Welcome to this immaculate Empire House condo at the base of Park City Mountain Resort. This beautiful 2-bedroom, 2-bathroom property is fully equipped and prepared for your Park City vacation. Located across the street from Park City Mountain Resort, this wonderful destination is well suited for all travelers’ needs, wants and expectations.

When you enter this Empire House property, you will immediately feel at home. The large living room is open, well furnished & inviting each time you enter. The living room is well equipped with plush furnishings, hand selected décor & furniture, a fireplace, and large TV. The family room is a welcoming and comfortable place to relax with family and friends, after a fun & activity filled day in Park City. The main living space is outfitted with recessed lighting, giving a bright and welcoming feel to the area and enhancing all the property’s modern features and amenities. A two-person breakfast bar & table has additional seating for two (2).

The living area flows right into the gourmet kitchen, which makes entertaining easy. It's nicely outfitted with brand new appliances including fridge, stove / oven, microwave, dishwasher and a plethora of other small household appliances, cookware, corning ware and flatware. The spacious kitchen has been nicely remodeled with new pine cabinetry; counter tops and modern fixtures and finishes. The kitchen island also seconds as a breakfast bar with seating for four (4).

Located just off the kitchen, in the pantry, is the unit’s personal washing machine and clothes dryer.

The primary bedroom is spacious in size and features a queen size bed with comfortable bedding and linens. The bedroom is also equipped with a large closet, hardwood armoire, timber design nightstands with subsequent lightings. The oversized bay windows allows for lots natural light to enter the room, keeping it bright and welcoming. The primary suite is a lavish and beautifully renovated with new cabinets, counters, lighting, finishes & features. The bathroom is fully equipped with a soaker-jetted tub, rainfall shower, pine cabinetry and extra long counter tops. The hand selected sandstone tile give a fresh and bright feel to the room, making it another great & well-maintained space in the home.

The second bedroom is smaller in size and features two (2) twin beds, again with soft linens and bedding. The greatest feature of the bedroom is the en suite bath, giving Vacationers a greater degree of privacy.

The guest bathroom (2), like the Primary, is opulent and smartly renovated. It features a beautifully tiled walk-in shower, pine cabinetry with new counter tops, large mirror and stainless steel fixtures and finishes. Every detail in the bathroom has been considered, giving it a wholesome feel and no sharing is necessary when staying in the second bedroom.

Please note that this home does not have air conditioning, but fans are provided. If the weather is hot it will get warm in the home.

ABOUT SERVICE DOGS
  The ADA regulations provide that the work or tasks performed by the service dog must be directly related to the person’s disability and specifically mention the following examples:
·      assisting persons who are blind or have low vision to navigate or other tasks,
·      alerting persons who are deaf or hard of hearing to the presence of people or sounds,
·      assisting an individual having a seizure,
·      pulling a wheelchair,
·      alerting a person to the presence of allergens,
·      retrieving items such as medicine or the telephone,
·      providing physical support and assistance with balance or stability to a mobility-impaired person,
·      preventing or interrupting impulsive or destructive behaviors in persons with psychiatric or neurological disabilities.
SERVICE ANIMALS ARE NOT PETS
We get a lot of requests to make reasonable accommodations for Service Dogs and Assistance Animals. Service animals are not pets. They are trained to work and aid their handlers. We are always willing to waive our standard Pet Fees and make accommodations for TRUE Service Dogs and Assistance Animals in our pet-friendly and Pet vacation rental properties in accordance with the ADA regulations and Fair Housing Laws, in which we are very well versed. However, as much as we all love dogs, as much as we respect service animals and what they do, and as much as we want everyone to be comfortable on vacation, we have a duty to our property owners and to future guests to uphold the rule of law. The laws governing Service Dogs and Assistance Animals are much more nuanced and in-depth than one may think from a cursory search on the internet. There is a lot of false information out there.
PETS ARE NOT SERVICE ANIMALS
Unfortunately, we get a LOT of people who claim that their pet is a Service Dog or Assistance Animal. We know that many websites and organizations will help people try to portray their pet as a Service Dog or Assistance Animal without meeting any legal requirements through online or mail-in “certifications.” Please know that currently, there is no legally recognized organization for registering service dogs or assistance animals. These websites make money off people who do not know any better.
People falsely claiming a pet is a Service Dog or Assistance Animal can face extreme punishments, including hefty fines and even imprisonment. Know that out of our love and respect for Service Dogs and Assistance Animals, we have a zero-tolerance policy on misrepresentation, and we report all suspected offenders while pushing for full prosecution. We know that some people have been misinformed or misled by websites and organizations that try to sell a “Service Dog” certification to owners of pets that are not qualified or needed. If you are one of these people, we caution you.

Service animal

In most cases, a service animal is a dog trained to perform a task that mitigates the symptoms or impact of the handler's disability. Some common types of service animals include: 
  • Guide dogs for the blind 
  • Hearing alert dogs for the deaf 
  • Seizure alert dogs 
  • Assistance dogs for a handler with autism or other developmental disability and mental illnesses such as Post-Traumatic Stress Disorder (PTSD) 

Emotional support animal

Emotional support animals are not trained to perform a specific task. They are companion animals who help their owners cope with the symptoms of emotional and mental health conditions, such as anxiety, depression, and panic disorders. Emotional support animals are not allowed in public places, with only a few exceptions. 


Therapy animal 

Therapy animals and their owner are certified or registered to enter long-term care facilities, hospitals, rehab centers, schools, and other public places by invitation. They are often used to complement several types of health care. Therapy animals are generally not protected by service animal access laws.

Rights and responsibilities of service animal handlers 

  • Handlers are not generally denied the right to stay at a property because they require a service animal. 
  • Handlers generally don’t have to disclose their disability or what causes their disability. 
  • They must be willing to confirm that the animal is a service animal and attest to what task the animal performs. 
  • Handlers must have their animal under control either on a leash or by verbal command if they are unable to use a leash. They must pick up after the animal and dispose of waste appropriately. 
  • Handlers must keep their service animal with them. At no time may they be left unattended. 

Host's rights and responsibilities 

  • The host may ask if the animal is a service animal and what tasks the animal performs. 
  • We will not charge a pet fee or increase the security deposit amount for service animals since they’re not pets. However, we can charge for damage above and beyond reasonable usage caused by the handler and their service animal. 
  • We will offer the same level of quality and value for services and products. That includes doing everything we can to help the handler feel safe, welcome, and understood. 
CLEANING AND DISINFECTING ENHANCEMENTS

Hand sanitizing stations are provided throughout the resort. We are frequently using EPA-approved products that kill the COVID-19
virus on all of our high-touch surfaces and restrooms, and we are applying enhanced cleaning and disinfecting practices across
our resort, including in our gondola cabins.

Please note this policy does not apply to homes listed as "pet-friendly."


Our house rules strictly prohibit unattended animals, including Service and Emotional Support Animals, to ensure a safe and comfortable environment for everyone.

POOL AND SPA

If equipped, spa heating is included. Pool heating, unless solar-equipped, incurs an additional fee and must be paid for before use. Guest agrees not to tamper with pool heat controls or manipulate the heater in any way. Pool heat shall not surpass 86 degrees.

The guest acknowledges the absence of fencing or security around the pool and spa area. Guest fully comprehends and accepts responsibility and liability for any damages incurred by the pool, spa, and its accompanying equipment due to Guest misuse and/or negligence.
Safety is our top priority. If you are staying at a home with a private pool or hot tub, please abide by the following rules. They are in place for your protection.

  • Please Enter / Exit The Pool Safely 
  • No glass in or near the pool or hot tub
  • Please, NO running, diving, or horseplay around the hot tub or pool 
  • Please do not use the pool or hot tub if you are under the influence of alcohol or narcotics. 
  • No animals are allowed in the hot tub, pool, or pool area*
  • Please do not bring balloons or confetti in or around the pool or hot tub*
  • Please do not add any chemicals to the pool* 
  • Absolutely No Swimming During a Thunderstorm
  • Do not add anything to the hot tub or pool - this includes bubbles, scented oils etc*

Quiet Hours

Quiet hours are from 10 pm to 8 am*

Here at iTrip Park City ensuring a clean, comfortable and safe environment for our guests is our top priority. We strive to maintain high standards in every home we manage. Part of our high standards includes using the triple sheeting method on each bed in every home.

What is Triple Sheeting?

Triple sheeting is a technique where three sheets are used to make a bed instead of a duvet cover or bedspread.

  1. The first sheet is placed on top of the mattress protector and can be a fitted or tucked in flat sheet.
  2. Next is a flat sheet which lays between the guest and the warmth layer (a plush blanket insert)
  3. Finally, a third sheet (often referred to as a top cover) is used on top of the blanket/insert. The top cover often has decorative stripes or a jacquard woven design to add a touch of sophistication to the guest room.

We are dedicated to sourcing linens that meet our standards for softness and durability. This helps to provide that awesome feeling when our guests can climb into a clean, well made bed. 

BRINGING A SERVICE DOG OR ASSISTANCE ANIMAL

  When planning to bring a service dog or assistance animal to an allowed vacation rental home:

All service dogs and assistance animals must be declared at the time of booking whenever possible and before the check-in date.

As the handler, be prepared to answer the following questions:

For Service Dogs:
1. Do you or a person in your party need this animal to accompany them due to a disability?
2. What work or tasks has the animal been trained to perform that relate to the disability?

For Assistance Animals:
1. Does the person seeking to bring the animal have a disability, i.e., a physical or mental impairment that substantially limits one or more major life activities?
2. Does the animal work, provide assistance, perform tasks or services for the benefit of the person with the disability, or provide emotional support that alleviates one or more of the identified symptoms or effects of the person’s disability?
 
If you are a guest at a private home, we will take care of taking the garbage cans out for collection and in once they're emptied.

A team member may enter the garage during your stay to access the cans or put them away. 

They do not have access to the inside of home. 

If you are staying in a home with a wood-burning fireplace, please read and follow the guidelines listed below:

How to Use The Wood-Burning Fireplace

To use the wood-burning fireplace, you must have dry wood. This is not something that iTrip supplies; however, it can be purchased at nearby stores.

Before starting a fire, ensure the flue is fully open - this is crucial for allowing smoke to escape from the house.
Only use wood in the fireplace; do not add paper, fire starters, or pinecones.
It is important to stay in the room until the fire is completely extinguished.

To ensure the safety and efficiency of your wood-burning fireplace, there are a few important guidelines to follow. These guidelines will not only keep you and your home safe, but they will also help you get the most out of your fireplace.

Dry wood is essential when using a wood-burning fireplace. Wet or damp wood can create excess smoke and lead to a build-up of creosote in the chimney, which can be highly flammable. It is recommended to use seasoned wood that has been left to dry for at least six months.

While we do not supply wood for your fireplace, there are many stores nearby where you can purchase it (including 7 11 and most grocery stores). Make sure to only buy high-quality dry wood from reputable sources. Avoid using treated or painted wood, as they can release harmful chemicals into the air when burned.

Before starting a fire, always make sure that the flue is fully open. This allows for proper ventilation and prevents smoke from entering your home. It is also important to keep the flue open until the fire has been completely extinguished.

Never add paper, fire starters, or pinecones when burning wood in the fireplace. These materials can cause sparks and increase the risk of a chimney fire. Stick to using only dry wood in the fireplace.

Lastly, always stay in the room while the fire is burning and never leave it unattended. This will ensure that you are aware of any potential hazards and can take action if needed. Once the fire has been extinguished, make sure to properly dispose of the ashes in a metal container and store them outside, away from any flammable materials.

As indicated on the rental agreement, all iTrip Park City properties have a strict no-party policy. 

For everyone's safety, do not exceed the listed max occupancy of the home and amenities.

Unless otherwise listed, quiet hours are from 10 pm to 7 am. Please observe them and be respectful of the home and neighbors. 

All properties and homes are non-smoking. 

Parking rules must be followed. The city is very generous with its parking tickets and towing. 

Violations are subject to immediate eviction without refund.

We want everyone to have a great stay but we understand that things may break or some items may get overlooked. Please reach out and we'll do our best to get them fixed in a timely manner.

We do ask that all guests TAKE TIME TO BE KIND. Common courtesy goes a long way. Sadly since the pandemic we have all witnessed an increase in disrepectful, aggressive or unacceptable behavior. Our team has taken a lot of abuse as they have experienced some very unkind guests.

Misunderstandings are one of the leading causes of complaints. Please make sure you read everything we send to you. This includes the entire rental listing, all of our house rules, all photos, all emails & texts and all the help articles in your iTrip account. This helps avoid misunderstandings.

For our own safety and security we have a zero tolerance rule with guests who are rude, abusive, discourteous or argumentative. We do not and will not engage any more beyond asking them to read our TAKE TIME TO BE KIND policy.

Adequate accomodations for up to 6, older building. Great location across from mymountain mall. Easy access to bike/walking trails, city park, library downtown. Key pad access to apt and garage but unlocked side doors that resulted in theft of our bike rack from the locked garage.

We thought the rooms were very nice and had a very Mountain Lake Lodge vibe and was super close to the skiing just across the parking lot you were able to jump on a ski lift less than a five minute walk. We would definitely stay here again.

Unit was in great location. The heated garage was a blessing. Unit was hot the entire stay. We tried to turn heat down several times but it would not change.The unit needs a can opener. It could use more pots and pans. Guest bath shower was not as clean as master bath. I think the kitchen sink may have a leak. Master bedroom had no tv service during stay. Wi-Fi was weak in bedrooms. We would rent again.

The condo in Park City was in a perfect location! Close enough to walk to lifts and Main Street. It was beautiful inside and well equipped with everything we needed for a Thanksgiving dinner. Beautiful furnishings. Our only complain was that the queen bed was not very comfortable. All in all though, it was a great trip.

My brother and I took my dad to Park City to celebrate his 70th birthday. This was his first skiing experience out West and it couldn’t have been more memorable. The location was absolutely perfect, with the resort and lifts right across the street (5 min walk). Keyless entry made arriving and checking in seamless. Within minutes we had popped on the gas fireplace, cracked open a (surprise!) bottle of wine and we’re hanging out in the cozy living room. Kitchen amenities, bathrooms and bedrooms were all perfect for our purposes - everything was super clean and well appointed. We would happily re-rent this place on our next trip to Park City!

For the price, can’t beat the location. A short walk (2 min) across the parking lot to PCMR. It’s an approximate 1/2 mile walk to Main St. and an approximate 10 min. walk to the nearest grocery store (Fresh Market). As for the unit itself, it was adequate. It had all of the amenities (covered parking, washer/dryer, kitchen, etc). The unit was clean, but a little dated and worn. Given the configuration of the building and the unit itself, there’s not a lot of natural light.

Empire House 1D is a ground floor unit literally a parking lot away from PCMR and a 15-minute walk to historic downtown. Empire House has convenient underground garage parking for one vehicle. The unit is well stocked with supplies, including pots, pans, utensils, spices, toilet paper, paper towels, coffee machine, etc. Two humidifiers are also a nice touch in this dry environment. The beds are small — the master bed is “full” and the guest room has two twins - but with two bedrooms, two baths, and a large living space and kitchen the accommodations are comfortable for 4 or less people. The unit was very clean, and check-in and check-out were easy. The gas fireplace is nice on a cold day! We’d stay here again!

It was our first snow vacation and first trip to Utah with the whole family and were so pleased with the Empire house. Unfortunately, our timing was off and the Coronavirus forced us to cut our trip short. Itrip was more than understanding and refunded our trip no problem. My family stayed at Empire house for a pre-Xmas ski vacation. We loved the location as it was across the street from the Park City base lodge. The living area was very comfortable for the 4 of us. New flat screen TVs were great (picture showed older tube TVs). Kitchen was one of the best stocked we've ever stayed in. New cookware and plenty of plates, utensil etc. Owner supplied paper towels, dishwashing pods, detergent, etc. Furniture was a little worn and some bar stools were missing screws so foot rests and legs were wobby. The condo was on the 1st floor facing the street which wasn't noisy but if you wanted privacy, you had to keep the shades drawn. Really good value for the premium location.

We enjoyed our stay very much. The location is perfect to walk to the Main Street (10-15min walk) or walk to slopes (less than 5 min). The house has everything you need for a ski vacation. Warm fire and nice living spaces.

Great location, just one minor issue

This place was better than we anticipated on most fronts. We thought it was a few blocks from the slopes- turns out we just had to walk across a parking lot- not around a bunch of buildings or homes. We loved being able to head back to the condo at lunch time and avoid pricey meals on the slopes. Even threw our soaking wet clothes in the dryer. Our friends got a 'ski-in, ski-out' place and I think ours may have been a more convenient location. Buses are easy to use and free, so we didn't even need a car the whole time we were there. The condo was clean, appliances worked great. Our only complaint was that there were definitely some issues with the heater. Maintenance team was friendly and tried to help out, but even they admitted something was going on with the entire building's boilers. It was usually 80-85 degrees in there. Which is nice for a bit after being out in the cold, but not great for sleeping or being comfortable otherwise. One other note is we were hoping to utilize the free services more, but the free ski rentals per day were only for the beginner package. Otherwise the same service was much more expensive than other local shops in the area. Only other activity options were ice skating and a train ride. Would suggest expanding these for winter!

We were delighted with the apartment when we arrived. Great layout, so we could prepare food, watch TV, and socialize all at the same time. A lovely gas fire gave super ambiance, and made the place even cosier. Bedrooms were comfortable - beds, blankets and temperature. Bathrooms nice too. The convenience to the slopes was incredible - just a walk across the parking lot. We also loved the services of Ski Butler, which yook pressure off getting and having our skis fitted. Best fit ever, and delivered to the door. We weren’t able to take up any other activities due to the season. Parking the car in a heated garage was another bonus!

Could've been great

So, admittedly this was not all a problem with the condo itself but much more with the management company. On day 2 of a six day stay we started having issues with hot water. Empire has has a few units & in times of high demand there was no hot water. Not good clearly, but ok. Also the heat was having trouble heating the condo evenly. By day 3 there was no hot water to be had at all and when we woke up it was 59 degrees in the den & much much colder in the bedrooms. Management company said it had just been reported & was being worked on. Nearly 24 hours later, we had heat, but hot water was still hit or miss. Eventually we had hot water, but we spent a day and a half with NO hot water & over 2 days having to take military showers at best. We've been trying for over a week now to get a hold of the management company to discuss remedies to no avail. The condo itself was reasonably well kept otherwise & in a great location for skiing & catch the buses around town which is the only reason i can give this two stars. If it wasn't for all the issues & time spent managing their property problems it probably would've been 4 stars.

Dear Donna, we respectfully disagree with your representation of our company and responsiveness. When the heat issue was brought to our attention we immediately offered to move you to another location around the corner from where you were staying but you chose to stay in the home. We immediately contacted the HOA and requested help with their boiler that controls the heat in the home. The HOA managed to get a new boiler installed within 36 hours, still a lengthy time without hot water but all of this could have been avoided if you would have moved to the other property we offered. The apartment is large enough for 4 people and very convenient located close to the ski lifts. One the down side the apartment has not enough windows, it is dark and in the living room / kitchen area as well in the master bedroom you can not open a single window for fresh air. The kitchen utensils are outdated, pans need replacing.

Great location to mountain, lifts and ski shop. Condo was clean and perfect for a week of skiing. No frills, but suited our purpose. Only complaint was virtually non-existent WIFI connection in the condo. Also, there is no access to hot tub which is nice to have at the end of a long day on the mountain.

The unit is dark and stuffy. There is only one operable unit in a bedroom, so in the summer it is HOT. A swamp cooler was brought in to help but it did little good (perhaps b/c the air was more humid than usual during our stay). The only lighting for the main living area are two fixed sidelights by the entry door. One bedroom has a fixed window that actually looks out to the interior stairwell that goes to the underground garage. The lighting in the kitchen is poor (the kitchen is at the back of the unit with no natural light). The entrance has no exterior lighting which makes inputting the keyless code a challenge at night. The furnishings seem fine, but the dishes have a ceramic relief design which seems to collect grime that could not be washed out.

As Empire House is an original Park City building, there is only so much that can be done in it's layout and configuration. Over the last year or two, we have added many lamps and different lighting features to the property to help brighten the space, but it sounds like it could use another. With the portable coolers, there is one per bedroom and the best practice is to turn it on and close the bedroom door to allow the room to cool. We're happy that we could stop by to try to help, but apologize that it didn't do enough. It's been very wet and humid early in the summer, so it can make things a challenge when the home doesn't have A/C. Regardless of the lighting and heat, we're pleased that you found the property to be 5 stars and comfortable overall. Great Getaway at Empire House, Park City

We just returned from a 4 night stay at the Empire House in Park City and it was a perfect spot for our family/friends. The location is perfect--it is literally across the street from the Park City ski resort. Although you can walk to Main Street in about 10 minutes, we always walked down the hill to Park Ave and hopped on a free bus if we wanted to go to dinner or shopping. We did not have a rental car and had no need for one due to the great bus system. We went to Deer Valley everyday and since you can store your skis at the resort, bus rides were the way to go. As for the condo, it suited us perfectly. Having 2 baths, along with the two bedrooms, was so nice as we all had room to get ready without being in each others way. The kitchen/living area was also spacious and had lots of seating so when friends came for dinner, it was no problem. The condo was clean and while not the DV St. Regis, it had everything we needed and a great price. We would definitely stay at the Empire House again on our next visit.

we stayed in downstairs unit for 5 nights.mid june 2015. the location was good, right across from the Park city resort. the unit was clean and the Kitchen was pretty well stocked with glasses coffee maker silverware etc. it was all good except: 1, there was no ventilation. even tho there was a thermostat - there were no vents and no fresh air!. so we left the front door open and put a fan to draw in cooler air. to be fair 1 bedroom window opened but there was no screen. 2, only 1 parkng spot - and the lot across the street said no parking 2-7am.
