The living room and outdoor patio are separated from moving glass doors that can be hidden inside of the wall to create a wide-open space that the entire family can use to enjoy the cool ocean breezes. The living room has a large flatscreen TV so you can keep up with the game or the news. Just a few steps from the main living area, the kitchen serves as a central meeting point - which is fully stocked with cooking/dining gear and top of the line appliances. You can choose to cook your meal on the outdoor grill or in the gourmet kitchen! The main countertop serves as both prep and dining space. You'll be sure to enjoy the kitchen if you decide to eat in and make a great meal during your vacation.

As you continue through the house, there are private laundry facilities are conveniently located in the hallway that lead to the sleeping and bathroom quarters. The master bedroom has a King bed and private bathroom with a shower. There is also a large flatscreen TV located in the master bedroom.

The second bedroom has a comfortable queen bed. A closet with ample space for clothes. The hallway bathroom has a shower/tub combo.

To fulfill the sleeping arrangements for 6 total guests, please consider that the pullout living room sofa is a full size bed, best suited for 2 children or 1 adult.

Air Conditioning: this property offers optional AC at the cost of $12.50 per day (taxable). During the warm months (June-September), some guest may want AC. We realize some guest do not want AC and we find it best to give them the option of not paying for its use.

Please be aware that this is entirely a non-smoking property, including the front patio.

PARKING: The parking is shared with the neighbors, but there is a parking space (midsize car or smaller) for our lodgers. One car parking in the shared garage with rear alley access. The garage slope is steep, please park on the slope. General neighborhood street parking (metered or unmetered) also in area.

Check-in time: 3 p.m. on the arrival date

Check-out time: 10 a.m. on the departure date

Summer Rentals are typically 7 night minimum and arrivals and departures are on SATURDAY IN JULY/AUGUST. If you have specific dates in mind, please reach out to us and we will try to make them work!

Locals know the three-mile-long stretch with the harbor on one side and broad, sandy California beaches on the other as “the Peninsula.” The Balboa Peninsula has two piers with a view of a shoreline, surfers, and sunbathers spanning for miles. A walk straight down Main Street brings you to the historic Balboa Pavilion.

The Balboa Peninsula has many sit down restaurants and quick food stops for people hitting the sand for a day at Balboa Beach, and the variety of bars and live music makes the Peninsula a regional nightlife destination. Some of the places locals hang out for good seafood and a casual fun atmosphere are the Crab Cooker and Woody’s Wharf. Anglers can bring home dinner from one of the sport-fishing vessels and whale watching enthusiasts can see some of nature’s most beautiful creatures up close, as Balboa Peninsula rentals and adventure boats launch early and often. A trip to the Peninsula wouldn’t be complete without a visit to the Balboa Fun Zone, where the Ferris wheel has stood for years!

GARAGE PARKING:  Parking for the lower unit on the right side of the garage.  The garage is a shared space and the upstairs unit and you must leave space on the left side for the residents to park.

The garage is very small and has a does slope down underneath the house.  Please park on the slope and SET YOUR PARKING BRAKE.  Use the garage at your own risk.

PLEASE DO NOT BLOCK THE GARAGE.  YOU MAY PARK THERE FOR LOADING AND UNLOADING ONLY.



STREET PARKING
Please note that street sweeping is done on Wednesday.

The city will ticket and tow cars that are on the street during these hours.

AREA PARKING
It is suggested that you download the ParkMobile App on your phone to pay for parking at city owned lots.
PARKING
You can park in the alley or the street when you arrive.  Once you enter you can open the garage. You can park in the garage.

DOOR ACCESS
2-3 days prior to your check-in you will recieve an email with the front door access code.

CHECK IN / OUT TIME
Check-in time is 3:30pm local time.  Check-out time is 10:00am.

CHECK-OUT REMINDER
Plan your time the night before checkout and the morning of checkout so that you can finish on time. Late checkout results in additional charges to us, and may result in additional charges to you.  

To avoid an extra $50 cleaning fee, please make sure all trash has been removed, towels have been removed and placed in a pile, and the dishwasher is loaded and started.

INTERNET ACCESS
Internet access is provided.  Please use the iTrip App or the Guide Book in the home for WIFI network name and password.

NO SMOKING and NO PETS
Smoking (both traditional, 420, and electronic) are not allowed inside or in the courtyard at anytime.  Violation of this house rule can be cause immediate removal without any refund. Pets of any kind are not allowed.  Smoking and pets will immediately void the LDW policy.

If there are pets or evidence of smoking, you may be asked to leave immediately with no refunds and charged for the extra cleaning.
 

TRASH PICK-UP DAY
Monday is trash removal day, place bins oin the alley after 7pm on Sunday evening and bring them in after the trash has been collected.

It is important that you remeber trash pick-up because Newport is a small area and there is no room for excess waste.

MIMIMUM AGE REQUIREMENT
Per the City of Newport Beach Municipal Code (5.95.045 A.2) the minimum age 25 to rent.  Primary renter must be on-site during the rental.  If a reservation is found to be made by a guest under the age of 25, the reservation will be cancelled.

PARTIES AND NOISE
No amplified sound between 10pm - 10am.  There are surveillance or noise monitoring devices on property.  We use a noise monitoring device; It does NOT record actual sounds or conversations, it simply monitors the noise level (measured in decibels).  Security cameras are on the exterior of the property.

AMENITIES
  • Beach towels are provided, they are located in the hallway closet.  Please do not remove the bath towels provided.
  • Beach chairs are located in the garage
  • A supply of paper products has been provided to last 2-3 days.  Extra rolls are kept in the bathroom or kitchen cabinets.  Additional needs beyond this are your responsibility

This beach rental was absolutely fantastic. Loved how close it was to the beach, bars, restaurants, shopping, and nail salon. We especially liked how the whole sliding glass door opens up to the patio so you’re not consistently opening and closing a door. The rental has been updated and was done beautifully. We stayed for a week with my husband and 2 young kids and everything was great in the house: even plastic plates and paper plates for our kids! The place is spacious and owner friendly and responsive. The beach that is literally at the end of 35th street is a fantastic beach. If you are traveling with kids, I recommend to bring your own high chair and baby bed (I don’t think they have those) and I guess only one negative note was that the floor was not well cleaned and my daughter is at crawling stage so that was not ideal but didn’t bother our stay much. If you stay here and go to restaurants by foot, you might wanna take the beach path as it’s nicer (there are shops and ice cream places etc, some casual restaurants) or I suggest you drive a little further as many nearby restaurants were not so family friendly (no reservations accepted, loud music etc). The crowd in Newport Beach is more party crowd (groups of people in their 20s in bars), but if you don’t go to those bars, the house and beach are perfect for families. I warmly recommend!

Enjoyed our stay at the very modern beach house. If arriving to a bottle of wine, chocolates and a welcome note is a pleasant surprise this might be the place for you. This certainly was a great start to our college tour vacation. The tips and detailed communication about the tricky yet manageable parking garage was appreciated. If you like firm beds and a very clean place to stay during Covid this is it. Walking distance to the beach, grocery store and restaurants makes this place very appealing. This is the perfect spot for our family. We enjoyed our stay here this past weekend. We brought our bikes and didn't even have to use our car. We just stayed for a long enjoyable weekend. It was lovely. One surprise for us is we were able to walk everywhere. We parked our car and never had to use it. Major grocery store 2 blocks away. Restaurants and shops all very close. That was a bonus for us! Also loved how the front area spilled onto patio with glass door fully open. We planned to go somewhere to watch an NCAA basketball tournament game but with the large tv, the glass door open, we were able to watch the game, enjoy the sunshine and relax.

Definitely a property to consider. It was very clean and nicely decorated with a modern vibe. We really enjoyed being able to take in the local flavor with plenty of shopping and restaurants close by. It's a quick walk to the beach and grocery store with plenty of places to see and enjoy nearby. Things you may want to know: -There are plenty of cleaning supplies on hand though you may need more TP and paper towels. -Check the cabinets before you go shopping b/c there are lots of "extras". -It is nicely equipped with a toaster, coffee pot, hair dryer, pots/pans, cooking utensils, beach towels and more. -You will probably want to request more towels. If we ever plan to return to the area, we would stay at this property again.

Everything posted was accurate. Food everywhere and 5 minute walk to the beach. The home was super clean and the neighborhood is quiet. Parking was challenging but there are plenty of options. We used a pay lot for the weekend and then the streets freed up during the week. The owners live in the unit above. They are very nice and respect your privacy. If you have five people, you might want to consider bringing an inflatable mattress as we did. The entire place is redone and the kitchen and baths are awesome. We have already recommended this place to family and plan on coming back next year during June gloom.

This was a fabulous rental in a great location. It was very clean and new looking. The beds were comfortable with good quality sheets. The kitchen was beautiful and very well stocked with lots of extras! The bottle of wine was a nice touch! The patio was amazing with the disappearing sliding doors. This was a very quiet street and only a couple of blocks to the beach. I would love to return to this rental again. Thank you!

I took my two daughters to stay here during Spring Break. We loved it! The unit has a clean, modern look. The location is perfect—close to restaurants, grocery store, and the beach. If I had to nitpick one thing, there wasn’t any place for us to put any food/snacks that didn’t go into the refrigerator. Overall, it exceeded our expectations. We are already thinking of going back there this summer.

The house was amazing! We loved the decor and layout. Our family spent most of our time enjoying the living room/kitchen area. The weather in Newport Beach was very nice (68 degrees) considering it was winter time (and snowing) back home in Philadelphia. The location of the house is prime. We walked to the beach in @ 5 minutes and the local grocery store/strip mall was also within walking distance, We will definitely book this location again!

We stayed at this property for one week. I’ve stayed in many condos and homes over the years and I must say this was the cleanest of all. I was in Newport for a surgery and had to wear compression socks and they were still sparkling white after walking around in the condo for two days! The property is beautifully decorated and was well supplied. It’s close to the beach and the bay, It was just perfect. Scott, who is the property manager was a pleasure to work with. He even left us a welcome wine and chocolates because he knew I was there for a surgery.

My family and I loved our stay and we couldn’t ask for a better location. There are so many good restaurants in the area we didn’t cook although there is a nice modern kitchen and bbq set up. Street parking was relatively easy and the garage was great when it was filled up. The home was as advertised and the property manager offered early check in and late checkout without even asking and was great with any questions I had. I would highly recommend staying here.

This unit was lovely and ideally located near the beach (perfect for sunsets), shops, restaurants, etc. Furnishings were comfortable and patio was very relaxing. Open air living room was enjoyable. Only hiccups were: 1) couldn't get ice maker to function; 2) floors could have used a thorough cleaning, as evidenced by color of bottoms of feet; 3) parking was quite challenging, even with having just one vehicle.

Stylish and well furnished, you will feel like you are truly on a beach vacation. Grocery store within a 5 minute walk. Two great coffee shops: check out Honor Coffee Roasters and Alta Coffee. The Dock serves excellent cuisine on the waterfront, a short walk from this property. Kitchen is well appointed with modern appliances and pantry items for your use. Washer and dryer, including detergent. Bathrooms are beautifully done; towels are high quality. Hairdryer and starter toiletries included. Kitchen detergent, coffee, etc ready to get your vacation started. Beds are comfortable with quality linens. Very quiet neighborhood. The living room windows open fully onto the patio to bring the outside in. Communications with the host were promptly responded to and helpful in every way. 15 minutes to John Wayne Airport and very convenient for long walks in beautiful neighborhoods as well as along the beach. Take some time to explore Lido Isle on foot for beautifully landscaped homes and walking paths. Perfect location for your Newport Beach holiday!

Pleasant with some prints for improvement

The location is just great, a few minutes from the beach and shopping centre. The house itself is also great, however very noisy. Further the bed is not in good shape and need some diy, the matras however are very nice. Last point for improvement in the house is the dishwasher, this is a dated one and makes a lot of noise.. further the strickt check out time could be more flexible.

The interior of the house is almost entirely modernized, from the kitchen, to the bathrooms, and everything in between. It looks amazing. My favorite part is being able to sit outside yet still be "inside." My family really enjoyed our stay. The beach is literally right outside the house. I was pleasantly surprised at how close we were!! With that being said, the lack of parking is a nightmare. There is only one parking space in the garage with an impossibly steep decline. DO NOT try to park a manual transmission or lowered car in there (which is exactly what we had.) Even our automatic transmission car had trouble backing out of there. Also if you come home late and the garage is full, be prepared to park far away. One other thing to note is that I think some people live upstairs. Overall, we all loved it very much and would probably stay again.

We couldn't have been happier with this place. It was modern, well taken care of and clean. It was clear that it was built or renovated in the last 5 or so years and has been well looked after since. We really enjoyed the extra wide sliding door which opened the patio up into the living room to make one large space. It was well stocked with dishes, towels, and everything we needed. We slept 4 adults and 1 child comfortably. Scott was very communicative and made sure we had all the codes for the house and garage prior to our stay. The garage is sloped underneath the house, but we were able to use it without any issues at all. We would definitely recommend this place and stay here again without hesitation.

Newport Beach House

Stayed here with my wife and kids. Beautiful and clean place. Close to ocean and steps from smooth waterways to paddle board too. Sooo fun! Good price. Highly recommend staying here !!

Amazing Getaway Spot

My family and I came here to escape the heat for 3 nights and had an incredible time. From the moment my reservation was made, I was welcomed by Scott and gave me information about my stay. I even got a text message regarding my stay a couple days in advance to ensure I had his contact info in case I needed anything. It's a beautiful house in a prime location, just two blocks from the beach! We stayed here with three little kids and being that close to the beach and access was important and made the trip much better. Everything about the stay was comfortable and convenient (we got an activity guide and "How-to" guides for things around the home). Can't wait to stay here again!

Great place to stay with family!

We really enjoyed our stay! Beautiful home and very nice neighbors. Great beach access-very short walk to beach. One thing I would recommend are some hooks in the bathrooms. Not enough places to hang things.

We really enjoyed staying at this condo! It was clean, offered lots of dishes and cooking ware in the kitchen, new towels, fantastic location, and the large sliding door in the living room that opens up to the patio is amazing. We were very impressed with the responsiveness of the management company. Great communication! It was the perfect place for my family to stay and we will definitely consider this property again in the future.

From the moment we booked our weekend, we had great communication from Scott. I was impressed by the email and text I received beforehand to ensure our stay would go well. We appreciated all the guides that were left behind to ensure we knew how to use the remote, exit properly, and the event/location/things to do guide. And of course, the property was beautiful and comfortable with only a two block walk to the beach! This weekend couldn't have gone better.

Nice place by the beach

A great place a couple of blocks from the beach and a couple of blocks away from stores. Everything in the kitchen looked brand new. We liked how the patio opened up to the living room. The property manager was helpful and well-organized. Having access to beach chairs was great for us. The parking was an adventure, but easy after the first try. Overall, a good place!

This is a cute place near the beach. It is new, modern compared to the other places in the same area. The kitchen is clean and has everything to cook and eat. The towels and sheets were of good quality. We enjoyed the patio and it is a great place to have your meal. We are glad that we chose to stay here for our visit. We would stay again.
