Frequently Asked Questions

ABOUT SERVICE DOGS
The ADA regulations provide that the work or tasks performed by the service dog must be directly related to the person’s disability and specifically mention the following examples:
·      assisting persons who are blind or have low vision to navigate or other tasks,
·      alerting persons who are deaf or hard of hearing to the presence of people or sounds,
·      assisting an individual having a seizure,
·      pulling a wheelchair,
·      alerting a person to the presence of allergens,
·      retrieving items such as medicine or the telephone,
·      providing physical support and assistance with balance or stability to a mobility-impaired person,
·      preventing or interrupting impulsive or destructive behaviors in persons with psychiatric or neurological disabilities.
SERVICE ANIMALS ARE NOT PETS
We get a lot of requests to make reasonable accommodations for Service Dogs and Assistance Animals. Service animals are not pets. They are trained to work and aid their handlers. We are always willing to waive our standard Pet Fees and make accommodations for TRUE Service Dogs and Assistance Animals in our pet-friendly and Pet vacation rental properties in accordance with the ADA regulations and Fair Housing Laws, in which we are very well versed. However, as much as we all love dogs, as much as we respect service animals and what they do, and as much as we want everyone to be comfortable on vacation, we have a duty to our property owners and to future guests to uphold the rule of law. The laws governing Service Dogs and Assistance Animals are much more nuanced and in-depth than one may think from a cursory search on the internet. There is a lot of false information out there.
PETS ARE NOT SERVICE ANIMALS
Unfortunately, we get a LOT of people who claim that their pet is a Service Dog or Assistance Animal. We know that many websites and organizations will help people try to portray their pet as a Service Dog or Assistance Animal without meeting any legal requirements through online or mail-in “certifications.” Please know that currently, there is no legally recognized organization for registering service dogs or assistance animals. These websites make money off people who do not know any better.
People falsely claiming a pet is a Service Dog or Assistance Animal can face extreme punishments, including hefty fines and even imprisonment. Know that out of our love and respect for Service Dogs and Assistance Animals, we have a zero-tolerance policy on misrepresentation, and we report all suspected offenders while pushing for full prosecution. We know that some people have been misinformed or misled by websites and organizations that try to sell a “Service Dog” certification to owners of pets that are not qualified or needed. If you are one of these people, we caution you.

Service animal

In most cases, a service animal is a dog trained to perform a task that mitigates the symptoms or impact of the handler's disability. Some common types of service animals include:
  • Guide dogs for the blind
  • Hearing alert dogs for the deaf
  • Seizure alert dogs
  • Assistance dogs for a handler with autism or other developmental disability and mental illnesses such as Post-Traumatic Stress Disorder (PTSD)

Emotional support animal

Emotional support animals are not trained to perform a specific task. They are companion animals who help their owners cope with the symptoms of emotional and mental health conditions, such as anxiety, depression, and panic disorders. Emotional support animals are not allowed in public places, with only a few exceptions.

Therapy animal

Therapy animals and their owner are certified or registered to enter long-term care facilities, hospitals, rehab centers, schools, and other public places by invitation. They are often used to complement several types of health care. Therapy animals are generally not protected by service animal access laws.

Rights and responsibilities of service animal handlers

  • Handlers are not generally denied the right to stay at a property because they require a service animal.
  • Handlers generally don’t have to disclose their disability or what causes their disability.
  • They must be willing to confirm that the animal is a service animal and attest to what task the animal performs.
  • Handlers must have their animal under control either on a leash or by verbal command if they are unable to use a leash. They must pick up after the animal and dispose of waste appropriately.
  • Handlers must keep their service animal with them. At no time may they be left unattended.

Host's rights and responsibilities

  • The host may ask if the animal is a service animal and what tasks the animal performs.
  • We will not charge a pet fee or increase the security deposit amount for service animals since they’re not pets. However, we can charge for damage above and beyond reasonable usage caused by the handler and their service animal.
  • We will offer the same level of quality and value for services and products. That includes doing everything we can to help the handler feel safe, welcome, and understood.
CLEANING AND DISINFECTING ENHANCEMENTS

Hand sanitizing stations are provided throughout the resort. We are frequently using EPA-approved products that kill the COVID-19
virus on all of our high-touch surfaces and restrooms, and we are applying enhanced cleaning and disinfecting practices across
our resort, including in our gondola cabins.

Experience innovative kosher cuisine, including traditional Sabbath meals on Friday evening at Bistro Kosher Deli, located in the Silverado Lodge. The restaurant will be open for the winter season in early December. Attend orthodox synagogue services in a small Shul adjacent to Bistro — offering Sabbath services conducted every Friday and Saturday and additional services during the week — all within walking distance of all Canyons Village properties.

Please note this policy does not apply to homes listed as "pet-friendly."

Our house rules strictly prohibit unattended animals, including Service and Emotional Support Animals, to ensure a safe and comfortable environment for everyone.

Please get in touch with us for further information.
POOL AND SPA

If equipped, spa heating is included. Pool heating, unless solar-equipped, incurs an additional fee and must be paid for before use. Guest agrees not to tamper with pool heat controls or manipulate the heater in any way. Pool heat shall not surpass 86 degrees.

The guest acknowledges the absence of fencing or security around the pool and spa area. Guest fully comprehends and accepts responsibility and liability for any damages incurred by the pool, spa, and its accompanying equipment due to Guest misuse and/or negligence.

Here at iTrip Park City ensuring a clean, comfortable and safe environment for our guests is our top priority. We strive to maintain high standards in every home we manage. Part of our high standards includes using the triple sheeting method on each bed in every home.

What is Triple Sheeting?

Triple sheeting is a technique where three sheets are used to make a bed instead of a duvet cover or bedspread.

  1. The first sheet is placed on top of the mattress protector and can be a fitted or tucked in flat sheet.
  2. Next is a flat sheet which lays between the guest and the warmth layer (a plush blanket insert)
  3. Finally, a third sheet (often referred to as a top cover) is used on top of the blanket/insert. The top cover often has decorative stripes or a jacquard woven design to add a touch of sophistication to the guest room.

We are dedicated to sourcing linens that meet our standards for softness and durability. This helps to provide that awesome feeling when our guests can climb into a clean, well made bed.

BRINGING A SERVICE DOG OR ASSISTANCE ANIMAL

When planning to bring a service dog or assistance animal to an allowed vacation rental home:

All service dogs and assistance animals must be declared at the time of booking whenever possible and before the check-in date.

As the handler, be prepared to answer the following questions:

For Service Dogs:
1. Do you or a person in your party need this animal to accompany them due to a disability?
2. What work or tasks has the animal been trained to perform that relate to the disability?

For Assistance Animals:
1. Does the person seeking to bring the animal have a disability, i.e., a physical or mental impairment that substantially limits one or more major life activities?
2. Does the animal work, provide assistance, perform tasks or services for the benefit of the person with the disability, or provide emotional support that alleviates one or more of the identified symptoms or effects of the person’s disability?

If you are a guest at a private home, we will take care of taking the garbage cans out for collection and in once they're emptied.

A team member may enter the garage during your stay to access the cans or put them away.

They do not have access to the inside of home.

If you are staying in a home with a wood-burning fireplace, please read and follow the guidelines listed below:

How to Use The Wood-Burning Fireplace

To use the wood-burning fireplace, you must have dry wood. This is not something that iTrip supplies; however, it can be purchased at nearby stores.

Before starting a fire, ensure the flue is fully open - this is crucial for allowing smoke to escape from the house.
Only use wood in the fireplace; do not add paper, fire starters, or pinecones.
It is important to stay in the room until the fire is completely extinguished.

To ensure the safety and efficiency of your wood-burning fireplace, there are a few important guidelines to follow. These guidelines will not only keep you and your home safe, but they will also help you get the most out of your fireplace.

Dry wood is essential when using a wood-burning fireplace. Wet or damp wood can create excess smoke and lead to a build-up of creosote in the chimney, which can be highly flammable. It is recommended to use seasoned wood that has been left to dry for at least six months.

While we do not supply wood for your fireplace, there are many stores nearby where you can purchase it (including 7 11 and most grocery stores). Make sure to only buy high-quality dry wood from reputable sources. Avoid using treated or painted wood, as they can release harmful chemicals into the air when burned.

Before starting a fire, always make sure that the flue is fully open. This allows for proper ventilation and prevents smoke from entering your home. It is also important to keep the flue open until the fire has been completely extinguished.

Never add paper, fire starters, or pinecones when burning wood in the fireplace. These materials can cause sparks and increase the risk of a chimney fire. Stick to using only dry wood in the fireplace.

Lastly, always stay in the room while the fire is burning and never leave it unattended. This will ensure that you are aware of any potential hazards and can take action if needed. Once the fire has been extinguished, make sure to properly dispose of the ashes in a metal container and store them outside, away from any flammable materials.

If you have any questions, please contact us, and we would be happy to help.

Please treat this privately owned home respectfully, as you would your own.

  • We kindly ask that you respect all neighbors.
  • Please observe the quiet hours indicated in your check-in instructions. Typically quiet hours are from 10 pm to 6 am; Failure to comply may result in fines.
  • Our policy strictly prohibits parties. Violations may result in additional cleaning fees AND immediate eviction without a refund.
  • Kindly remove your ski boots upon entering the house.
  • This is a non-smoking home. Violations may result in additional cleaning fees AND immediate eviction without a refund.
  • Unless otherwise indicated, the home is not pet-friendly. Please, no pets in the home or on the premises.
No Party Policy

As indicated on the rental agreement, all iTrip Park City properties have a strict no-party policy.

For everyone's safety, do not exceed the listed max occupancy of the home and amenities.

Unless otherwise listed, quiet hours are from 10 pm to 7 am. Please observe them and be respectful of the home and neighbors.

All properties and homes are non-smoking.

Parking rules must be followed. The city is very generous with its parking tickets and towing.

Violations are subject to immediate eviction without refund.

Please contact us if you have questions or concerns.

We appreciate your cooperation.
To ensure the comfort of all guests (including your service animal) we ask that you please provide us with advance notification if service animal assistance is required.

Please let us know if there are any other special considerations we can arrange to make your stay more comfortable.

TAKE TIME TO BE KIND

We want everyone to have a great stay but we understand that things may break or some items may get overlooked. Please reach out and we'll do our best to get them fixed in a timely manner.

We do ask that all guests TAKE TIME TO BE KIND. Common courtesy goes a long way. Sadly since the pandemic we have all witnessed an increase in disrepectful, aggressive or unacceptable behavior. Our team has taken a lot of abuse as they have experienced some very unkind guests.

Misunderstandings are one of the leading causes of complaints. Please make sure you read everything we send to you. This includes the entire rental listing, all of our house rules, all photos, all emails & texts and all the help articles in your iTrip account. This helps avoid misunderstandings.

For our own safety and security we have a zero tolerance rule with guests who are rude, abusive, discourteous or argumentative. We do not and will not engage any more beyond asking them to read our TAKE TIME TO BE KIND policy.

Nice condo
5/5 stars
My husband and I traveled with our 4 young adult kids. The condo is clean, comfortable, and has a good location. It has everything possibly needed, even an iron and ironing board. However, I would like to point out that this condo is really a 1 bedroom with a loft. Nothing upstairs has 4 walls or any privacy. There are 4 beds in 2 different areas, however both areas are part of the same loft.

Comfortable, Tastefully Appointed
5/5 stars
We thoroughly enjoyed our stay over Thanksgiving Week. The kitchen had all of the right pots, pans, and dishes to cook everything we wanted. There are plenty of beds for our family, and all of them were comfortable. While it snowed outside, we stayed perfectly warm inside, and the view from the balcony was lovely. We hope to return often!
- Michael

First trip to Utah, Park city. Snow is world-class, mostly because it’s absolutely freezing in this place cabin was amazing, easy parking, super clean, tons of space. Short walk across the street to clubhouse where there is sauna and hot tub with heated pool. well stocked would absolutely recommended stay here again if given the opportunity. Hosford gracious, and allowed for a late check out. Short walk to the mountain so car is not necessary.

Nice sunrise
5/5 stars
Great location, quick walk to Cabriolet lift for skiers; easy walk up the hill to the base for retail stores and food. Condo itself is cozy. A little smaller than pictures portray but worked out well for our family of four. Nice sunrise from LR slider windows. Host was very friendly and responsive to get maintenance person the next day for a few items.

Hello Sarah, we are happy to know that our home worked out well for your family. We hope to see you again when you return to Park City!

Great Value for a Ski Vacation
5/5 stars
The apartment looked just like it did in the pictures. It was small but slept 6 comfortably. Linens and towels were particularly nice. If you are skiing the Canyons Village Connect app was great. We got free transportation right to the bottom of the ski area and it never took more than 10 minutes. It would be helpful to have had maps to the nearest grocery and liquor stores but we figured that out.

Hello Ann, Thank you so much for your kind words and for staying with us! It was our pleasure to host you and we hope that you will come back soon!

Park City Condo
3/5 stars
Condo was nice. There are a few updates and things I would add. First of all the shower heads are badly in need of updates and it would be nice if more soap was provided. The shower feels like needles on the skin. Also, the pool and hot tub area is very crowded and towels are not provided. It would be great if there were more towels in the condo for this. Switches for lights and thermostat are strange, and the heat did not come on in the loft until a light switch got turned on which was inconvenient when it was -3 degrees outside. At least make a note of this! Other than that, the location was good and the kitchen was well stocked and beds and bathrooms were fine.
- DUSTIN

Dear Dustin, Thank you for staying with us and for sharing your vacation experience with us. We value our guests feedback and are committed to continual improvement. In addition to the heat information in the check in instructions we have also added a paper copy in the unit; that you for bringing that to our attention. We hope you will stay with us again in the future.

Cute condo, clean and comfortable. Well stocked. Only issue was no a/c which we realized after booking and it was a hot week. We managed by keeping everything closed up during day and using fans with open windows at night.

Girls trip
5/5 stars
We were a group of 5 women on a ski trip to park city. The place was very clean and had adequate supplies. It is not ski in ski out so getting 5 people in the car in the morning was a little difficult. Also the 2 bedrooms upstairs were connected by walking thru one of the bedrooms which I didn’t really realize. That said, we original booked this place for 3 woman and we added 2 more. It is a little small for more than 4 people. I would still give it a 5 star rating but would not use the condo for more than 2 couples or 4 people. Beds, linens , and baths were very clean. For the price, it is definitely what I expected.

Thank you for staying with us and for the kind review. We hope you visit again!

Wonderful stay!
5/5 stars
We had a wonderful stay with our family. We stayed for 5 nights over Christmas with our 2 teenage kids to ski. The place was spacious, yet cosy and allowed our kids to each have a their own sleeping area. The beds were very comfortable. The kitchen has everything you would ever need and more. Since we stayed during Covid pandemic, we did not want to eat in restaurants and made dinner every night. There was a great grill on the patio so even cooked amazing steaks for Xmas dinner. The place has 8 beds but really only room for 4 or 5 people in the kitchen and sitting area. Just know if you come with more you will be a bit crammed. The upstairs beds are in a loft - which is fun but it means no protection from noise from living room (eg. Not ideal in case you have small kids you like to put to bed while others are in living area). The location is not ski in / ski out but you can walk to the lifts if you want. It is about 0.5 miles - which on ski boots is not super enjoyable, so we decided to drive and park car for free at Cabriolet lift. Super easy! There is no ski locker but there is a balcony where you can store skis if you want. (We left ours in car). Overall it is a great place and we would totally come back again

Highly Recommended
5/5 stars
We loved this place and the manager team (ty Mandy)! My child has allergies and she was so helpful in making our stay perfect! It was really easy to get up to the base area for skiing. The home had everything we needed and it was very clean and the beds were comfortable. We enjoyed breakfast before heading out for the day and cooking dinner (we did crock pot meals in the morning and came back to hot dinners after skiing). They even were kind enough to let us check out a little late due to a red eye fight. We hope to come back real soon.

Clean & Cozy

The home was clean and cozy. We loved having the option to have all of us sleep in the loft so we could be close while staying for the weekend. The kitchen had everything we needed to cook a nice simple meal. Nice park near by with a trail for those who wanted to take a jog in the morning. iTrip was always quick to respond with any questions we had. Highly recommend this home.

Great location for family ski vacation
5/5 stars
This place is perfect for taking kids on a ski vacation. The condo was about a 10" walk to the Cabriolet lift with ski boots on and carrying equipment. The Canyons Transit Hub is also 10" walk away and with it you have access to Park City's free bus system. The clubhouse which has a heated outdoor pool and indoor and outdoor out tubs is a 3" walk area. The unit is very very clean and the kitchen is well stocked. We made 3 dinners in it easily. The only negative is that the housekeeping supplies ran a bit short. Could stock a few more toilet paper rolls and garbage bags.
- Christine

Thank you for staying with us! We appreciate your feedback and will share it with our team. We hope to host you again soon!

Red Pine Lodge
5/5 stars
We found this condo to be immaculate, well-furnished, nicely decorated, and extremely comfortable for four people. The Clubhouse was close, and we enjoyed the Jacuzzi and heated pool after a long day of skiing. The only challenge was getting to Canyons Village from the condo. It was a long walk to the gondola, especially returning to the condo and walking up several steep hills in the snow. We would suggest renting a vehicle if you know how to drive in a lot of snow -- being from Florida, we didn't chance that. All in all, this was a great place and the service was wonderful.

Great family active-yet-relaxing vacay
4/5 stars
Well, we chose to go the hottest week of the summer when PC was having a record heat wave. Read the fine print "NO AC." However, we had 6 box fans in the unit which made it bearable (just barely, we stayed out of the condo all day). The unit would benefit from ceiling fans in all the bedrooms not just one room. Otherwise, the unit was great. It had coffee filters, hair dryer, plenty of towels, shampoo and lotion (all necessities for us) and lots of silverware and dishes so we never ran the dishwasher while there. The appliances are all upgraded in stainless steel. The bathrooms are extremely small but who spends time in a bathroom when you can be outside anyhow? Loved the quality of the red leather sofas! The unit is bright and airy. The sheets weren't top notch and the pillows were a bit flat but thank goodness they weren't feather! The loft area is great for kids-separate but nearby. We used the volleyball and tennis racquets available in the clubhouse which was terrific to not have to bring these items from home. A basketball goal would have been nice. The unit had lots of information on restaurants and activities plus a coupon book which were extremely helpful. A nice touch would be a journal of sorts that previous guests write in with restaurant reviews, tips on trails, etc. The complex is quiet and somewhat secluded in comparison to downtown PC. The Canyons shopping/resort area is a steep but short hike up the mountain. Several parks are within probably 2-3 miles of the unit which is great for families (Matt Knoop, Gateway, Willow Creek). All in all we had a great time and are sad to be home! The only reason I gave 4 stars is because I didn't consider the unit "luxury" but very nice and great for families.
- Holly

Dear Holly, Thank you for choosing to stay at our Red Pine 2 Bedroom condo and for sharing your experience with us and future Guests. We're happy to know that all of the box fans were a help, but great feedback that a couple ceiling fans would also make a difference and we'll be sure to pass your comments along to the Owner. Apart from the extreme heat wave, we're pleased to know that you had a great stay while here and found the property to be comfortable, well stocked and really well suited to your needs. The location - winter to summer - is also fantastic and we appreciate all of your detailed feedback and strong recommendation of our property and services. Thank you again for your business and strong review and we hope you choose to visit Park City again. Best Regards, Reservations Team

Good Not Great
3/5 stars
First off, the layout, cleanliness and general condition of the unit was great. Although there was bed space for 8, the place would start to feel crowded with more than 4-5. The clubhouse pool, sauna and outdoor hot tub were equally excellent. Would have been nice if the indoor hot tub were operational. Outdoor tub got a bit over-crowded in the peak apres-ski hours (4-6 PM). On the less positive side, this is not a good place if you're at all bothered by noise while sleeping. It is one of four units in the building which was apparently built without any sound insulation in the interior walls. I could clearly hear the TV from one of the adjacent units. Even worse, the owner/guest apparently got home from the bars/work at approx 1 AM on 2 of the 4 nights we were there and needed about 2 hours to wind down for the night. It's a bit of a walk (.5 mi) to the mini-gondola that takes you to the based of the lifts but it's a nice warm-up/cool-down after a day on the slopes. Bus stop with service to Park City is near the same spot as the mini-gondola and it's nice to be able to enjoy the evening without having to worry about driving.
- Ted

Hi Ted, Thank you for choosing to stay at our Red Pine condo and for sharing you experience with us and future Guests. We're very happy to know that the property, location and layout of the condo was comfortable and well suited for your vacation. The free transit system in Park City is very well operated and were pleased it was an added convenience. We're sorry that the neighbors guests were noisy until very late in the evening on those nights and we've informed the managers of the unit about the situation. Thank you again for your business and feedback and we hope you choose to visit Park City again. Best Regards, Reservations Team

Clean but needs updates
3/5 stars
The dishwasher didn't work and the bathrooms needed updating. the downstairs bathroom was dark and the pipes rattle everytime you flush the toilet. You may want to get a rental car if you ski. It was a long uphill walk back to the condo. It was clean an d the price was very good.

Dear Sharon, Thank you for choosing to stay at our Red Pine property and for sharing your feedback. I apologize that the condo was not modernized enough for you. This past fall, we completely renovated and refurnished the bedrooms, but weren't able to get to the bathrooms in time. Once ski season is through, we plan to start again. We're happy to know that the property was very clean, well stocked and welcoming upon your arrival and hope you choose to visit Park City again. Best Regards, Anna Park City Vacation Properites

Convenient
3/5 stars
Location was great for skiing at the Canyons. The unit itself was fine but had some issues like no light in the shower/tub downstairs and smelled of rotten food in the garbage disposal. When we arrived at the unit the cleaning company was there in an attempt to eliminate the smell but it didn't work.

Dear Anne, Thank you for choosing to stay with us at the Red Pine Winter Way property in Park City and for sharing your feedback. We are pleased to hear that you found the home to be convenient and well situated during your vacation. We appreciate your feedback on the light and the garbage disposal and we sincerely apologize for the inconvenience. There was a plumbing problem in the building at the beginning of your stay that caused the odor and the HOA resolved the issue. We work diligently to maintain each property and apologize that the smell was not alleviated to your satisfaction. I have passed this information along to maintenance once again. Thank you again for your review and business. Best Regards, Anna Park City Vacation Properties Inc., iTrip.net
