Welcome to Stanford Stay – a beautiful home away from home where you can enjoy mountain views and all the amenities of a well-appointed countryside home just outside of Chattanooga! In just 15-20 minutes, you can be at most area attractions, outdoor adventures, local downtown restaurants and breweries, boutique shopping, and music venues. This home has space for everyone to relax, both indoors and outdoors, with an open front porch and screened in back porch, and a family room for hanging out, playing ping pong or other games, or watching your favorite movie. It even has a dedicated home office that is ideal for remote work - complete with desk and fantastic view!

The hosts were very responsive prior to our arrival and touched base with us a couple of times while we were there. The boys enjoyed the ping pong, the chess set and other games. We even did a little Easter Egg hunt in the back. I had a little trouble with the upstairs TV and it seems that one remote might need replacing. We loved the Whirlpool tub. This family friendly 2,600 square foot home sits in a quiet neighborhood on 1/3 acre. It comfortably sleeps up to 8 guests with 3 bedrooms, a sofa bed and 2 additional queen air mattresses. The full kitchen and eating area is equipped with everything you need to make cooking and eating-in a breeze and enjoyable experience for your whole group! There’s a large sectional sofa in the main floor family room, TV, and a screened in porch to the side with seating and a propane fire pit. Also on the main floor is a dedicated room with large desk, bookshelves, sofa, and a great view of the mountains. This room will make even remote working enjoyable!

The downstairs is set up to be a fun and inviting hang out area, with sofa bed and love seat, TV, plenty of games, and ping-pong table. There is another full bath, along with the third bedroom (queen bed), and two queen air mattresses with linens and pillows provided (located in tubs underneath the ping-pong table) with ample room to use them for extra guests.

Sleeping Arrangements (3 bedrooms & 3 bathrooms) – (1) Large primary bedroom on the main floor with king bed, dressers, closet, TV, nightstands with built in USB ports, reading lamps, and ceiling fan. You’ll truly enjoy this lovely space, including the ensuite full bath with walk-in shower and jacuzzi tub. (2) Furnished guest bedroom on the main floor with queen bed, nightstands, dresser, closet, TV, and ceiling fan. The bedroom closet also contains a pack-n-play. Additionally, the main floor office/study has room for a queen size air mattress (and will be set up on request - see pictures). A full bath with walk-in shower and laundry room is also on the main floor. (3) Downstairs guest bedroom with queen bed. The downstairs living area has a pull-out sofa (queen), love seat, and room for an air mattress. A full bath with a tub/shower combo is also downstairs.

Additional Information:

Steps – There are steps to the house from the main front entrance, and steps to the downstairs and back yard.

Parking – There is a large private driveway.

Neighbors – As this home is part of a neighborhood community, please be respectful of neighbors.

Guest Access – With the exception of the garage and one locked closet door, guests have full access to the entire home.

GARBAGE
Outside trash receptacles are provided to ensure inside trash does not accumulate.
 
HAZARDOUS PRACTICES
No grills of any kind are permitted inside or in any covered areas. Grills may be used only in open air areas 50+ feet away from the home. No open flame (e.g., candles) is permitted (in/out). Do not dismantle smoke or carbon monoxide detectors as they are for your protection.

HOLD HARMLESS
iTrip nor the Owner of the premises assume any liability for (i) loss, damage, illness or injury to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet access, electricity or plumbing or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.

LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels for your stay. Paper products and cleaning supplies are provided. We recommend you bring any additional or special items you may need.

MAINTENANCE
Report any maintenance needs to the Agent who will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, heating and air conditioning, appliances, televisions, and internet/WIFI.

NONSMOKING
Smoking/vaping is strictly prohibited. Tenant will forfeit any deposit and be subject to a $500 fine due to smoking/vaping being found.

PARKING
Parking is limited to the designated area(s) and guests all risks. Neither the Owner, Owners Association, nor iTrip is responsible for any vehicle damage/theft. No boats, jet skis, campers, trailers, or RVs, allowed.

PET POLICY
Pets are allowed in designated homes and should be included in initial booking, or subsequent updates. Unauthorized pets may result in immediate removal and up to a $500 fine.

POOL, HOT TUB & PATIO/DECK
Tenant acknowledges that if the premises reserved includes a pool and/or hot tub, no lifeguard is on duty, the pool, hot tub, and patio/deck can be dangerous areas, the deck/patio can be slippery when wet, and that injury may occur. Diving, horseplay or running is prohibited.  No child or adult non-swimmer is permitted to use the pool without adult supervision by a strong swimmer.

Tenant must immediately report any problems with pool, hot tub, or safety fencing. Tenant and guests accept and assume all risks involved in using the pool, hot tub, and patio/deck and agree that neither the Owner, owners’ association, or iTrip accepts any responsibility whatsoever in the case(s) of accident or illness resulting from use of these amenities.

SLEEPING CAPACITY/DISTURBANCES
The maximum occupancy is based on the property limitations in the rental reservation. No parties/events allowed; small family/friend celebrations possible but must inquire in advance. Tenant’s immediate removal and forfeit of rental fee and security deposit for: Exceeding maximum occupancy; any illegal activity; damage to the premises or to neighboring properties; any acts interfering with neighbors’ right to quiet of their premises. Quiet Time: 10:00PM – 7:00AM

STAIRS
There may be stairs to enter the premises (see pictures and inquire if any concerns).

TENANT
Tenant and any guest of Tenant shall obey all laws of the state the vacation rental property resides in, as well as local laws, while they are on the premises. Failure to abide by the laws of Tennessee or Georgia may result in removal and forfeit of rental fees and security/damage deposits.

The above are all causes for removal and forfeit of fees and may damage our ability to offer the home for future guests, thereby exposing you to potential liability.
