Welcome to our beautiful 3 bedroom, 3 bathroom house in Hot Springs Village! Nestled on a Cortez Golf Club fairway, our home is the perfect escape for golf enthusiasts and nature lovers alike.

The spacious and open floor plan is perfect for entertaining, with a large screened-in porch that is perfect for golf/nature watching. The fully equipped kitchen features updated appliances and everything you need to cook up a good meal. The living room boasts comfortable furniture and a large Smart TV, making it the perfect spot to relax after a day on the course.

Each bedroom boasts its own private bathroom, and the house can accommodate up to 6 guests comfortably. The master bedroom features a king-sized bed and en suite bathroom with a jetted tub, perfect for relaxing after a long day. The second and third bedrooms each have their own private bathrooms. In addition to the bedrooms, the house features a dedicated work space with a desk and fast Wi-Fi, perfect for remote work or virtual learning. And when the work is done, step outside to the backyard and fire up the grill for a BBQ with friends and family.

Our home is located in the beautiful Hot Springs Village, a gated community with access to 9 golf courses, 11 lakes, and numerous hiking and biking trails. Whether you're looking to hit the links or just enjoy the great outdoors, our home is the perfect base for your vacation.

-Tenant agrees to leave the premises and its contents in the same condition (neat and tidy) as Tenant found the premises to be upon move-in, normal wear and tear expected. Beds should be stripped of linens and placed in a pile in each bedroom for housekeeping.
- All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. Please place trash bins in front of house for pickup.
-Furnishings are not to be removed from the premises for use outside or in other properties.
-Tenant and any guest of Tenant shall obey all laws of the state of Arkansas, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of Arkansas or the above rules may cause Tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.

ABSOLUTELY NO PETS
Unless the rented property is advertised as pet friendly and Tenant contacted
the Agent about a pet in advance of the arrival date, then absolutely no pets
are allowed. If evidence of a pet(s) is found in the unit or on the premises,
then Tenant and all guests will be asked to vacate immediately with no refund
of rent or damage deposit. Pets on the property subject the Tenant to a $500
fine (pre-approved service dogs are accepted).

HOUSEKEEPING
There is no daily maid service. Nevertheless, if you desire daily maid service,
then notify iTrip Central Arkansas and such service can be provided at a daily
fee. Linens and towels are included and are not to be taken from the unit. An
initial setup of trash liners, toilet paper and soap is provided.

UTILITIES
No compensation will be given for a temporary outage of electricity, gas, water, cable, or telephone service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.

There is a one-time cleaning fee. Additional cleaning fees will be due in the
event that cleaning involves beyond normal measures of cleaning. Pictures
will be submitted of negative behavior along with the additional
fees. Negative behaviors include parties, excessive trash, excessive debris,
excessive moving of furniture, etc.

NONSMOKING UNIT
Smoking of tobacco and or marijuana is strictly prohibited inside of the unit.
Your damage deposit will be forfeited and you will incur an additional charge
for carpet cleaning and deodorizing if any evidence of smoking is found.
Evidence of smoking in the property is an immediate $1000 fine.
Please pick-up your cigarette butts if smoking outside of the unit. Excessive
cigarette butts on the ground (5 or more) will be fined $200.

SLEEPING CAPACITY/DISTURBANCES

Tenant and all other occupants of the premises will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following:
  1. Occupancy exceeding the sleeping/daytime capacity of the property
  2. Using the premises for any illegal activity
  3. Causing damage to the premises rented or to any of the neighboring properties
  4. Any acts that interfere with neighbors' right to quiet enjoyment of their premises

HOLD HARMLESS
 iTrip Vacations, iTrip Central Arkansas, Deaton Group Realty or the owner of the premises assume any liability for (i) loss, damage or injury to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet service, electricity or plumbing or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.

Please remember that you are renting a private home. NO PARTIES, EVENTS or PERFORMING ARTISTS OR BANDS ARE ALLOWED. These are cause for eviction with no refund and may damage our ability to offer the home to future guests exposing you to liability and damages. Please treat the property with the same respect you would like shown in your own home.

Wonderful home in delightful setting. The only issue to be aware of before booking this lovely home is there is absolutely no cell coverage on the premise. WiFi in the home is great.

This home was well equipped with everything we could possibly need. It was clean and the layout was great for us and our guests. I personally enjoyed the screened in back patio that overlooks #3 green on the Cortez Golf Course. We would definitely recommend this place and hope to lease it again in the future.

Wonderful place for our golf trip

We booked this place for the reason it looks great from the photos and has a fairway in the backyard. When we arrived, we were totally surprised how well this house was presented to the guests like us. The house is spotlessly clean, cozy and comfort. My kids love it totally. They enjoyed the guest bedrooms with two full-size beds. We enjoyed their fully stocked kitchen, the study office in the master bedroom. Since the house looks like lately renovated, everything feels pretty modern and new, which seems quite different from other rentals we saw. The covered patio is a good place for my kids hanging out, or see fireflies at night. Another thing to mention is that, the house is really designed for golfers like our family. From wall arts to extra golf balls for the guests. It is also close to the Cortez golf course which does come with driving range and practice putting green. I think not all of courses have a driving range. $2/bucket is also affordable compared to where I am from. This place is quite, very quite. It helps my kids and myself sleep very well, even though the week we were there was super hot, compared to the average temp. at HSV.

I stayed at this lovely house with my two daughters. I've never seen such large closets and bathrooms! The house is completely stocked which is very appreciated, especially if you like to cook on vacation like I do. I love that they even had paper plates and things like tinfoil and plastic wrap. Sheets were soft and beds comfortable. The only downsides were lack of cell phone service at the house but they did have wifi for getting on the internet. Also, it is a bit hard to find and if you lose your directions you may have trouble getting cell phone reception to find them electronically. And, there is a third entrance for residents only that requires a code. Coming from Hot Spring NP, my phone kept sending me to that gate and we were lost for about 1/2 hour trying to get far enough away from that entrance for gps to give us new directions. I highly recommend this house and will definitely stay here again in the future.

The owner has done everything right & more! The home is spacious, well-decorated & very comfortable. There were more than enough nice towels, full-size shampoo, conditioner & body wash in each of the 3 bathrooms!! There was a sweet 'welcome basket' with snacks, too! The spacious screened-in porch was perfect for enjoying the beautiful view & hearing birds sing every day! The property management company was very easy to deal with & quickly helped with a small issue we had. They sent great instructions from start to finish. We will save this property for our future visits to Hot Springs Village!
