The condo is all one level and is located on the ground floor, making it easily accessible for multi-generational travelers. The condo has three bedrooms, each with an en-suite bath. Two bedrooms offer a comfortable king bed and the third bedroom has two twin beds that can be made into a king upon request at time of booking. This bed and bathroom arrangement makes this vacation rental perfect for all groups of travelers - families, friends, couples - will all enjoy sharing this charming condo.

If you are looking for an Aspen rental in the heart of it all, look no further. Just 2 blocks to the shops and restaurants of downtown Aspen, 2 blocks to the skier shuttles that can whisk you over to Aspen Mountain, Aspen Highlands, Buttermilk or Snowmass, across the street from the Aspen Ice Garden and just 1 block to Paepke Park, this is the perfect spot year round for any traveler. Download the Downtowner app and take a quick ride over to the Aspen Mountain gondola for some skiing/riding. In the summer months you can walk, ride, or run just 1/2 block to pedestrian-bike pathway on Hopkins Street.

The Cottonwoods is located in a wonderful, quiet neighborhood but yet is so convenient! You will enjoy quiet afternoons after skiing relaxing in front of the gas fireplace catching up on the day's adventures. On warm Colorado afternoons you can relax on the the patio in the sunshine. Having a full kitchen makes it very convenient to enjoy meals together at home or stroll just two blocks and enjoy one of our favorite restaurants, White House Tavern.

There is a small first come, first serve parking lot and we can provide a complimentary on-street parking permit for one car. Although a car is not needed once you arrive at this very convenient location please let us know in advance if you will require parking permits.

Portable AC units for the bedrooms are available for rent. Limited quantity available - please check for availability before confirming your stay if AC is needed.

  • Tenant agrees to leave the premises and its contents in the same condition as Tenant found the premises to be upon move-in, normal wear and tear expected. 
  • All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles at check-out. If the home is left in an excessively unclean manner please note we will charge $50/hour for additional cleaning time needed after your departure.  
  • The maximum number of occupants shall not be exceeded. Occupancy exceeding the sleeping capacity, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises are grounds for eviction.
  • Check-in time is after 4pm, may be as late as 5 or 6pm in peak winter and summer season.  Check-out time is 10am.
  • No open flames are permitted on balconies or in the unit with the exception of fire contained within a wood burning fireplace. Do not dismantle smoke detectors. Use the overhead stove fan when cooking to avoid accidental activation of smoke detector alarm.
  • There is no daily maid service.  Additional maid service can be arranged for a fee. Please contact us in advance for pricing.  A starter supply of paper products is provided.  Any additional needed during your stay is your responsibility.
  • "No pets or emotional support animals" policy must be observed. If evidence of a pet(s) is found in the unit or on the premises you will be asked to vacate immediately with no refund of rent or damage deposit.
  • Smoking (cigarette and marijuana) is strictly prohibited inside the unit and on any outdoor patio or balcony. Your damage deposit will be forfeited or you will be charged a $1000 fee if you opted for damage insurance as smoking is not covered under the insurance.  You will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.  This is also grounds for eviction.
  • Quiet hours are 10pm - 8am.  Any violations will result in a fine of at least $150.  Repeated violations are grounds for eviction.
  • If your vacation rental requires a parking permit for a vehicle, this pass must be left or returned per your rental instructions, or there will be a fine of $200 per missing pass.
  • Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25). We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted with forfeiture of all monies.
  • Owner or owner's agents may enter the premises in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters or contractors. Owner will provide renter with at least 24 hours notice of Owners intent to enter (except in the case of an emergency).
  • Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.
  • iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
  • Tenant hereby acknowledges that if the premises they have reserved includes a community pool and hot tub or private hot tub and the undersigned agrees and acknowledges that the community pool, hot tub and patio/deck can be dangerous areas, that the deck/patio can be slippery when wet, and that injury may occur to anyone who is not careful. With full knowledge of the above facts and warnings,Tenant accepts and assumes all risks involved to Tenant and all of Tenant's guests in or related to the use of the community pool, hot tub and patio areas.
  • Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.
  • Any violation of posted rules at property that incur a fine will be the responsibility of the tenant. Examples include access outside of pool and hot tub hours, improper disposal of trash, smoking, excessive noise, parking violations.  
  • By signing this agreement you agree that your rental is transient in nature and does not provide you with tenant rights.  Transient accommodations or “short term rentals” are also subject to applicable Colorado Sales, county and city taxes which are added as a part of your total payment. Should the laws change regarding applicable taxes, we will adjust your booking accordingly.  We are required by law to collect all applicable sales taxes.

Our stay at the Cottonwood apartment 1-D was terrific. The cozy 3 bedroom 3 bath condo was a blend of privacy, convenience and decor. The open layout of the kitchen and living room made our meals and leisure time all the more enjoyable, second only to the fantastic skiing we experienced. Walking distance to Aspen town and slopes, as well as the shuttle to the other ski areas, the condo fit our needs to the tee. We highly recommend this setting especially for those families brought together from various parts of the country, sharing memories, stories, future plans and great skiing. Cheers!

This place has everything we needed

I've stayed at many condos and homes in the Aspen/Snowmass area, but this one had nearly all of the boxes checked. It was reasonable in price, clean, easy to book, great location, close to the bus stops (believe me, it's super easy and super close) and everything worked the way it was supposed to. I suppose the only issue may have been the parking, but really, there was plenty of street parking any day of the week; not always spaces in the back. The bedrooms were on the small side, but enough. The amount of hot water, heat, fully functioning appliances were all perfect. Big kitchen, nice appliances, comfortable beds and furniture and easy access via the door code. The staff at iTrip were always friendly and accommodating and easily reachable. No view with this place, but it was quiet. I get my views with skiing. That condo app was the bomb!

Our family enjoyed our stay at Cottonwoods for our skiing vacation. The unit was quiet, and very well stocked including coffee packets, extra towels and laundry pods. It was walking distance to the bus stops, restaurants and stores. iTrip was very responsive to my questions.

Great location and condo

We have stayed at this condo twice now - for us it is a great location as you can walk to Ajax and all of the restaurants/shops in downtown Aspen, but easily drive to the other mountains or take the town bus. the condo itself is a nice size for a family or group; the kitchen is well appointed and we appreciated that the wifi actually works well if you need to do some work while there. Love that it has three bathrooms so each person/couple gets their own bathroom.

Fabulous condo and location

We spent the better part of a week in Aspen in June, attending the Aspen Ideas Festival. We were delighted to realize that Cottonwoods 1-D is ideally located, within walking distance of everything we wanted to see. The family room and kitchen are sizable, well furnished and equipped. The bedrooms are comfortable, each with its own full bath. A bit out of practice with travel post-pandemic, I definitely brought far too many clothes for the trip; thankfully, Cottonwoods has plenty of closet space, enough closet space to accommodate those ofnus prone to overpacking. :) We highly recommend 1-D Cottonwoods and look forward to staying there again sometime soon.

Fall vacation in Aspen

We stayed in Aspen in early October 2020. The condo was in the perfect location to walk to the restaurants and shops. We chose this condo because it had 2 king beds which is a little hard to find. It also had 2 twin beds that could have been pushed together to make a king, which we didn't need. The kitchen seemed well stocked with appliances and tableware even though we really just needed to make coffee in the morning since we ate out, but it was nice having a bag of coffee and coffee filters provided to us so we didn't have to go and get these at the market. The living area was comfortable to sit and watch tv in the evening but a little dark during the daytime hours if we were there. Would recommend this place to others who are looking for a place to stay close to restaurants and shopping.

Excellent property near downtown Aspen

It was a group of 4 of us and we stayed for spring break weekend. The place was everything we wanted and more than what we expected! It was so close to downtown and walking distance to all the shops and restaurants. The place was really clean and had everything we needed to cook and extra towels, etc. I would highly recommend and would definitely stay there again!
