The interior draws you in with custom glass walls framing over half of the space- so regardless of what room you’re in, the captivating view of the beautiful woods is ever present. Inside you’ll enjoy preparing meals in the modern kitchen and relax in the living room that overlooks your private slice of nature. The same views continue into the bedroom and custom bath – which is especially designed with a luxurious soaking tub facing the woods, along with a glass framed shower.

From the expansive deck, spend time lounging, reading and listening to the peaceful surroundings, so close you can simply reach out and touch it! Relax in the private hot tub just off the master bedroom, and enjoy the peace of nature all around you! The front porch has a lovely seating area and swinging chairs to enjoy beautiful sunrises with coffee, tea, or a fresh smoothie, as nature awakens; then later wind down the day as new sounds come to life! Off the front porch, a perfect space for hammocks has been configured and is sure to tempt you with frequent naps (hammocks provided!). We invite you to step out and explore the area with a short walk to the creek, an inviting space to simply immerse yourself in nature’s world - equipped with bench seating and fire pit area.

There are just too many details to mention that have been specially designed so guests will experience an exquisite getaway, returning home rested and inspired for whatever is next in their life!

Living & Kitchen Area: The kitchen is uniquely equipped with a 2-burner electric cooktop and a countertop Air fryer that "does it all" serving as an air fryer, convection oven, broiler and microwave. The kitchen is stocked with basics so guests can efficiently prepare and enjoy meals during their stay. The cozy sofa faces the woods and opens to the expansive deck.

Bedroom: A king bed, with side lighting for reading, flat screen TV with surround sound, along with custom handcrafted furnishings, is sure to provide relaxing and restful nights. There is a screened glass sliding door that opens to the deck and private hot tub.

Front Porch, Deck and Outdoor Relaxation: Enjoy the loveseat or two swinging chairs on the front porch; there is lounging space on the back deck; take a walk to the creek and enjoy the serenity of this space on the comfortable sitting bench; take a nap in the hammocks in the side yard and snuggle up on cool nights with the fire pit in the back yard.

- Fully equipped kitchen with everything needed to prepare a full meal; includes a stove top, convection-air-fryer-microwave and oven combo, Keurig & coffee pot (pods, ground coffee & creamer provided), toaster oven, and dishwasher; dining area seating for two

HOUSE RULES:

- Primary Renter must be 25 or older

- No pets are allowed

- Smoking / vaping strictly prohibited

- No parties, excessive noise, or events are allowed

- Quiet hours are 9:00 PM until 8:00 AM

- For security, this is a camera facing the entrance to the property (it does not face the living spaces)

- Do not exceed the maximum occupancy for the house (2 people) at any time

WILDLIFE:

Please understand that you are surrounded by nature and there is wildlife to be conscious of; you may come across bugs, mice, snakes, rabbits, etc.

HAZARDOUS PRACTICES
No grills of any kind are permitted inside or in any covered areas. Grills may be used only in open air areas 50+ feet away from the home. No open flame (e.g., candles) is permitted (in/out). Do not dismantle smoke or carbon monoxide detectors as they are for your protection.

HOLD HARMLESS
iTrip nor the Owner of the premises assume any liability for (i) loss, damage, illness or injury to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet access, electricity or plumbing or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.

LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels for your stay. Paper products and cleaning supplies are provided. We recommend you bring any additional or special items you may need.

MAINTENANCE
Report any maintenance needs to the Agent who will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, heating and air conditioning, appliances, televisions, and internet/WIFI.

NONSMOKING
Smoking/vaping is strictly prohibited. Tenant will forfeit any deposit and be subject to a $500 fine due to smoking/vaping being found.

PARKING
Parking is limited to the designated area(s) and guests all risks. Neither the Owner, Owners Association, nor iTrip is responsible for any vehicle damage/theft. No boats, jet skis, campers, trailers, or RVs, allowed.

PET POLICY
Pets are allowed in designated homes and should be included in initial booking, or subsequent updates. Unauthorized pets may result in immediate removal and up to a $500 fine.

POOL, HOT TUB & PATIO/DECK
Tenant acknowledges that if the premises reserved includes a pool and/or hot tub, no lifeguard is on duty, the pool, hot tub, and patio/deck can be dangerous areas, the deck/patio can be slippery when wet, and that injury may occur. Diving, horseplay or running is prohibited.  No child or adult non-swimmer is permitted to use the pool without adult supervision by a strong swimmer.

Tenant must immediately report any problems with pool, hot tub, or safety fencing. Tenant and guests accept and assume all risks involved in using the pool, hot tub, and patio/deck and agree that neither the Owner, owners’ association, or iTrip accepts any responsibility whatsoever in the case(s) of accident or illness resulting from use of these amenities.

SLEEPING CAPACITY/DISTURBANCES
The maximum occupancy is based on the property limitations in the rental reservation. No parties/events allowed; small family/friend celebrations possible but must inquire in advance. Tenant’s immediate removal and forfeit of rental fee and security deposit for: Exceeding maximum occupancy; any illegal activity; damage to the premises or to neighboring properties; any acts interfering with neighbors’ right to quiet of their premises. Quiet Time: 10:00PM – 7:00AM

STAIRS
There may be stairs to enter the premises (see pictures and inquire if any concerns).

TENANT
Tenant and any guest of Tenant shall obey all laws of the state the vacation rental property resides in, as well as local laws, while they are on the premises. Failure to abide by the laws of Tennessee or Georgia may result in removal and forfeit of rental fees and security/damage deposits.

The above are all causes for removal and forfeit of fees and may damage our ability to offer the home for future guests, thereby exposing you to potential liability.
