Join us at Jax Brickhouse! Formerly the Jacobs Apartment Building, it was uninhabited and boarded up for many years when the owners discovered this little gem in a historic area of downtown Jacksonville, FL. After spending 2 1/2 years completing full renovations, the building reopened in May of 2016. This 112 year old building is a little piece of downtown paradise! There are 5 apartments in the building, with three of them available for vacation rental. Each is a fully furnished 1100 sq foot apt, includes stainless steel appliances, washer, dryer, Keurig & toaster. Wood Floors in the living area, tile in the Kitchen/Bath and Carpet in the Master Suite. A 50" HDTV in the living area. There is a 40" HDTV with Roku in the Master Suite. This apartment also has a great work area with full desk, scanner/printer. Great for those that still need to do a little work, even while taking time off! There is a Backyard Garden with BBQ, Hot tub, TV & Fire Pit, as well as a variety of home grown herbs like Basil, Rosemary, Lemon Grass & Thai Basil are available to everyone. The backyard amenities are shared - and quiet hours for the yard are posted so we can be respectful of everyone needing their sleep time!
The building is in the Historic District in the Springfield Neighborhood. A vibrant area that is having a wonderful resurgence - there are a variety of area events - from concerts in the park to the Main Street Classic Car Cruise. It is a walkable area, Uber friendly with Sports, Concerts & Restaurants close by! Very close to UF Health Proton Therapy Institute & Wolfson Children's Hospital. The craft beer scene is also taking off with 3 craft breweries within walking distance, and several more a short ride away. This is definitely a great place to kick back, relax and take in all the city has to offer!
ARRIVAL & DEPARTURE
Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.
Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. The Cleaning Services we use schedule their teams for multiple cleans in advance and any unplanned delays create issues. With unscheduled/unapproved late departures, they are required to bring in additional team members to assist, which incurs a higher cost that must be charged. Any requests made for a late departure must be made a minimum of 24 hours in advance of departure time and are subject to approval/availability.

Tenant is at least twenty-five (25) years of age and will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests. Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment. Should the laws change regarding applicable taxes, we will adjust your reservation accordingly. This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
The maximum number of occupants allowed per property is listed in the property description. Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight. If maximum capacity is exceeded, occupancy may be terminated without a refund.
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
One Small Dog, less than 20 lbs is allowed with prior approval. If there is evidence of pets that were not approved, a $500 fine will be charged. *Dog: if you are bringing your dog, please remember that this is an apartment building with 5 units. Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found. Or you will be billed a $500 penalty for violating the Smoking Policy. Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies are provided. There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.
DAMAGES / EXCESSIVE CLEANING
Property Damage must be advised BEFORE departure. Failure to disclose may result in an additional charge.
CHECK OUT INSTRUCTIONS
Posted on the refrigerator & are standard for short term rental properties. Failure to complete these instructions will result in an additional charge of $50 per hour for completion.
When you book our property, we will text, message or email you the code to your identified contact preference - 2 hours prior to your arrival. This will give you access to the front door of the property. Additionally, names & ages of each guest are required in advance of your arrival; make/model of your vehicle(s) are required upon arrival. Maximum Occupancy of both persons and vehicles is enforced.
