorative stripes or a jacquard woven design to add a touch of sophistication to the guest room.

We are dedicated to sourcing linens that meet our standards for softness and durability. This helps to provide that awesome feeling when our guests can climb into a clean, well made bed. 

BRINGING A SERVICE DOG OR ASSISTANCE ANIMAL

  When planning to bring a service dog or assistance animal to an allowed vacation rental home:

All service dogs and assistance animals must be declared at the time of booking whenever possible and before the check-in date.

As the handler, be prepared to answer the following questions:

For Service Dogs:
1. Do you or a person in your party need this animal to accompany them due to a disability?
2. What work or tasks has the animal been trained to perform that relate to the disability?

For Assistance Animals:
1. Does the person seeking to bring the animal have a disability, i.e., a physical or mental impairment that substantially limits one or more major life activities?
2. Does the animal work, provide assistance, perform tasks or services for the benefit of the person with the disability, or provide emotional support that alleviates one or more of the identified symptoms or effects of the person’s disability?
 
You will check into Westgate Resort at the front desk and be given a key to your room. 
If you are a guest at a private home, we will take care of taking the garbage cans out for collection and in once they're emptied.

A team member may enter the garage during your stay to access the cans or put them away. 

They do not have access to the inside of home. 

If you are staying in a home with a wood-burning fireplace, please read and follow the guidelines listed below:

How to Use The Wood-Burning Fireplace

To use the wood-burning fireplace, you must have dry wood. This is not something that iTrip supplies; however, it can be purchased at nearby stores.

Before starting a fire, ensure the flue is fully open - this is crucial for allowing smoke to escape from the house.
Only use wood in the fireplace; do not add paper, fire starters, or pinecones.
It is important to stay in the room until the fire is completely extinguished.

To ensure the safety and efficiency of your wood-burning fireplace, there are a few important guidelines to follow. These guidelines will not only keep you and your home safe, but they will also help you get the most out of your fireplace.

Dry wood is essential when using a wood-burning fireplace. Wet or damp wood can create excess smoke and lead to a build-up of creosote in the chimney, which can be highly flammable. It is recommended to use seasoned wood that has been left to dry for at least six months.

While we do not supply wood for your fireplace, there are many stores nearby where you can purchase it (including 7 11 and most grocery stores). Make sure to only buy high-quality dry wood from reputable sources. Avoid using treated or painted wood, as they can release harmful chemicals into the air when burned.

Before starting a fire, always make sure that the flue is fully open. This allows for proper ventilation and prevents smoke from entering your home. It is also important to keep the flue open until the fire has been completely extinguished.

Never add paper, fire starters, or pinecones when burning wood in the fireplace. These materials can cause sparks and increase the risk of a chimney fire. Stick to using only dry wood in the fireplace.

Lastly, always stay in the room while the fire is burning and never leave it unattended. This will ensure that you are aware of any potential hazards and can take action if needed. Once the fire has been extinguished, make sure to properly dispose of the ashes in a metal container and store them outside, away from any flammable materials.

All properties and homes are non-smoking. 

Parking rules must be followed. The city is very generous with its parking tickets and towing.

Misunderstandings are one of the leading causes of complaints. Please make sure you read everything we send to you. This includes the entire rental listing, all of our house rules, all photos, all emails & texts and all the help articles in your iTrip account. This helps avoid misunderstandings.

For our own safety and security we have a zero tolerance rule with guests who are rude, abusive, discourteous or argumentative. We do not and will not engage any more beyond asking them to read our TAKE TIME TO BE KIND policy.

Grand Summit 703 is a great condo within the Grand Summit Hotel in the Canyons at Park City. The unit was very spacious and well laid out, and the location of the property at the base of Canyons near the Orange Bubble lift and Gondola can't be beat. Would love to stay here again!

Penthouse was huge. One of the better kept and clean ski rentals we have stayed in. The hotel staff were great and friendly. Ski in/ski out was outstanding.

Last Minute Getaway

This was the 2nd time we've stayed at the Grand Summit 703 and love it. The room is nice and spacious, the views are fantastic, the pool and Canyons Resort shopping area are so cool. We are from Salt Lake and love that within less than an hour we can escape for a fun family and friend getaway and enjoy what the Canyons Resort area has to offer.

Beautiful Property

We had a great stay at the penthouse! iTrip was super responsive and really nice in answering all our questions. The Grand Summit hotel has great amenities. There is a ski check right when you walk in from outside and the back door exits right in front of the Orange Bubble lift (just a short walk from Red Pine Gondola). Rentals and restaurants are all an easy walk away. The penthouse was a great place to stay with friends. Great views and a beautiful property. The kitchen is small but had almost everything we needed to cook breakfast on our stay (the one thing missing was Tupperware containers so bring ziplock bags with you if you think you’ll have leftovers to store!). Our only complaints were that the beds weren’t comfortable and we couldn’t figure out how to get the sauna to work - we followed all the instructions and nothing ever heated. Other than those 2 things, it was a great stay! We would stay here again.

The condo is phenomenal. Perfect location, well kept, very responsive management. The only downside is there are no ski lockers or boot room in the hotel. They will hold the skis but that’s it. Not a dealbreaker at all given all the positives.

Amazing property!!!

The property is beyond amazing!!! Ski in ski out, restaurants, spa and the staff is out of this world awesome and helpful!!! From the moment we drove up until the moment we left we were welcomed and taken care of. The penthouse was spacious and stunning!!!! I would 10000% recommend this property for families, multi-family large groups or small. You will not be disappointed!!!

Perfect Penthouse

We stayed in the Penthouse over Thanksgiving and had the best trip. We traveled with our two kids and their grandmother. The condo was very spacious and the location at the base of the mountain was great for skiing. The hotel staff was very quick to respond when we had a couple of minor items in the condo that needed attention. At the time of our stay there were some construction renovations going on at the resort but there were no big inconveniences; just a couple of building entries closed. Everyone loved the vacation and the Penthouse.

We love Park City! We have stayed in numerous resorts on the mountain and this was our favorite. The Grand Summit provides true ski on and off convenience. This penthouse suite was absolutely worth it for our family. In addition to the three bedrooms, there is a loft that was perfect for our kids to play games and for their friends to sleepover. We are already looking forward to our next ski trip and will definitely be staying in this unit again.

Wonderful vacation spot

I had the opportunity to vacation in unit 703 at the Grand Summit Hotel in January 2022. This penthouse unit was beautiful and exceptionally well maintained. Though I was on a vacation, I still needed to attend zoom meetings and do a bit of work. Fortunately, the internet was high speed and worked flawlessly. I appreciated the soundproofing so that others in the unit did not disturb my work. I was also very impressed with the location. The Grand Summit is located right off of the orange bubble chair lift making for easy access up the mountain. I also took advantage of the gym facilities, hot tub and pool, and got a relaxing massage in the spa. It was an outstanding trip, and I will definitely request this suite when I return.

AMAZING Experience

We stayed in unit 703 at the Grand Summit in the Canyons Village this past December. Our whole family (10 people including kids) were comfortable and relaxed in the space. The unit has 3 rooms (2 with king size beds, one with bunk beds and a trundle sleeping 4) plus a pull-out couch which is comfortable as well. There are 3 fireplaces that give off the cozy mountain vibe and cabin decor you want when skiing in Utah! The kitchen in 703 comes with pots, pans, cooking utensils, coffee machine, plates, glassware and cutlery, which makes it super easy to stay in and cook or order in. Clearly this unit is well maintained and cared for. The building has amazing amenities including a gym, spa, pool, hot tubs, mini mart (sells Starbucks coffee), and several restaurants. With it being a ski in/ ski out building, it makes it super easy to stay in the village without feeling like you are missing anything! The building is a quick 8 minute uber or lyft ride to famous Main Street Park City which has shops and a variety of restaurants. We highly recommend not only the Grand Summit but unit 703 as whole and look forward to staying there again soon!

Best family vacation

The Grand Summit was such a special to go to for my family and I. Everything from the bellman, to the people at the reservation desk to room service were so friendly. Anytime we needed anything it was handled immediately. Lots of great lunch spots right out in front of the resort. Even the lift is literally right out front.

Awesome visit

Was there for 5 days last week. This was my second time at the unit. really great layout and very comfortable. Spacious and very welcoming for us. Cant beat the location plus all the amenities. Cant wait to go back soon.

Grand Stay at Grand Summit

Penthouse unit 703 at the Grand Summit is a gorgeous unit with top notch amenities, breathtaking views, and space to stretch out and relax. Plenty of room for families or a group of friends. With three bedrooms, three and a half baths plus a large great room, as well as a loft that doubles as an additional sleeping area, there is room for everyone. The unit it meticulously maintained and truly a luxurious experience.

Felt like home

Amazing place. Beautiful home and great service from the hotel and the house managers. We came with our kids and they had the whole unit very well prepared with all you need (felt like home). The bedrooms are comfy and the spa has all one can expect. Definitely recommending this place.

We took family ski vacation and stayed here- it was the best place I have stayed on the west coast skiing. We checked in quickly, the room was excellent- nice kitchen which we barely used, large rooms and bathrooms. The bags came up quickly and there is a ski valet. In the morning skis are ready for you. When you come back from skiing you can leave them with ski valet. The restaurant was very good. We had dinner there one night and great service and food choices. Checkout was so quick. The people working the front door were amazing and so nice. Great service, beautiful room (penthouse), and perfect location. Walk to slopes! Highly recommend it! While unrelated the ski school for our small 4 yr olds met downstairs and was amazing and they were skiing great after 3 days!
