Nicely furnished 4 bedroom home that was super convenient to all the Disney parks and Disney Springs. Home was well stocked on arrival. We stayed at this property for a 3 night family Disney trip with 4 adults and one 3 year old. This house was perfect for our needs! The kid's room was perfect for our little one and there were lots of toys for her to play with including a great play kitchen and a really cool train table. There were also books and dolls, etc.

We also noticed the house had a nice baby swing, high chairs, and utensils for kids. The layout of the house with the kitchen next to the living room was very functional and kept us all together during meals, etc. The pool was great and the furniture around the pool was really nice (sturdy furniture vs. PVC piper furniture). The internet at the house was fast!

Upon arrival to the home, you should find the temperature set at 78 degrees (F).

If you find that your AC unit is not working properly, please make sure ALL doors and windows are closed. AC units will stop running when doors or windows are open.

Should the unit not return to normal cycling after doors and windows have been checked, or should you find the temperature too hot or cold for your preference, please phone our office during normal business hours, so we may assist you in a timely manner.

Please note that some of the larger homes have two AC units, one for upstairs and one for downstairs. Keeping those thermostats set on the same temperature will help to maintain a comfortable level throughout the home. 

AFTER HOURS EMERGENCY SERVICE SHOULD ONLY BE CALLED IF THE TEMPERATURE IS OVER 80 DEGREES (F) OR BELOW 70 DEGREES (F) AND DOES NOT CHANGE AFTER ONE HOUR. 
Easy! Just phone our office at your earliest convenience to inquire whether your vacation home is available for an extension. If available, the rates are as follows: Up to 3:00 p.m. $75.00 / 3:00 p.m. or later – Full Night’s Rate
The home has been inspected prior to your arrival to note incidental damages however feel free to call our office during business hours to report issues you may find. Please note that regular maintenance items may take up to 24 hours to resolve
Ensure the power to the TV and cable box (if present) is on. TVs should generally be set on Channel 3 and the Cable remote is used to change the channel and adjust the volume. For TVs with only one remote present, that remote will perform all functions necessary. 

If you cannot see any channels or the screen says NO INPUT, the television is on the wrong INPUT. Locate the TV remote with the same name as the TV brand (i.e. Sony, Insignia, etc.), press the “INPUT” button until a picture comes on the screen or select “HDMI1”.

If there is a cable box, make sure that box is ON. For changing channels, please use the CABLE remote (i.e. Brighthouse Networks, Comcast, Summit, Verizon, etc.). 
 
Yes, you may schedule daily or mid-stay cleans by calling our office. Prices vary depending on the service requested and size of the home. 
If your home is equipped with a security alarm, it is to be used upon each departure from the home.

Please be sure to understand how the alarm system operates prior to setting it when leaving the home.  

Fees are assessed by the local Sheriff’s department for false alarm calls. 
CHECK OUT TIME IS 10:00 A.M.

Late checkouts can be requested (and may or may not be granted) by calling our office.

Check Out Procedures
  • Check all drawers, cabinets, closets and under the beds for any belongings.  We do not have a lost and found and neither the management company nor the property owner are responsible for any items left in the home.
  • Remove all trash from the home, place bagged rubbish in the provided bench, bin or dumpster.  Please contact our office if there is more garbage than what can be placed in the bin.  We will make arrangements for collection or provide you with an alternative disposal area. Excessive trash will cause an additional $50.00 disposal fee to be charged to your credit card. 
  • Make sure all dishes are placed in the dishwasher along with dishwasher detergent and the washing cycle has been started prior to your departure.
  • If time permits, our housekeeping team appreciates a load of towels be placed in the washing machine and started prior to your departure.  
  • Fold down the comforters of each bed that has been used.  Please do not remove any linens from the beds as an inventory of each item must be done by our cleaning staff.
  • Take a moment to report any damages.  We understand that accidents happen, but failure to report damages could result in your being charged for repair or replacement. 
  • Ensure all doors and windows are closed and locked. 
  • Turn off all lights, appliances and faucets. 
  • Place return all thermostats to 78 degrees during the summer and 68 degrees during winter.
  • If your villa is equipped with an alarm system, please set the alarm with the provided code and lock the front door upon your final departure.

The Wi-Fi Network Name and Password may be found in your Welcome Letter. 
Please place bagged trash inside the bin provided. For communities with trash collection, your collection day is noted in your Welcome Letter.

For valet bench trash collection, please ensure all trash is bagged prior to placing in the bench.

For some communities with condos and town homes, you must place your bagged trash in the area dumpsters.  

During busy seasons and Holiday seasons, 4:00 p.m. Check In is not guaranteed. Early Check Ins or Late Check Outs cannot be granted.
 
Trash should be placed in closed Trash Bags before being put in the Trash Bin, DO NOT put household trash in Recycle Bin.  Trash found in or around the home after check out will result in an additional charge
 
Home cooling - please keep the thermostat between 72 and 78 degrees.  If the unit freezes due to low temp settings you will be charged a repair cost.  If service calls are requested and nothing is found wrong you will be charged
POOL RULES - Use AT YOUR OWN RISK. No Lifeguard is on site, no unsupervised children, no swimming alone, no diving, no running, NO GLASS ALLOWED IN THE POOL AREA.  
Neither Premier Resort Properties nor the owner of this home shall be held responsible for any accidents, injuries or death that may occur from the use of this pool or home.  Tampering with pool equipment will result in an additional fee charged to re set or repair equipment. 
POOL HEATER INFORMATION –
Minimum (3) consecutive nights, 18-24 hours to heat, won't turn on if below 55 F, will only heat 10-15 degrees above ambient 
DAMAGES –  FAILURE TO REPORT DAMAGES CAN AND WILL RESULT IN ADDITIONAL CHARGES TO YOU  
ALL OF OUR UNITS ARE NON-SMOKING AND WE DO NOT ALLOW PETS IN THE HOME.

A minimum charge of $500.00 will be incurred for smoking and or unauthorized pets in the home.
PROPERTY INVENTORY
If we find any items missing or broken after your checkout, you will incur a replacement charge.
PLUMBING - 
Unclogging toilets or sinks will be charged at $150 or more.  Any after hour non-emergency calls will be charged at the going rate.
Check Out time is promptly at 10:00 A.M. on your Departure Date.
Late checkout fees will be assessed  
If home is left in poor condition and requires additional cleaning over the standard clean you will be charged an additional cleaning fee

Secure resort location with nice resort amenities. Very close to WDW. Home is average and well stocked. It needs a good TLC cleaning. Pool and hot tub were not clean thus we felt were not safe. Due to us park hopping we did not attempt to use them until our last day, At that point there was no use In requesting a pool cleaning.

We had a wonderful stay at this home. We have stayed in multiple homes on our trips to Disney and we will definitely stay in this one again. It was really the attention to detail and responsiveness that sold us. We even emailed the day of our arrival asking about if there was a pack-and-play available. Within an hour or so, we received an email with a picture of one that was delivered to the home. When we got there, it had tags and things were still in bags, suggesting that this was a brand new pack-and-play! Great time!

This home completely met our needs. I'm especially grateful for the washer and dryer so we didn't have as much laundry when we returned home. The pool heat was well worth it and having the hot tub as a second option was awesome too. Only complaint was the heat wasn’t on when we first arrived, but they quickly responded to my request and it was ready by morning. Location from attractions is great. We also had a nice time at the community pool. And while they had almost every dish and utensil imaginable, I couldn't find a cookie sheet to save my life! Maybe next time ;) The only SNAFU was that we were granted an early check out but the cleaners still arrived at 10 AM and we had to rush out and end our trip early.

The house was just as shown in the pictures. All of us were excited. We arrived Sunday night and planned to go to Universal Studios in the morning. I had stopped to buy groceries after traveling for 28 hours. Put the groceries away and flipped on the ice maker so we could have ice for the small cooler. I awoke at 7:00am, took a quick shower and came into the kitchen to start breakfast for every one and stepped in water. I heard running water and saw it coming from the freezer. When I opened the freezer the ice machine was spilling about a gallon every few minutes. Not sure what to do I called the emergency # on my paperwork. An answering service!!!! I told them what was going on. In the mean time I had awoken the whole family and my girls and I pulled out the refrigerator and turned off the water. My call was returned in about 10 minutes, I was told someone was coming out. To clean up all of the water I used every towel in the house. There is no mop, but we had a bucket. I left the refrigerator pulled out and towels in the tubs and washer. I had tried to call to let the management company know that the back bedroom was wet at 11.30 and missed the call that was returned at 3.30. When we returned that evening, no one had been there.I called the management company the next day and they said some one would be out that it had been dispatched to maintenance. Some gentlemen showed up later that morning, We had already pushed the refrigerator back in place so I could cook. They pulled out the refrigerator, took a few pictures, when asked about the water, they went into the bedroom, told me it was dry and that all the water was absorbed by the way the house was built. BS The bedroom stinks like mold and wet carpet. I was wet when they were here. When we arrived home that evening there were ice trays on the porch.I spent my time and money to do 4 loads of towels so we could shower this week, yes the house does have a washer and dryer.Over all we were happy with the accommodations, I will never rent from this management company again, Premiere Resort Properties LLC

The internet at the house was fast! There is a WalMart opening down the street soon but Target is also very close for any needs. Additionally, within the resort community, this house is super close to the playground! If I could recommend one area for improvement it would be to include instructions on how to use the TV and devices. The TV worked fine but it took us a bit to get it worked out! Once we got it working, there was plenty of selections through the cable company. Overall, I'd recommend this property to those traveling to the Orlando area, especially those traveling with kids. It's in a great location relative to the Disney parks, is stocked well, and was a great price.

This home has a TV remote with a power on button that turns on the TV and the digital converter box at the same time and then you have the choice of using the arrows to control channels or the key pad to select channels and volume or press the "guide" button to see your viewing choices. We rented this home mainly because there was a hot tub. The hot tub would not heat and was found to be broken and we could not use it the whole week. No reimbursement offered for the problem. Also read that this just happened to someone else in another review. Also, this company knows nothing about this rental. I sent an email asking if there were high chairs and such for toddler use, because we were driving a very long distance of 20 hours and had to pack it all into the car. So after they said no- we packed 2 high chairs and double stroller into our vehicle with all of our stuff to get there and discover that there was a double stroller and 2 high chairs. There are also 2 single strollers, a wagon and we left a baby swing that we purchased while there for the next family to use. The water also does not stay hot even long enough for one shower and every faucet drips constantly. I do not recommend this home. The neighborhood was very nice with a cool park and very secure gated entry.

Broken Pool - No Service - Ruined Vacation

We rented this home and arrived on Saturday to find the pool to be quite empty and the water not circulating. The Hot Tub was also broken and the BBQ that we paid for the week was not delivered. We started calling the contact numbers for iTrip early morning at 9:30 AM on Sunday and ran into a frustrating barrage of voicemail, message services and email requests that did nothing to get our pool or hot tub working. After more messages and chasing down iTrip on Monday, we finally received a voicemail at 6:30 PM Monday advising us that the pool gasket was broken and a part was on order. The pool would be out of order for a few more days. We are only here 7 days, and according to this information the pool will not be fixed before we leave. Basically iTrip sold us a home with a pool and then broke the contract with us by 1) not advising us that the pool was broken and 2) not providing an alternative accomodation. As I am writing this we still have no pool as it is too cold to use without heat and unsanitary to use the pool without circulation. We feel that iTrip has broken their contract with us and I would not recommend renting this property or any other offered by iTrip. These first three days of our seven day trip, we have spent most of our time trying to get this addressed, with little follow up from anyone. We spent a lot of money on a vacation that has been very disappointing and frustrating. Shame on iTrip for not making this right.

Thank you for your feedback. It is an interesting review, as soon as we were aware that the pool system was not working we dispatched our service who found other issues with the system. It is very unfortunate and quite unfair that you did not include in your review that we offered you a larger pool home for the duration of your stay which you agreed to. Pool Broken - No Service - Renter Beware

We rented this home and arrived on Saturday to find the pool to be quite empty and the water not circulating. The Hot Tub was also broken and the BBQ that we paid for the week was not delivered. We started calling the contact numbers for Premier Resort Properties early morning at 9:30 AM on Sunday and ran into a frustrating barrage of voicemail, message services and email requests that did nothing to get our pool or hot tub working. After more messages and chasing down Premier Resort Properties on Monday, we finally received a voicemail at 6:30 PM Monday advising us that the pool gasket was broken and a part was on order. The pool would be out of order for a few more days. We are only here 7 days, and according to this information the pool will not be fixed before we leave. Basically Premier Resort Properties sold us a home with a pool and then broke the contract with us by 1) not advising us that the pool was broken and 2) not providing an alternative accomodation. As I am writing this we still have no pool as it is too cold to use without heat and unsanitary to use the pool without circulation. We feel that Premier Resort Properties has broken their contract with us and I would not recommend renting this property or any other offered by Premier Resort Properties. These first three days of our seven day trip, we have spent most of our time trying to get this addressed, with little follow up from anyone. We spent a lot of money on a vacation that has been very disappointing and frustrating. Shame on Premier Resort Properties for not making this right.

Hi Jeff, Thank you for your feedback. These unforeseen mechanical errors are always unfortunate and we always do our best to rectify any problems that may arise. What is also unfortunate is the fact that you failed to mention in your review that we moved you and your family to a larger home with a larger pool with a properly functioning pool heater. We also had the bbq grill delivered within 24 hours of the report that it was not there. Additionally, we had the bbq grilled moved to the new home for you to enjoy as well. If we had known that the pool heater was broken prior to your stay, we would have informed you and handled the situation prior to your arrival. However, the previous guests in this home did not experience any issues with it, so we were not aware of the issue until you initially reported it. All in all, we are very sorry for the inconvenience you experienced, but we do feel that the situation was properly rectified as you were given an upgrade to a new home in the same community that you were able to enjoy for the remainder of your stay. Great place for family

We have great times at place. The pool and the hot tube pool were spectacular. We only had problems with the showers. The hot water wasn´t enought for our daily shower, and we are just party of 5, so I think the house is not for party of 8. The place was beautiful and confortable. We enjoy our stay there.

Just stayed here with my daughter, son-in-law and grandchildren. Enjoyed the location, close to Disney. Appreciated that this is a gated community. Was very worthwhile to have the pool heated, highly recommend that you have the pool heat on, neighbors did not and they were only in their pool a short time. Girls loved the pink princess room. All the rooms were nicely appointed.

Hot tub and heated pool were great! We paid extra for the pool heat, and it worked well. However, the temperatures outside were high 70s and some nights low 50s. The deck outside was spacious and had full sun for most of the day. The home was clean and well kept. Lots of space for several families. Having a bathroom off of each bedroom was great for privacy. We enjoyed the stocked shelves of movies and piano. Having a washer and dryer was great for quick cleaning or drying. We love the resort and having the option of the community pool and club house. We even enjoyed water aerobics one day at the community pool and daily walks in the gated community. Kitchen was minimally stocked with cleaning items and appliances but we worked with what was offered. Our son, who has special needs felt right at home, it was very comforting for us! We really were pleased with this rental and will look to stay there again. We hope to have a home much like this when we retire in Florida.
