Welcome to the "QUARTER DECK!" Located In the Painter's Hill neighborhood of Flagler Beach.

This is a rustic cottage on the Sea. There are some quirks and character at this cottage, but if Ocean Views and immediate Beach Access are important, then you have found the perfect place! Nowhere in Flagler Beach will you get this access to the beach for such a small price!

We supply a starter set of shampoo, hair conditioner, soap, toilet paper, paper towels, dish detergent, & more. The beds will be fully made and ready for your arrival with freshly laundered linens. A set of towels for each person is also included in the rental rate.

-Primary Renter must be 25 or older

-No Parties/Events/Performing Artists or Bands on the Property

-No Smoking/Vaping - Violators will be Fined

-No Loud Music/Quiet Hours 10PM-7AM

-Check-in: After 4PM /Check-out: Before 10AM (No exceptions) - Clean Team starts at 10:15AM!

-Maximum Occupancy - 5 Guests at all times

-Cleaning Fee = Cleaning+Damage Waiver+Processing

- Pets are prohibited at all times - NO PETS

- THE QUARTER DEK is tucked away in a residential neighborhood. Please be mindful of the family-friendly character of the home during your stay.

- Lost keys are billed at $15. Please return all keys.

These are all separate causes for eviction with no refund or any monies paid.

IMPORTANT - Good Neighbor Rules

Please do not bother the sea turtle nests on the beach at the back of the property. The Sea Turtles are protected wildlife in Florida. Refer to the sea turtle pamphlet located in the cottage. (Violators can be arrested). Similarly, there are bright light rules during nesting season. We respect our Ocean and its precious wildlife.

The town of Flagler Beach has a laid-back and friendly vibe. The area is considered a throwback to Old Florida, during a much simpler time away from the maddening crowds. All the neighbors are very nice and welcoming. IT'S A RETRO TOWN with a SALTY STYLE.

**Beach Re-nourishment: The city is working to improve the general state of the sand dunes along the coast line. There may be vehicles driving along the beach past the property to get to other areas of the coast line.**

CANCELLATION POLICY
In the event that you must cancel your reservation, please be aware that cancellations must occur at least 30 days prior to the arrival date. If cancellation occurs 30 days or more prior to arrival date all monies will be refunded with the exception of a $100.00 administrative fee.
 
HAZARDOUS PRACTICES
No barbeque grills of any kind are permitted on balconies or in the unit. No open flames of any kind are permitted. Candle burning is NOT permitted on balconies or in the unit. Do not dismantle smoke detectors as they are there for your protection. Use the overhead stove fan when cooking to avoid accidental, activation of the smoke detector alarm. No fireworks are permitted on premises.
 
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
 
FALSIFIED RESERVATION
Any reservation obtained under false pretense will be subject to forfeiture of the reservation deposit, damage deposit, and/or balance of rental payment.
 
UTILITIES
No compensation will be given for the temporary outage of electricity, gas, water, cable, internet, or telephone service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.
 
NONSMOKING UNIT
Smoking and vaping are strictly prohibited on premises. Your damage deposit will be forfeited and you will incur an additional charge of $500 for carpet cleaning and deodorizing if any evidence of smoking or vaping is found.

PET POLICY
This property does NOT allow any pets. If any evidence of a pet is found, you will incure an additional $150 charge for extra cleaning and steaming.
 
ENTRY BY OWNER
Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed-upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters, or contractors. The owner will provide the renter with at least 24-hour notice of the Owner's intent to enter (except in the case of an emergency).
  
SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of 5, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interfere with neighbors' right to quiet enjoyment of their premises.

CONSTRUCTION
iTrip nor the Owner is not responsible and is not in control of any actions of other adjacent property owners. No refunds will be given for adjacent construction noise or inconvenience. 
 
HOLD HARMLESS
iTrip, VCJ Property Management or the Owner, does not assume any liability for loss, damage, or injury to persons or their personal property. Neither does the owner accept any liability for any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet, electricity, or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control. Tenant and all other occupants willingly occupy these premises.  In exchange for being allowed to occupy the premises, Tenant, on behalf of himself, his heirs, assigns, and descendants, agrees to the fullest extent permitted by law, to release and forever discharge  iTrip, VCJ Property Management or the Owner from any and all injuries, costs, damages, loss, death, or other claim or injury suffered of any nature whatsoever arising out of Tenant’s own negligence or gross negligence; the negligence or gross negligence of  the Owner, iTrip, VCJ Property Management or any of its employees, managers, principals, owners, representatives, agents, authorities, leaders, or other person affiliated with it in any way; and the negligence or gross negligence of any other occupant in connection with the stay whether that be prior to, during, or immediately after the stay. By agreeing to these terms, and in exchange for being allowed to stay on the premises, you further agree that you will indemnify iTrip and the Owner and hold iTrip, VCJ Property Management or the Owner harmless for any and all injuries, costs, damages, loss, or other claims made by all other occupants other than yourself arising out of or in any way caused by your actions undertaken in the course of your stay on the premises. Tenant understands that he/she does not have to stay on the premises and that without agreeing to these terms whereby he/she chooses voluntarily to waive any liability of iTrip and the Owner under the above terms, he/she will not be allowed to stay on the premises. The use of the premises is at Tenant's own risk.

BBQ GRILL
Guests acknowledge they shall not leave the bbq grill unattended while in use to include heating the grill up. Any damage to the grill due to it being left unattended will result in a replacement charge of $300. Guests acknowledge they are responsible for cleaning the grill after each use. Failure to clean the grill will result in a $25 charge.
 
MAINTENANCE
Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, internet connection, and stereos.
 
PARKING
Parking at or on the premises is limited to three cars. No boats, jet skis, trailers, or RVs. If there are more than the allowed cars or there are unauthorized vehicles of any kind at or on the Premises, the Owner and/or the Owner’s Agent may tow or have the extra cars and/or unauthorized vehicles towed without notice at the Tenant’s sole expense.
 
LOST and FOUND
Neither Manager or Owner will be responsible for Guest(s) personal property left behind or lost during the stay. If we are able to find an item left behind we are willing to ship it to the registered guest upon request. Shipping charges will be charged to the guest along with a $25 administrative fee. Items unclaimed will be held for a maximum of 14 calendar days at which time the Manager reserves the right to dispose of or may elect to donate the item(s) to a local charity.

SECURITY
To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the Property and upon check-out. Should you not be able to secure the Property, you should contact the Manager immediately.

PEST CONTROL
Many different pests live and thrive in this part of Florida. This Property has been professionally treated by a commercial pest control company with precise and complete preventative treatments in an effort to keep all the pests and bugs outside. Should you experience a pest control issue, please contact Manager so that the Owner’s pest control company may attempt to eradicate the problem. Manager does not accept liability for unfortunate and seasonal visits of any wildlife including but not limited to rodents, insects, and sea life, and no refund or credit will be given related to such unforeseen events.
 
LINENS/TOWELS/SUPPLIES/FURNITURE
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge.  An initial supply of paper products is provided. There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.

Before you settle in and get comfortable, we would like to make you aware of the House Rules in place at our vacation rental. Understanding and complying with our house rules will make for a comfortable and fun stay for everybody!
Please read each of the rules carefully in order to avoid any danger, deductions from your security deposit or additional charges to your credit card upon check-out.
  • Please treat our house with the same respect as you would your own home. We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests.
  • Be sure to maintain a good level of cleanliness throughout your stay, this will make it much easier when check-out time comes!
  • In case of any accidental damage, we’ll look into the issue internally to decide if and how much the deduction or repair cost will be.
  • We hope you have lots of laughter and fun times during your vacation! However, NO PARTIES, EVENTS, PERFORMING ARTISTS, DJs or BANDS ALLOWED AT ANY TIME. Keep the noise to a minimum after 10pm. Please be respectful of the neighbors at all time.
  • Do not exceed the maximum occupancy for the house (5) at any time.
  • No smoking/vaping. If any evidence of smoking/vaping is found there will be a $245 additional cleaning charge.
  • Do NOT place luggage on furniture or linens. Any damage or stains to furniture or linens will be charged to the guest.
  • No Pets allowed.
  • Please ensure you read and fully understand the house rules at the beginning of your stay. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.
  • Have fun! This is your vacation time and we hope you make the most of our home, its amenities, and your opportunity to relax and visit the surrounding area.

DODGE THE DUNES:

Make sure you “Dodge the Dunes” by avoiding any walking, parking or driving on any
grass or plants on the east side of A1A. Florida State Statute 161.053, Flagler Beach
City Ordinance 5.02.04.
 
Only access the beach using the approved stairs and access points. Do not walk, slide,
jump or throw items down the dunes.

A Slice Of Heaven

I actually stayed from December 4 through December 23, 2023. My stay was magnificent and I absolutely loved the place and the views! If you are looking for frills, this is not the place. If you are looking for solace, this IS the place!!! You will have a few steps to the ocean! You will be rocked to sleep by the ebb & flow of those magnificently powerful waves every night. I woke up after leaving missing that slice of heaven so much!!! I wish I had a place like that!!! Thank you so much for having it!!! Love and gratitude!!!! I cannot wait to visit again!!!!

Just What We Needed

The Quarter Deck is a unique property that sits right on the beach that allows for awesome sunrises! We enjoyed our coffee and sunrises every morning on the beach! We were also able to watch the dolphins swimming and were fortunate to see a whale playing in the surf! The beach is very private! The Quarter Deck was clean and stocked with everything we needed. The owners/property managers addressed our concerns in a timely manner. We hope to rent the Quarter Deck again!!!

Perfect location

My husband and I stayed here for a week to celebrate our anniversary. We thoroughly enjoyed our stay here. It was our first time to Flagler Beach. The little beach cottage is right on the beach. We loved waking up every morning and sitting at our picnic table to watch the sunrise over the ocean. It’s such a relaxing place to stay. We actually booked this place for 2 weeks next year. Can’t wait to go back!

Quarter Deck Cottage

Overall, we had a great experience at this property. The house is a little "quirky" with there being two front entrances--one side for kitchen/living and bathroom and the other side for the bedroom and bathroom. Very clean. It worked great for just the two of us though. The sand in this area is a little strange--very course but when you step in it, you sink. A little hard for walking but doable. The beach slopes to the ocean and quite a drop-off once you step in the ocean. Shell collecting was wonderful. We were there in December so didn't need the air conditioners except for a brief time. They are very noisy.

Quiet and Private

House was just as described. A beach house....and what a beach. Steps away the house, quiet with very little foot traffic. Loved cooking in the little kitchen and looking out the window at the water. Everything we needed was available in the house. Fishing was wonderful - Jack Crevalles, bluefish, Tarpon.....We set up a little table and a shade covering on the back porch to make a nice seating area - for there is no shade outside. There were nice Adirondack chairs there and plenty of beach chairs available as well. Beware of sticker burrs and fire ants in the grass- always wear you shoes. I know it's Florida stuff - but I learned the hard way. We have already booked a return trip!!

Peaceful beach retreat

Great place right on the beach. Amazing views of the ocean. Even the view out of the kitchen window is a million dollar view. You can’t get any closer to the water. The beach was quiet and great for spending the day just relaxing or splashing in the waves. The house was nicely decorated in a beach theme. It had everything you could need and was very clean. We had a small issue when we arrived and the owners were there right away and took care of of us. I can’t recommend staying here enough.

My Favorite Beach!

This beach area of Florida has always been our favorite and we were so happy to have found this cottage. Exactly what we were looking for, the quirkyness is not an issue for us. However, having said that, we are an older couple and the futon/sofa needs to be replaced, we could not easily get up from it and it wasn't comfortable to sit on at all. Also, please consider placing a tv in the kitchen side, perhaps above the kitchen table, so that guests can watch tv without lying in bed. Otherwise, we loved it!

We enjoyed our stay at the Quarter Deck house. It was nice to be able to just walk right out to the ocean. The house itself was in need of repairs: the outside walls had large visible cracks. There is no outside lighting ( especially at night). The door jams are very rusty and the handles also. It was very hard to lock them.

I loved how close to the beach this was. That was fantastic. I did not expect it to be 2 separate hotel rooms. One was the kitchen and living room, and then you have to go outside and across the way is a 2 bed hotel room. So that was quite odd. Both rooms had portable AC units so it never really cooled down the rooms so I was really hot the whole time. And apparently check out time is 10am. She was there at 10;05 to kick me out. So all in all I was a bit disappointed. But the beach was great.

The check out time is clearly communicated on the description of the property, the booking contract and on notifications you receive after the booking. We had guests that were arriving the same day and we needed access to the unit. Our cleaning person had to wait until approximately 1030 AM until the cottage was vacated. We have identified the issue with the AC. They are powerful enough to cool the rooms. We apologize for the inconvenience. We have remedied the situation. Your feedback is valuable to us. We are always looking to improve.
