You are invited to enjoy our rare twin-cottage vacation home in the classic beach community of the Newport Peninsula! A short two block walk from the beach, these twin air-conditioned cottages have been updated inside but retain their vintage charm. Both cottages have air conditioning (very rare in Newport Beach), but you’ll want to be outside enjoying the open spaces if these cottages. The brick front patio is inviting, the private courtyard in the middle is a great place to start the day, or swimming, boarding, surfing or sunning on the sand! The unique layout provides a great space for families to enjoy the fun together, but with separate space to relax and un-wind after a day of fun.

Sometimes we refer to the rear cottage as the parent’s (or grandparent’s) escape. The one thing that we love about the property is the central patio that is between the units and serves as a private patio for everyone!

Enter the front cottage through a Dutch door to the living area. There is comfortable seating to the left - a warm leather reclining loveseat and ottoman, and a large TV. The kitchen has stainless appliances and a small built-in eating nook with seating for four. In the front cottage, the first bedroom down the hallway has a double bed and flat panel TV. The second bedroom to the back of the house has a double bed, a wall-mounted flat panel TV and access to the courtyard. The hall bathroom has a shower.

The rear cottage has an updated kitchen with granite countertops and stainless appliances. The cottage floors are cool travertine. The hall bathroom has a shower. The living and dining area are in the back with a large brown leather sofa - which converts to a queen bed in the evening – and a high-topped table with seating for two. There is a massive wall-mounted flat panel TV to keep the kids entertained in the evenings.

The back cottage has one bedroom, upstairs with a queen bed. The bedroom is semi-private; there is no door at the top of the stairs. The space is open and bright, with a large flat panel TV, plenty of windows, several sky-lights atop the vaulted ceiling and a ceiling fan.

Both cottages have air conditioning!

The front patio has wicker seating and a market umbrella for enjoying sunshine during the summer, as well as a heat lamp for staying warm during the off-season.

The lovely private courtyard between the two cottages has a wood-plank deck and features a patio table with six chairs and an umbrella for shade. The whole family can enjoy meals grilled on the gas BBQ. The handy outdoor shower is available to rinse away sand before going inside, and the fence has hooks for towels, wetsuits and swim suits.

PARKING: There is one car parking in the garage, attached to the back cottage, with an entry into the rear living room.

LAUNDRY: There is a stacked washer and dryer in the back bedroom walk-in closet in the front cottage. Detergent is provided.

Check-in time: 3 p.m. on the arrival date

Check-out time: 10 a.m. on the departure date

Summer Rentals are typically 7 night minimum and arrivals and departures are on FRIDAY IN JUNE / JULY.

AUGUST is a 7 night minimum and stays start on SATURDAY. If you have specific dates in mind, please reach out to us and we will try to make them work!

THE LOCATION

Locals know the three-mile-long stretch with the harbor on one side and broad, sandy California beaches on the other as “the Peninsula.” The Balboa Peninsula has two piers with a view of a shoreline, surfers, and sunbathers spanning for miles. A walk straight down Main Street brings you to the historic Balboa Pavilion, made famous in the 30s and 40s for being the home of Big Band era legends Count Basie and Benny Goodman. These days you might spot on of the places seen on RHOC.

Explore the Peninsula on two-wheels or by foot via the boardwalk/bike path. The Newport Pier area with shops and local eateries galore is minutes away by bicycle and a 10-15-minute walk. Visit Seaside Donuts, Jane’s Corndogs, Dory Deli. Breakfast at Charlie’s Chili is a must for locals and out-of-towners alike.

Within walking distance near 32nd Street there is a Pavilions grocery store. Chihuahua and Sancho’s serve up tacos, burritos and more. Gina’s offers pizza and pasta for the whole family. Around the corner on Newport Boulevard there are several restaurants to try. The newly renovated Lido Marina Village with high-end restaurants and boutiques is within walking distance. But a trip to the Peninsula wouldn’t be complete without a visit to the Balboa Fun Zone, where the Ferris wheel has stood for years!

My wife and I stayed at this property (#307, 35 th Street, Newport Beach) between November 18 th and 30th. We are repeat renters. The property and location was awesome...so close to the beach with a grocery/liquor store just around the corner. Several restaurants within a 2-5 minute walk. Just a 10 minute walk down the boardwalk are a lot of shops and restaurants right by the surf/pier. The sunsets overlooking the ocean were priceless. We would definitely stay here again

We enjoyed our visit to the property. It was as advertised. The private patio was fantastic for our family, especially with children. The beach is close by (5 minute walk). Overall, a good value and enjoyable visit. Highly recommended.

Scott was the absolute best host we've ever dealt with. The home was very clean, close to a grocery store, and just a short walk to the beach. We enjoyed spending time on the private patio. The outside shower was perfection! Would definitely stay here again or at any of Scott's properties.

We are originally from Orange County and have stayed in Newport for five years in a row. We loved this house! It was such a fun place. It was just a short couple blocks from the the beach. The patio in between the houses was super nice with dining for 6 and a brand new grill. It was great to have some beach chairs, umbrellas, and sand toys. Everything was brand new. The furnishings were much nicer than most rentals. Beds were comfy with brand new linens. Even the sofa bed was comfortable with a memory foam type mattress. The outdoor shower has a curtain and was great to have an extra shower. The only drawback to this unit over others we have stayed at is the garage was really small and hard to get into so we couldn't use it. Our last rental had the same problem. Our car is very long. Some nights when we got home late we had to park about a mile away and catch an Uber home. But that's how parking is at the beach. Overall it was perfect and we'd love to stay there again sometime.

We are glad you had fun at the family cottage, we certainly try to make things easy for everyone in the family. The middle patio is private and large....it's probably our favorite space! You must have had a very long car! It is a smaller one-car garage, which many places in the area have. But we've been able to fit mid-size SUVs in the garage. We do hope to have you back in the future because Newport Beach is a place to make some good family memories!

This rental is a true Gem. Having 2 separate houses for our multigenerational family made it perfect ! Close to everything, beach, grocery, restaurant, bike rentals and much more...and the management answered all our inquiries very quickly.
