This property offers multiple options for the Great Outdoors. Located on the Clinch River, which is nationally known for it's large Brown and Rainbow Trout as well as Smallmouth Bass and multiple other fish species; it is only a brief boat ride to Watts Bar lake for all other species of freshwater fish. There is also a full service boat ramp and public park after you go through the three-way stop on the way to the property, so bring your boat. It is located on the left approximately 1 mile after you exit the interstate, just before you cross the Clinch River bridge, where you get a brief glimpse on your right of what awaits you. It is called William B. Ladd Park, and it is the closest launch to the property.
Big Piney offers tons of parking and room to spread out if you have trailers and/or ATV's. Enjoy the Great Outdoors with direct access to the Clinch River for fishing, swimming, sight seeing, and all boating activities. There is no dock access currently on this property, but the water is waist deep approximately 50 yards from the shoreline when the River is at full pool.

PETS ALLOWED
There is a $30.00 +tax cleaning fee per night to bring a pet. Tenant MUST contact us prior to check-in if bringing a pet, and cleaning pet-fee will be required. If evidence of pet is found on property without pet fee payment, then tenant will be charged an additional $150.00 PLUS the $30.00 +tax per night fee for duration of the stay.
If damages occur from pet, then Tenant is responsible in paying for said damages. Tenant is responsible for cleaning up after pet in yard as well as inside if accident's occur. An additional $100 cleaning fee will be charged for excessive pet waste and/or pet hair found after check-out. Pets must be crated when Tenants are off property.
NONSMOKING UNITSmoking is strictly prohibited. Your damage deposit will be forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.
HOUSEKEEPING
There is no daily maid service. Linens and towels are included and not to be taken from the unit. An initial setup of trash liners, bathroom paper, and soap is provided. There is a one time cleaning fee included in the booking. Additional cleaning fees will be due in the event that the departure rules are not followed.
LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels. Any lost or damaged linens will be deducted from your deposit. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided. We recommend that you bring any special items that you may need.
UTILITIES
No compensation will be given for temporary outage of electricity, gas, water, cable, or Wi-Fi service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.
