The newly tiled downstairs includes a fully equipped kitchen with new Samsung appliances. The kitchen, dining and living space all flow together in an open plan that gives the condo a spacious, light feel and allows for fun and easy entertaining. There's seating for 4 at the dining table so you can easily entertain while you whip up a culinary delight in this well equipped kitchen.

Sink into the new large sofa to watch your favorite shows on the 55" smart TV or just cozy up with your favorite book. Continue outside to your private patio oasis! Dine outdoors under the stars or privately soak up the sun with a good book and cold drink. There is a newly remodeled half bathroom downstairs. The ceiling fans, flat screen TVs, cable service and FREE WiFi will also enhance your vacation experience. The upstairs has new wood flooring and offers two generously sized bedrooms.

Main bedroom: Light and bright with a comfy Queen bed, flat screen TV, balcony with Northeastern (beautiful sunrise) exposure, and a gorgeous en suite bath with newly tiled walk in shower. (just across either parking lot), 2 parking spots (no garage) off of the Shadow Mountain Sandroc parking area. 4 Lighted Tennis Courts. Centrally located laundry facility, adjacent to the pool. Golfing at the local Courses. Drive to the Desert, park your car, and spend your vacation at one of the most ideally located properties in the Coachella Valley. Tennis, Swimming, Hiking, Shopping and Dining are all walkable! Centrally located just 20 minutes from the Palm Springs International Airport and an hour and a half from Ontario International Airport.

GUEST booking the property must be 25 YEARS OLD, & must occupy the property during the entire term of the booking.   The main guest (MG) is responsible for behavior of all occupants.

Maximum OCCUPANCY is provided in the property listing. 2 people per bedroom.  

No excessive NOISE allowed beyond the property. City prohibits renters from using sound devices (radios, sound systems, etc.) & musical instruments outside the rental property between 10 p.m. & 10 a.m. Failure to comply will result in fines, & removal from property without refund.

1 CAR is allowed per bedroom. Guests must use garage & driveway parking. No street parking, no boats, jet skis, trailers or RVs.
 
If a property is not PET friendly, we may allow a pet under certain circumstances. Please inquire. For pet friendly properties please disclose if bringing a pet at the time of reservation inquiry. A non refundable fee of $250 is required. Pets allows only if under 35 lbs and one pet. Unauthorized pets will result in fee of $500. 

SMOKING of any kind is prohibited at the property.  Smoke smell/odor found post departure authorizes manager to remediate the smoke smell, & the main guest will incur a fee of $2.10 per sq. ft. times the property square footage per title records.

BBQ only be used if provided by the Owner & do not relocate BBQ. Open flame is prohibited, I.E candle burning, charcoal BBQ’s. Do not dismantle smoke & carbon monoxide detectors. 

All guests & responsible occupant acknowledge use of the pool/spa amenities increase the risk of injury &/or death. POOL AND SPA use is at your own risk. THERE IS NO LIFEGUARD ON DUTY. Use of Pool, Spa and Pool Area amenities can cause serious injury, including death. The occupants accept this risk when booking the property.

POOL HEATING may be added to your booking. Daily pool heating fee is based on current rates of Natural Gas and size of the pool. Please inquire with the booking agent for a quote. 

The manager will request a copy of the main guest ID prior to check in.  Main guest may be required to sign additional agreements. No refunds for early depatures. 

UNINTENTIONAL DAMAGE must be reported to the manager prior to departure. Accidental property damage is covered up to $1,500 by LDW Fee in your booking fee. Accidental damage not reported during the stay will be treated as intentional damage & the cost will be charged to the Main Guest reservation.

If  property is no longer able to honor this reservation due to unforeseen circumstances & out of Manager’s or Owner’s control, Manager will issue a full refund immediately to the Responsible Occupant.

Reservation obtained under false pretense will be subject to forfeiture of deposit, damage deposit, &/or balance of rental payment. If any occupant violates any terms of this agreement, PDVP may terminate this Agreement. PDVP will notify the Responsible Occupant of agreement termination, & the Responsible Occupant will vacate the promise within 3 hours.

Building Codes that are applicable for residential homes are not required for handicap accessibility. This home is not ADA compliant. Manager is not aware of any toxic fungus/mold or other mold which may exceed allowable levels.

Palm Desert Vacation Properties, iTrip or the Owner, do not assume any liability for loss, damage or injury to persons or their personal property. Neither does the owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.

The MAIN GUEST booking the property must be 25 YEARS OLD, and must occupy the property during the entire term of the booking.   The main guest is responsible for behavior of other occupants.

One CAR is allowed per bedroom. Assigned parking spaces may apply for properties located within an HOA. Guests must use garage parking and driveway parking first. No street parking is allowed.

For pet friendly properties please disclose if you will be bringing a pet at the time of reservation inquiry. A non refundable pet fee of $200 is required. Unauthorized pets will result in additional fee of $500.

UNINTENTIONAL / ACCIDENTAL DAMAGE must be reported to the property management company. If accidental damage is not reported during the stay, it will be treated as intentional damage and the cost of the damage will be charged to the Main Guest reservation.

POOL AND SPA use is at your own risk. There is no lifeguard on duty. Use of  Pool, Spa and Pool Area amenities can cause serious injury, including death. The occupants accept this risk when booking the property. 

POOL HEATING is not included in the rental rate for 27 day or longer stays from October trough April. Pool heating may be added to your booking at the rate of $35 per day.

Guest Bookings 27 days or longer require a Security Deposit of $2,500. 

​AFTER booking confirmation, the property manager may request a copy of the main guest ID prior to check in.  Main guest may be required to sign and execute additional agreements including HOA Rules prior to check in.

This the third year we have stayed at Sandroc. The location is amazing. Unit 27 is very well appointed with everything we needed for two weeks. The only negative is that it does not have a washer and dryer.

We stayed 10 nights in this lovely condo. It is spotlessly clean and very well equipped. There is everything you could need. The bedlinen is fresh and crisp. We loved the pool area and tennis courts and we met some lovely friendly people there. Plenty of sunbeds too. You can walk to loads of shops and restaurants on El Paseo which is literally on your doorstep. We hired bikes and went further afield to The River for yet more restaurants. Great flat cycling too and as you can use the sidewalk, its quite safe. Ashley at the management company was very responsive and easy to work with. We plan to go back.

Quiet, relaxed living area in excellent location within a block of trendy El Paseo with its fashionable street cafes, restaurants and boutiques. Large well equipped kitchen and living area with good essential supplies for a two week stay. Nice master bedroom and ensuite. Second bedroom adequate. 2 1/2 bathrooms. Poor natural light but excellent internal lighting with dimmers. Handy B-B-Q on patio. Current dinning table chairs are too low. Small hot water tank with 2 shower limit. TVs need updating. Lovely quiet clean pool area. 2 nice tennis courts. Private parking with 2 slots. Easy check in / out with good prompt support when contacted. Overall assessment excellent! We would stay here again!

We were in town for a celebration of life and stayed in this lovely condo. We had everything we needed during our 3 day. The condo was immaculate, updated and had everything we needed. The lock box to get the key was tricky to open but our call was answered right away and we were able to open it. We used the grill on the patio and the pool everyday. We would definitely stay here again.

A Wonderful Stay - Look Forward to Booking Again

The condo was everything the description said it was - nicely appointed; immaculate; well organized; close proximity to the pool; an easy walk to shops and restaurants on El Paseo Drive. We made a good decision by booking through Palm Desert Vacation Properties because they were incredibly helpful with questions about the surrounding area and really offered personal service. We had difficulty getting the keys out of the lock box when we arrived (turned out it was a user problem), but after a call to Palm Desert Vacation Properties, someone was out to the condo in 10 minutes to help us. The detailed instructions in the unit were incredibly helpful too. My only suggestion would be to describe the lock box as requiring one to pull out the center portion after you put in the code (we tried to pull up as though it were a bicycle lock). In summary, five nights and six days weren't enough.....this time!

We spent another month in Palm Desert and at the same property but this is the first time we stayed in this unit, the unit was better than our last and well appointed. It is very important to have all the necessities of home and this place had it, we love the complex and everything was as expected, we will probably return to this unit again at some point in time , thanks for the great place to vacation

Golf Getaway in Palm Desert

This property provided us all the comforts of home. It was very quiet and comfortable and within walking distance to El Paseo Drive. Our morning started with a walk to the nearby coffee shops where we enjoyed our coffee on the patio. The only comment we can make that is currently under review by the property owners, is the hot water for our showers was at a premium. With this issue fixed, there is nothing more that you will need to enjoy your stay in Palm Desert. Would highly recommend this property

Great Location!

LOVED the location! Close to everything- restaurants, shopping, Golf! Condo was very clean and nicely updated. Comfortable Bed, great appliances and well stocked with dishes, glasses, utensils, pots, pans, small appliances. One small thing- it did not have spoons and table knives (only plastic) but we managed. The only inconvenience was no washer and dryer in the unit - but got used to using the laundry facility available for the complex. Nicole was GREAT! Enjoyed our month stay.

Anniversary Getaway!

My Husband and I decided to spend our 30th anniversary in Palm Desert and couldn't have picked a better place to celebrate. The condo is so beautiful and sparkling clean. All the amenities you need. The decor is absolutely beautiful. The hostess communicated promptly and made us feel right at home. They provided a list of things to do and places to eat. We were literally steps away from El Paseo Shopping Strip with high end stores and excellent restaurants. No need to get in a car if you choose not to. We were about 15 minutes from Palm Springs. I would definitely recommend this place to anyone who wants to get away! I can't wait to go back and enjoy all the other places around Palm Desert!

Beautiful and Clean!

We just came back from our wonderful stay at palm desert for the weekend. The condo that we stayed at was beyond comfortable, beautiful and CLEAN! Everything was beautifully decorated and well taken care of. The condo has 2 bedrooms with 2 very comfortable queen size beds and very conveniently, has 3 bathrooms! Newly remodeled, beautiful condo that my family and I would definitely come back to stay at and will definitely recommend to friends and family. Oh! And I forgot to mention...it is a 3 minute walk to El Paseo, where there are shops, restaurants, coffee shops, etc. Great location, Great space and CLEAN, CLEAN, CLEAN! Can not wait to come back!
