The second floor features a Family Room, Dining Room, gourmet dream Kitchen, and covered balcony with a built-in gas grill. The custom fireplace adds sophisticated ambiance to the Dining Room, which can be enjoyed from both the Family Room and Kitchen. The Kitchen is a culinary enthusiast’s dream and features top-of-the-line appliances, including a professional gas range with six burners and a griddle, a stainless-steel vent hood, a convection oven, a built-in side-by-side refrigerator, and island breakfast bar.

A decadent Primary Suite is also located on the second level and features dual closets. The Primary ensuite includes an oversized shower and separate makeup area. A half bath and Laundry Room complete the second level.

The third floor of this home has been transformed into a retreat, with spaces that are perfect for hosting small gatherings with family, friends, co-workers, or clients. The third level also features a remarkable deck and outdoor living space perfectly suited for relaxation as well as entertainment. The area features a covered patio space with a modern gas fireplace, as well as an uncovered area with a Jacuzzi hydrotherapy spa.

PETS ALLOWED
Dogs (not more than 40 lbs) are allowed with prior approval by the property manager and the payment of a pet fee. Other pets will be considered on a case by case basis at the discretion of the property manager and additional fees may apply. Pets are not to be left unattended unless crated. This is for the pet's safety as well as for the safety of any staff that may need to enter the unit in the event of an emergency. Guests assume all responsibility for their pet(s) while at the property including damage or harm and picking up waste after their animal(s). An additional cleaning fee will be charged for any evidence found of pet urination or waste.  If evidence of a pet(s) is found in the unit or on the premises and the pet(s) were NOT approved and/or the pet fee was NOT paid, you will be charged the per night/per trip pet fee and an additional $200 fee.  

NOISE CONSIDERATION
Quiet time is from 10pm-7am and must be observed. No parties, events, or large gatherings are permitted. These are cause for eviction with no refund and may damage our ability to offer the home for future guests exposing you to liability. Properties may include a noise alert monitoring system and other electronic devices to ensure that neighborhood noise and occupancy levels are respected. 

SLEEPING CAPACITY/DISTURBANCES
Occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: occupancy exceeding the sleeping capacity of the listing, using the premises for any illegal activity, causing damage to the premises or to any of the neighboring properties and any other acts which interfere with the neighboring properties and their right to quiet enjoyment of their premises.

FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation
deposit, damage deposit, and/or balance of rental payment.

HAZARDOUS PRACTICES
No open flames ie. candle burning is permitted in the unit. Do not dismantle smoke detectors as they are there for your protection. 

MAINTENANCE
Please report any maintenance needs and we’ll respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, and televisions.

UTILITIES
No compensation will be given for temporary outage of electricity, gas, water, cable, or WiFi. Outages will be reported immediately, and all efforts will be made to have them restored as soon as possible.

NO SMOKING
Smoking of any kind is strictly prohibited (including vaping/e-cigarettes). There will be a $250 fee if evidence of smoking is found in the home or on the premises. Do not dismantle smoke detectors as they are there for your protection.

LINENS/TOWELS/SUPPLIES
Linens and towels are not to be taken from the home. Any lost or damaged linens may incur additional charges. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided.

HOLD HARMLESS
iTrip, or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does the owner accept any liability for any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in supply of water, gas, cable/internet service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.

RULES AND REGULATIONS
  1. Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected.
  2. The maximum number of occupants shall not exceed 6 people, not including a child in a crib.
  3. Furnishings are not to be removed from the premises for use outside or in other properties.
  4. Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
  5. Tenant and any guest of Tenant shall obey all laws of the state of Texas, as well as local laws, always while they are on the premises. Failure to abide by the laws of Texas or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
