Pet Friendly - pets less than 25 lbs - additional cleaning/pet hair removal fee required. Pets must be disclosed in advance. Max 1 dog. All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee.

Join us at Jax Brickhouse! Formerly the Jacobs Apartment Building, it was uninhabited and boarded up for many years when the owners discovered this little gem in a historic area of downtown Jacksonville, FL. After spending 2 1/2 years completing full renovations, the building reopened in May of 2016. This 112 year old building is a little piece of downtown paradise! There are 5 apartments in the building, with three of them available for vacation rental. Each is a fully furnished 1100 sq foot apt, includes stainless steel appliances, washer, dryer, Keurig & toaster. Wood Floors in the living area, tile in the Kitchen/Bath and Carpet in the Master Suite. A 50" HDTV in the living area with Direct TV Package. There is a 40" HDTV with Roku in the Master Suite. This apartment also has a great work area with full desk, scanner/printer. Great for those that still need to do a little work, even while taking time off! There is a Backyard Garden with BBQ, TV & Fire Pit, as well as a variety of home grown herbs like Basil, Rosemary, Lemon Grass & Thai Basil are available to everyone. The building is in the Historic District in the Springfield Neighborhood. A vibrant area that is having a wonderful resurgence - there are a variety of area events - from concerts in the park to the Main Street Classic Car Cruise. It is a walkable area, Uber friendly with Sports, Concerts & Restaurants close by! Very close to UF Health Proton Therapy Institute & Wolfson Children's Hospital. The craft beer scene is also taking off with 3 craft breweries within walking distance, and several more a short ride away. This is definitely a great place to kick back, relax and take in all the city has to offer!

Tenant is at least twenty-five (25) years of age and will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests. Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment. Should the laws change regarding applicable taxes, we will adjust your reservation accordingly. This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
GROUP SIZE
The maximum number of occupants allowed per property is listed in the property description. Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight. If maximum capacity is exceeded, occupancy may be terminated without a refund.
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.

Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies are provided. There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.

CHECK OUT INSTRUCTIONS
Posted on the refrigerator & are standard for short term rental properties. Failure to complete these instructions will result in an additional charge of $50 per hour for completion.
When you book our property, we will text, message or email you the code to your identified contact preference - 2 hours prior to your arrival. This will give you access to the front door of the property. Additionally, names & ages of each guest are required in advance of your arrival; make/model of your vehicle(s) are required upon arrival. BATHROOM EXHAUST FANS are to be utilized while bathroom is in use. Any damages caused due to improper operation are the responsibility of the guest and no refunds will be provided.
PARKING
At the premises is based upon the regulations of the City of Jacksonville, Jacksonville Beach, Fernandina Beach, Amelia Island, Atlantic Beach, Neptune Beach, Orange Park. Off-street parking is no more than 1 vehicle per bedroom. Should On-street parking be allowed by the City, then there are no restrictions. No boats, jet-ski’s, trailer or RV’s are allowed without prior permission of Agent.
All vehicles are parked at the risk of the owner, or individual who has signed the vehicle rental agreement. iTrip Vacations, Florida’s First Coast Vacations, LLC or the Property Owner shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the property. If a vehicle is left on the property after the guest checks out without the written consent of iTrip Vacations, we reserve the right to have the vehicle towed at the owner’s expense. No vehicle repairs are to be performed on the property.
