Pet policy and details:
→ Dog-friendly for up to two dogs under 50 lbs - lets you bring pets without exceeding the property’s capacity.
→ $100 additional cleaning and pet-hair removal fee - covers extra cleaning after stays with animals.
→ Pets must be disclosed in advance - we require notification so the fee and preparations can be applied.
→ Dogs must be treated with Advantage or a similar topical flea and tick repellent three days prior to arrival - failure to disclose a pet in advance will result in a $500 fee.
Parking and arrival:
→ Driveway parking for two cars - simplifies arrival and hauling beach gear.

Restful Bedrooms:

When should you operate the fan? According to the HVI (Home Ventilation Institute) bathroom fans should only be operating for about 20 minutes during and after a bath or shower.
Should the fan be left on all day or left on all night? You especially should never leave the fan on all of the time. If it is run too long, it can overheat and become a serious problem and fire hazard.
Tree Frogs & Lizards are also indigenous to our tropical climate and will be around all of our properties. These are good for the environment and are not anything that we treat for! You may find the occasional one has gotten into the property and not made it out - or has gotten in and is hopping around. There is nothing wrong with this - it is part of our local environment.

Tenant is at least twenty-five (25) years of age and will be an occupant of the unit during the entire reserved dates. In addition to Tenant, other authorized occupants that have been identified to us are included. Should any unauthorized persons occupy or use the Premises, Tenant shall vacate the premises immediately without any refund. Rental status is transient and gives no residential claim to the guests. Transient accommodations, or "short term rentals" are also subject to applicable Florida Sales and County tourist development taxes which are added as a part of your total payment. Should the laws change regarding applicable taxes, we will adjust your reservation accordingly. This may include an additional charge should tax rates be increased or a refund if tax rates are decreased.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
GROUP SIZE
The maximum number of occupants allowed per property is listed in the property description. Maximum capacity applies to any given time, such as during a gathering of people at the property that includes guests that are not staying overnight. If maximum capacity is exceeded, occupancy may be terminated without a refund.
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of reservation deposit, damage deposit, and/or balance of rental payment.
PET POLICY
Pets are allowed on property (max 2) less than 50 lbs - must be disclosed in advance and pet fee paid. If there is evidence of pets without disclosure, a $500 fine will be charged.
NONSMOKING UNIT
Smoking is strictly prohibited. Your damage deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found. Or you will be billed a $500 penalty for violating the Smoking Policy. Smoking would include all forms of tobacco, cigarettes, pipes, cigars, e-cigarettes, vaping, etc.
LINENS/TOWELS/SUPPLIES/FURNITURE
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $5 Charge per piece. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies are provided. There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.
DAMAGES / EXCESSIVE CLEANING
Property Damage must be advised BEFORE departure. Failure to disclose may result in an additional charge.
CHECK OUT INSTRUCTIONS
Posted on the refrigerator & are standard for short term rental properties. Failure to complete these instructions will result in an additional charge of $50 per hour for completion.
Beach Gear
This is provided for your use during your stay and includes a surf board, 2 boogie boards, beach wagon, 2 beach chairs, 2 small beach umbrellas. These items are checked before & after each guest stay to ensure they are in operating order. Any damage/loss of these items is the responsibility of the guest.
Firearms & Weapons
- Guests must abide by all Federal, State and local laws.
- Firearm and weapons must be appropriately registered.
- Firearms must be unloaded
- No cleaning of firearms is permitted on the premises.
- Firearms and weapons must be safeguarded and secured in either a locked, hard sided firearm container or a soft gun case provided by the guest, at all times and clearly labeled with their name and contact information.
- No fireworks of any kind, including sparklers.
When you book our property, we will text, message or email you the code to your identified contact preference - 2 hours prior to your arrival. This will give you access to the front door of the property. Additionally, names & ages of each guest are required in advance of your arrival; make/model of your vehicle(s) are required upon arrival. Maximum Occupancy of both persons and vehicles is enforced.
To maintain the quality of our property and ensure a pleasant experience for all guests, please refrain from using hair dye or any other staining substances on the premises. Any guest found to have used hair dye in a way that results in stained linens, towels, or other property items will be subject to an additional cleaning and damage fee.
