Book a home to remember... Experience "Old Hollywood" charm built in 1928. Our Spanish Villa features a gated estate with private pool, manicured gardens and special touches throughout. Perfect for a small family or traveling couples for a unique and special hotel alternative stay. This enchanting beauty is over 2,400 sq ft completely secluded, walled and gated for security and privacy. This is a 2-story home w stairs; it is not suitable for small toddlers or any one with mobility issues.

Welcome to the classic Highland Haven Estate located in upscale neighborhood of Hancock Park. This home is located on a busy street and cross street is iconic Melrose Ave and Highland Ave. The foodie in your group will love that Netflix's "Chef's Table" feature Nancy Silverton's restaurants Chi Spacca and Osteria Mozza are across the street, plus many more walkable eateries such as Petite Trois. Grab a seat by our front garden water fountain or various outdoor places and enjoy our little piece of paradise filled with bamboo trees, olive trees, birds of paradise and citrus trees. Plus be sure to stop and smell our English roses that surround our gazebo. You will find such peace in discovering your own favorite zen spot for your first cup of coffee/tea.

Please note we have minimum 25 yrs of age to book. We require valid photo IDs of all Adult guests immediately upon booking. ** We require our own Hold Harmless Indemnity Form for the pool area and outdoor spaces to be completed prior to your arrival.

Main Level:

Contemporary living room with large picture windows overlooking the front garden, water fountain and gazebo. Working desk and receives natural light throughout the day. Plus musician in your group will love playing our grand piano. All interior furnishings and lighting were custom to the home. (Fireplace is non operational).

Chef's dream kitchen with stainless steel appliances, state-of-the-art Samsung smart refrigerator w filtered water/ice maker, stove/oven, dishwasher, microwave, Nespresso and standard coffee maker, electric tea kettle, toaster oven and all the dishware, glassware and cooking utensils you will need. We also provide coffee/tea/sugar and basic cooking spices and oils.

Indoor dining area or enjoy alfresco dining under our outdoor strung lights in our lush and scenic courtyards.

The Bar/TV/media room is furnished with a 55" cable tv that opens out to the pool area. Couch can be converted into full-size futon.

The Primary bedroom suite features a King sized bed with window AC unit and 32" AppleTV, plenty of closets and opens directly onto your own private rooftop patio with outdoor seating and scenic views of the front yard. This bedroom has an ensuite bathroom with shower and separate bath tub.

Free Parking in our private driveway accommodates two vehicles. ** The driveway is narrow and if you have a large SUV you may have issues turning into the driveway but plenty of free street parking. (Please note Owners car is also covered and stored under car port.)

It is our mission to ensure that our valued guests enjoy their stay with us! We also have an equally as important commitment to our neighbors and our community. Below are the house rules that we must enforce. Please read them as well as all your guests prior to confirming your reservation.

NO PETS

NO FILMING prior approval from iTrip

NO SMOKING Smoking is allowed outside only. If any trace of smoke is found inside the home, there will be a strictly enforced $500 fine and the cost to eliminate residual odors.

MAX NUMBER OF OCCUPANTS (6 including infants or toddlers)

No Outside Visitor Permitted. The Property is to be occupied by no more than the maximum sleep number stated on reservation unless approved in writing by iTrip Management. If Guest exceeds the occupancy limit and falsifies occupancy information at the time of reservation, Guest shall be subject to eviction. "Occupants" includes small children, infants and any and all visitors. If more than the maximum number is found to be occupying the Property at any time, you agree that a charge of $100 per person/per day will be made to your credit card. Additionally, this Agreement may be immediately terminated without a refund of any amounts paid. No Exceptions.

NO PARTIES OR EVENTS - due to the City of LA's strict ban of parties of large groups we need exact headcounts of your guests at all times. All outside visitors must be preapproved. A party is defined as any combination of the following; ANY loud noise and/or excessive drinking that is disruptive to neighboring houses and/or guests outnumbering the maximum amount permitted as defined above. A party will result in an immediate eviction from the property with no refund given under any circumstance. Any exceptions to this policy must be approved by iTrip in writing prior to the arrival date.

NOISE ORDINANCE/QUIET HOURS: 10 pm – 8 am.

HOUSE RULES:

It is our mission to ensure that our valued guests enjoy their stay with us! This is a permitted short-term rental with the City of Los Angeles and we also have an equally as important commitment to our neighbors and our community. All your guests must READ and AGREE to our House Rules prior to your arrival.

NO SMOKING  (Outdoors Only) $500 fine if any traces of smoke, ashes, etc found inside the home.

NO UNAPPROVED PETS

** NO PARTIES/EVENTS **  A party is defined as any combination of the following; ANY loud noise and/or excessive drinking that is disruptive to neighbors and/or guests outnumbering the maximum amount permitted as defined in the booking reservation. A party will result in an immediate eviction from the property with no refund given under any circumstance.

NEIGHBOR COMPLAINTS
Guests comply that any actions caused by guests that result in neighbor complaints or police being called to the Property will result in a minimum $250 charge, which charge will be used to deal with legal issues and fines. If the Police are called out a second time, guests will be immediately evicted with no refund. Guests shall be liable for any and all costs incurred by Property Management as a result. 

QUIET HOURS: City of LA Mandatory Noise Ordinance 10 pm – 7 am **
No Loud Voices or Outdoor Music are allowed during these times. Our NoiseAware technology will alert us after 10pm if you're in Violation and our local team will arrive to address the complaint.

City of LA has been cracking down on party houses in the Hollywood Hills. Any loud noises reported by neighbors or if police are called you will be charged a fine.
