Windsor Hills Resort is a gated resort community that is one of the properties closest to the Disney main entrance. The Disney parks are only a 7–12-minute drive away from the gate! Windsor Hills features a double Olympic-sized heated pool with a two-story spiral water slide, children’s water slides, a water play area with dancing waters fountains, and a secluded hot tub area. There is a sports complex with tennis, basketball, beach volleyball, a putting green, and outdoor grills. Have a family movie night in the club house movie theater where guests can select their own movies. In addition, the clubhouse has a gym, billiards, air hockey, video games, a mini-mart, and food and beverage options for your pleasure. The LOCATION and AMENITIES of this Vacation Home are unbeatable! Definitely a MUST SEE!

- Master Suite 1 is Mickey and Mini chic with a King bed, flat screen TV, walk in closet, and a walk-in shower in its bathroom.

- Guest Suite 2 is Mickey & Friends themed, has two twin bunks, flat screen TV, and a door with direct access to the second Minion themed bathroom.

- Guest Bedroom 3 has a queen bed and flat screen TV. Dream about Never Growing Up while flying off to Neverland in this Peter Pan themed room. Caution! Watch out for Tick-Tock Croc!

- The living room features a flat screen TV and new leather sofas! There is a screened in lanai off the living room with a table and chairs to sit and enjoy the beautiful Orlando, Florida weather.

- Muggles and Magicians alike will love the Harry Potter themed kitchen. No matter what you are brewing, it has everything you need including a including a coffee pot, teapot, cookware, dinnerware, silverware, cups, dishwasher etc.

We are a family of 5 who spent 12 enjoyable nights in this cheerful condo. The unit was clean, spacious and fully equipped, including 4 TVs and very comfortable beds. It is decorated beautifully and is very peaceful and quiet on the upper floor. Windsor Hills is a securely guarded and gated resort. The pool is amazing and we even enjoyed the private movie theater. The owner is very responsive and answered all of our inquiries prior to arrival very promptly. Very easy booking process. We definitely recommend this condo and resort!

First off, I would like to say that the property owner & property managers were extremely lovely to work with. They were always very prompt to reply to any questions or concerns that I had. Not only did the owner offer information about his property, but also answered many of my questions regarding our trip to Disney World, and gave great suggestions regarding shopping/touring/planning, etc.

We had a great stay at this condo. It was a perfect location and size for our family of 5. We loved the pool and the kids especially loved the splash pad and water slides. We would definitely come back again! Devan H.

We have rented homes at Windsor Hills in the past and have had nothing but great things to say about our times there. As newly retired people, we decided to try a condo for an extended period. The condo was very spacious and clean and really close to Disney. We had a great view of the Disney fireworks from the condo balcony which was really cool and fun for the kids! My five year old loved the bunk beds at the condo. Condo was well stocked. even had a couple pack n plays, strollers, high chair, etc. They really thought of everything to make it convenient for families! We work hard to make sure your stay is issue-free! If issues arise, please let us know as soon as you can. Your welcome letter will share multiple ways that you can get in touch with us and we will work quickly to fix what comes up. Please note that regular maintenance items may take up to 24 hours to resolve. 
Typically, maid service is only scheduled for after your departure. For stays of 30+ days, we may require one or more cleaning visits to the home. If you would like to add a cleaning stop during your stay, just reach out and let us know! Prices vary on the size of the home.

Please be aware that during peak or holiday seasons, 4p check-in may not be guaranteed. Our team will reach out if we need to slightly delay your check-in.

AGE RESTRICTIONS
The primary renter must be 25+ years of age and proof may be required at any time.

PRIMARY RENTER
Please make sure the information we have (phone number, email address) for the primary renter is accurate and up to date at all times. We work hard to share all applicable information for the home and in the event of an emergency, we need to make sure we can get ahold of you! 

ADDITIONAL FEES - Additional fees will be added to the reservation by adding any of the following to your reservation: pets, pool heat, grill rental, crib rental, early check-in, late checkout, additional guests, etc. These fees must be paid in full before the trip begins. Some Resort Communities will charge additional amenities fees and these may or may not be included in your reservation, and they may or may not be optional. By signing this agreement, non-optional fees are due to the resort and they may pursue legal action if those fees are not paid. 

NO SMOKING OR VAPING • NO EXCEPTIONS
Smoking and/or vaping of any kind is strictly prohibited. Florida law prohibits smoking/vaping on balconies of shared housing (condos/apartments) or shared entryways with other units. Fines starting at $500 will be issued for ANY evidence of smoking or vaping is found in the unit after your departure.

PETS
Pets are allowed in designated homes ONLY and are required to be included in the occupancy disclosed with your booking. Additional fees, security deposits, and a health screening are required of any pet. Unauthorized pets will result in immediate removal and up to a $500 fine.

LINNENS • TOWELS • SUPPLIES
Your home will be furnished with bed linens, blankets, bath towels, washcloths, and pool towels, if applicable. It will also have ONE of each of the following: body soap, shampoo, conditioner, dish soap, dishwasher tab, clothes washer tab, 1 garbage bag per garbage can, toilet paper, and paper towels. Since occupancy and stay lengths vary, please be prepared to purchase any additional supplies needed for your stay.

FINES/DAMAGES - Any damages to the home or its contents are the financial responsibility of the tenant. Fines will be assessed for but are not limited to the following: tampering of any kind with pool equipment, unauthorized early check-ins or late check-outs, unauthorized pets, smoking of any kind in the home, additional cleanings, etc. If it is determined that a maintenance call-out is a false report or due to an issue caused by the Tenant or any of their guests, the tenant may be charged a trip fee (on top of any applicable repair costs). Costs incurred to clear drain lines, sewer lines, and garbage disposals of blockages caused by the Tenant will be charged to the Tenant.

ENTRY BY OWNER/AGENT
The owner or owner's agents may enter the premises due to an emergency, necessary/agreed-upon repairs/alterations/improvements/services, or showing to prospective purchasers, renters, or contractors. If you report a maintenance issue, expect that we will send teams to fix them. 
 
FURNISHINGS
Do not move or remove any furnishings from the premises or property. Fines will be incurred for theft or damages. 
 
GARBAGE
The tenant is responsible for the collection and removal of all trash during the stay. Specific trash instructions will be shared in your welcome letter. 
 
HAZARDOUS PRACTICES
No grills of any kind are permitted inside or in any covered areas. Grills may be used only in open-air areas 50+ feet away from the home. No open flames (e.g., candles, turkey fryers, tiki torches, etc) are permitted anywhere on the premises. Do not dismantle smoke, carbon monoxide detectors, or pool alarms as they are for your protection.

HOLD HARMLESS
iTrip nor the Owner of the premises assume any liability for (i) loss, damage, illness, or injury to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet access, electricity or plumbing or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.

MAINTENANCE
Please report any maintenance needs and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, utility outages, HOA-controlled amenities, heating and air conditioning, appliances, televisions, and internet/WIFI.

PARKING
Parking is limited to the designated area(s) and guests assume all risks. Neither the Owner, Owners Association, nor iTrip is responsible for any vehicle damage/theft. No boats, jet skis, campers, trailers, or RVs, are allowed. Please check your welcome letter for specific HOA rules regarding parking. 

POOL, SPA & PATIO/DECK
Tenant acknowledges that if the premises reserved include a pool and/or spa, no lifeguard is on duty. The pool, spa, and patio/deck can be dangerous areas, the deck/patio can be slippery when wet, and injury may occur. Diving, horseplay, or running is prohibited. No child or adult non-swimmer is permitted to use the pool without adult supervision by a strong swimmer. NO GLASS is allowed in the pool area. 

The pool alarm and pool fence are required by Florida law and MUST NOT be tampered with or disabled. Tenant must immediately report any problems with pool, spa, or safety fencing. Tenant and guests accept and assume all risks involved in using the pool, hot tub, and patio/deck and agree that neither the Owner, owners’ association nor iTrip accepts any responsibility whatsoever in the case(s) of accident or illness resulting from use of these amenities.

UNIT OCCUPANCY/DISTURBANCES
The maximum occupancy is based on the property limitations in the rental reservation. No parties or events are allowed. Tenants will be removed, fined, and will forfeit all monies for: Exceeding maximum occupancy, any illegal activity, damage to the premises or to neighboring properties; and any acts interfering with neighbors’ right to quiet of their premises.
Quiet Time: 10:00PM – 7:00AM

STAIRS/ACCESSIBILITY
There may be stairs to enter the premises (see pictures and inquire if any concerns).

FEDERAL, STATE, AND LOCAL LAWS • HOA RULES
Tenant and any guest of Tenant shall obey all FLORIDA state laws, as well as LOCAL laws and HOA rules while they are on the premises. Failure to abide by the laws of Florida may result in removal and forfeiture of rental fees and security/damage deposits.

HOAs and Resorts
Many of our units reside in communities controlled by an HOA (Home Owner's Association), and we must abide by their rules. These rules may include (but are not limited to): registering all vehicles and drivers staying at the unit, vehicle restrictions and limits, registering all guests of the unit, specific trash protocol, pet breed restrictions, quiet times, additional amenity fees, gated entry, and more. Our team will be in touch if your unit falls under an HOA that has additional requirements for entry and specific HOA and Resort rules and requirements will be shared in your welcome letter. 

Some Resort Communities require additional fees to be paid to the resort and these fees may or may not be included in your reservation totals. Regardless of if these fees are included in your reservation or not, you acknowledge that you are responsible for paying them, and agree to do so. 

DAMAGES
Accidents happen! Please report any damages as soon as possible so we can work to have them resolved. Ultimately, as the guest, you are responsible financially for any damages that occur to the property during your reservation.

All I asked was a parking for my trailer at the resort. The resort administration would have accepted it, but Itrip just never send the email that would have solve this problem. Nice condo but bad customer service : i've been sending lots of questions by email and they don't reply

We clearly state in our welcome letter that is sent to you at least 10 days prior to your arrival that trailers are not allowed. We have no correspondence from you prior to your arrival that you had a trailer or requested parking for one. We also contacted the resort for you when you arrived to see if we could have an exception made for you and all of this is in writing with you and we have your responses as well so your comments are completely untrue and not appreciated.

These Condos are in an excellent location. They are very nice, very very safe and quiet. We have a 3 bedroom and it is perfect for us traveling with kids! The water park area is nice and enjoyable. We are just minutes from Disney, and close to a lot of food places and shops! We will definitely stay here again! 10 days wasn’t enough

This has been a great vacation rental for our family for the last 3 years on winter break. It's close to all of the attractions and we enjoy the pool, movie theater and places to walk. The only negative is that the king bed and sofas are showing wear.

The place was nice but seemed a bit run down. Elevator didn't work half the time. Which was I big issue ,cause my wife s father had to use a scooter.

Easy check in. Quick response on service call about internet (and quick over the phone fix). Booking was simple. Quiet 4th floor location. Master bed was creaky and sunk in the middle and bath towels need an upgrade. Other than that, this is a great place. God space and nice to Comfortable and has good supply of kitchen pots, pans, plates, bowls and flatware. Would recommend and would stay again.

Relaxing Getaway

We enjoyed the condo and the facilities at Windsor Hills. The property is beautifully maintained. We had some ceiling light bulbs replaced. When the maintenance person inquired if we had other issues, we just mentioned the microwave turntable wasn't working. They looked at it and the next week a new microwave was installed. Thank you for the prompt response. We will be back!

Awesome vacation spot

As a family we have been to Orlando a few times but this vacation rental is by far the best we have rented. The condo is big and spacious. Everything we needed to feel like we were home was supplied. The pool area was awesome along with the club house. All the parks ate within a 10 minute drive. The resort is well maintained and staff ate friendly. I will be back for many years to come. I highly recommend this vacation resort

We stayed in this condo for 2 weeks in May and highly recommend it. A lovely clean, quiet environment. We were surprised by the size of the pool -bigger than expected; never felt too busy. On site facilities are good and staff very friendly. The condo itself is very spacious. Our daughter loved the Disney pictures in the kids bunk room. Well equipped condo. Ideal location. Handy to major theme parks, plenty of good restaurants nearby. Loved watching fireworks every night from balcony. I wouldn't hesitate to recommend this condo for anyone planning to visit the area.

I do recommend the condo, very close to Ross, Target, TJMaxx, Publix. Only 10 min to MK. We spent a very good time in Orlando and hope to come back in 2017!
