King size bed (w/23" flat screen TV) & Queen size bed (w/32" flat screen TV/DVD player) are located in each of the two guest bedrooms on the opposite side of the house. There is a guest/hall bath with tub/shower combo located between the two guest bedrooms. Plenty of guest linens and towels provided as well. (Laundry room off garage with full size washer/dryer).
This stunning home also sports a private, in-ground, (electric) heated swimming pool & spa with spacious pool deck and screened lanai with breathtaking lake views. There's a covered outdoor area that provides a 55" Smart TV for viewing from the pool, patio dining, or from the cozy conversational seating area.
Owners have generously provided an assortment of pool floats & noodles, pool float pump, beach towels, beach umbrella, cooler, & beach chairs for guest use. There's also a brand new 5 burner gas BBQ grill for your outdoor cooking pleasure, two bicycles w/helmets, & bike chain/lock for guest use.
The kitchen is well appointed with an assortment of dishes, utensils, glassware, serving pieces, baking dishes, cookware, & also pool friendly plasticware. You'll definitely find all of the amenities of home in this tastefully decorated vacation paradise.

Owner will consider only one dog no more than 30lbs. - $20/Night Fee + $500 Additional Security Deposit Required (Pet fees will be collected after booking).

*Briarwood property owners association requires tenants to complete Application for lease approval forms. (Details available upon booking).
If reservation is made less than 8 days prior to arrival, an additional $50 application fee will be required.
Furthermore, if a reservation is made on a last minute basis before Friday @12:00pm for a booking that begins on Saturday or Sunday of that weekend, there will an additional $200.00 charge required by the Homeowners association.
The lawn irrigation system is serviced by well water, which contains iron. The sprays from the sprinkler heads obviously reach the house. We've had it treated and it continues to return, just like the other neighbors homes. We simply have not had the opportunity during the busy peak season for a "retreating"; as it's a bit of a process. The front door painting is also on the "off season" maintenance to do list. The large palm tree in the front yard is the responsibility of the community, not the home owner. Having said all of this, I have no idea how any of these particular items could have impacted your stay. I could understand a potential buyer pointing out issues of this nature.....but not a renter. As for the mention of needing to replace cooking utensils and frypans, I'm a bit surprised you didn't mention this to me during our text or email communication during your stay. Those would have been supplied as promptly as the toaster and the beach umbrella. I actually checked the fry pans not long ago to determine if any replacements were needed, but didn't notice any issues at that time. The bedroom carpet is not badly worn; as it's only a couple of years old. Again, if there were any cleaning issues of any kind, I'm perplexed as to why you didn't reach out and provide an opportunity for us to rectify the situation. We pride ourselves in providing an open line of communication with all of our guests. The fact that you felt compelled to instead write a negative review after the fact tells me that you're not regretful at all. Let me also clarify that this property is absolutely not rundown. It is a shame that you elected to go this route versus share your grievances while in the home. We would much prefer to have had the opportunity to make your stay more enjoyable.
