Welcome to this newly renovated home in Lake Forest Park on the northern tip of Lake Washington. Nestled beneath large trees is your own 3200 sq foot home. The possibilities are endless how you will spend your time here. While you are hanging out under the bright red umbrellas of the picnic tables watching someone else grill your dinner, someone else is playing foosball and streaming their favorite movie in the TV/foosball room, and then someone else with a lot more energy chooses to play on the sport court shooting baskets or using the paddles with the moveable nets.

The key to relaxing here is to choose the right spot. Do you look at the serene wooded view (peek a boo view of Lake Washington) sitting in Adirondack chairs on the master bedroom deck or off the main living room, or do you stretch out on the three different sofas? The takeaway is that there is something for everyone here and there are so many things to do together, but so much room to spread out too so everyone can carve out their own space.

You will only drive 13 miles to everything Seattle: downtown shopping, Pike Place Market, Space Needle, and Chihuly Glass Garden and only 17 miles to both Mariners and Seahawks stadiums, 15 miles to Climate Pledge but you have the opportunity to get out of all the downtown energy and enjoy a large indoor and outdoor space.

ACCESS:

Guests enter through the front door. You will receive a check in email that will include an electronic door code to open the front door. No early check ins without a new door code.

POLICIES / RULES

- Please remove your shoes upon entry

- NO smoking or vaping (extra fees will be applied to manage the smoke smell)

- NO pets (a $250 incremental cleaning fee will be applied for additional cleaning PLUS additional costs for any damages caused by the pet)

- No open flames (ie. Candle burning is NOT permitted in the home)

- No events or parties- If determined that a party/event is taking place at property, management has right to evict tenants and guests with no refund given.

- If determined that a party took place on any of the nights reserved, reservation guest will be charged $500, no exceptions! Noise/Party monitoring equipment is installed + front door camera

- This property sleeps 8 people. If we determine you have more than 8 people, we will charge an extra person fee of $100 per person, per night.

- Must be at least 25 years old to reserve home

- Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the of the group to be 25 years or older

RULES AND REGULATIONS
Day of Departure:
​- Tenant agrees to leave the premises and its contents in the same condition as Tenant found the premises to be upon move-in, normal wear and tear expected.
- Please do NOT take off the sheets and leave the beds unmade 
- All dirty towels should be placed on the bathroom floor
- All dirty dishes should be placed in the dishwasher
- Trash & recycling should be put into the labeled cans in the driveway
NOTE: Guests can have items returned for a $20 fee plus shipping.

​​SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right for quiet enjoyment of their premises. Exterior cameras can be located at the front and back doors.
NOISE
No PARTIES allowed. Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.Depending on severity, we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to the property and issue a minimum $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities that could result in eviction, loss of all rents, and additional fines or damages after removal. Party monitoring equipment can be used in this home (no confidential information is collected).
ABSOLUTELY NO PETS
If evidence of a pet(s) is found on the premises you will be asked to vacate immediately with no refund of rent or damage deposit plus $200 extra cleaning fee and any damage as a result of the pet.
RENTAL AGE REQUIREMENT 
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 years of age! 
HOUSEKEEPING
There is no daily maid service. Linens and towels (plus black make-up washcloths) are included and are not to be taken from the home (fees will charged for missing or make-up damaged towels). An initial setup is provided of trash liners, paper towels, toilet paper, soap/shampoo/conditioner and light cleaning supplies. NOTE: No glitter/confetti is to be used here. Expect extra cleaning fees to be added of at least $300.00.
NONSMOKING HOME
Smoking is strictly prohibited. Your damage deposit will be forfeited and you will incur an additional charge of $500 for carpet cleaning and deodorizing if any evidence of smoking is found.
No open flames (ie. Candle burning is NOT permitted in the home). Do not dismantle smoke detectors as they are there for your protection. 
UTILITIES
No compensation will be given for temporary outage of electricity, gas, and water. Outages will be reported immediately and all efforts will be made to have them restored quickly. 
ENTRY BY OWNER
Owner or owner's agents may enter the premises if there is an emergency or there are necessary repairs. TENANT will be notified in non-emergency situations.
