Bluebird Bungalow is a 3 Bedroom, 2 Full Bath Home with Full Kitchen, Fully Fenced Backyard, BBQ and Firepit. The bungalow has great windows that take advantage of our beautiful Florida sunshine! Very nice open living/dining/kitchen area and an amazing backyard with fruit trees, sunshine & shade - enjoy our tree swing or just relax & hang out! There is a birdhouse in the backyard and we have had different families of bluebirds that call it home! When you stay with us - you may see them!

Avondale is a great area - we are a few blocks to cute shops and restaurants including The Brick, Blue Fish, Mellow Mushroom and Southern Grounds - just to name a few spots! Or head the other way to Ale Pie House or Pine Grove Deli - or maybe Restaurant Orsay or Iguana on Park are more your style! Wonderful, walkable neighborhood - a short walk to the St Johns River.
Pet Friendly - pets less than 25 lbs - (max 2) additional cleaning/pet hair removal fee required. Pets must be disclosed in advance. Fee is per pet. All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee.

***Quiet hours are from 10PM-7AM. Please keep noise to a minimum. This is a local ordinance and quiet hours are strictly enforced!***
***Non-Smoking Property: The entire interior & exterior of the property is no-smoking. This the backyard.
**Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced. The property is monitored by Noise Aware & Minut as noted in the booking agreement.
A confirmed reservation for this property is considered an agreement in full to all of our terms & conditions as noted in the booking agreement. If you need to receive a separate copy, please provide your direct email address and we will happily send you a copy.
ARRIVAL & DEPARTURE
Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.
Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. The Cleaning Services we use schedule their teams for multiple cleans in advance and any unplanned delays create issues. With unscheduled/unapproved late departures, they are required to bring in additional team members to assist, which incurs a higher cost that must be charged. Any requests made for a late departure must be made a minimum of 24 hours in advance of departure time and are subject to approval/availability.
Frequently Asked Questions
When should you operate the fan? According to the HVI (Home Ventilation Institute) bathroom fans should only be operating for about 20 minutes during and after a bath or shower.
Should the fan be left on all day or left on all night? You especially should never leave the fan on all of the time. If it is run too long, it can overheat and become a serious problem and fire hazard.
Tenant is at least twenty-five (25) years of age & will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests. Any changes in occupancy/dates must be made and agreed to in writing by both parties. Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment. Should the laws change regarding applicable taxes, we will adjust your reservation accordingly. This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age. Any violaters will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
The maximum number of occupants allowed per property is listed in the property description. Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight. If maximum capacity is exceeded, occupancy may be terminated without a refund.
Any reservation obtatined under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
Pets are allowed on property (max 2) less than 25 lbs - must be disclosed in advance and pet fee paid. If there is evidence of pets without disclosure, a $500 fine will be charged.
Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found. Or you will be billed a $500 penalty for violating the Smoking Policy. Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.
Linens & towels are provided. Excessive stains, damage or loss of the linens will result in a $50 charge. An intial supply of paper products is provided. Extra items are the responsibility of the Tenant. Limited cleaning supplies are provided. There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.
Property Damage must be advised BEFORE departure. Failure to disclose may result in an additional charge.
CHECK OUT INSTRUCTIONS
Posted on the refrigerator and are standard for short term rental properties. Failure to complete these instructions will result in an additional charge of $50 per hour for completion.
Firearms & Weapons
- Guests must abide by all Federal, State and local laws.
- Firearm and weapons must be appropriately registered.
- Firearms must be unloaded
- No cleaning of firearms is permitted on the premises.
- Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest, at all times and clearly labeled with their name and contact information.
When you book our property, we will text, message or email you the code to your identified contact preference - no later than 2 hours prior to your arrival. This will give you access to the front door of the property. Accessing the property in advance of the 4pm EST check in time is prohbited unless authorized thru a communication from us. Any advanced entrance is unauthroized and may result in additional charges. Additionally names & ages of each guest are required in advance of your arrival; make/model of your vehicle(s) is required. Maximum Occupancy of both persons & vehicles is enforced.
