We supply a starter set of shampoo, hair conditioner, soap, toilet paper, paper towels, dish detergent, & more. The beds will be fully made and ready for your arrival with freshly laundered linens. A set of towels for each person is also included in the rental rate.

- THE QUARTER DEK is tucked away in a residential neighborhood. Please be mindful of the family-friendly character of the home during your stay.
- Lost keys are billed at $15. Please return all keys.
These are all separate causes for eviction with no refund or any monies paid.
IMPORTANT & REQUIRED: Our properties are protected by SUPERHOG, the digital trust platform that enables Hosts, Operators, and Guests to confidently transact in the short-term rental space.

IMPORTANT - Good Neighbor Rules
Please do not bother the sea turtle nests on the beach at the back of the property. The Sea Turtles are protected wildlife in Florida. Refer to the sea turtle pamphlet located in the cottage. (Violators can be arrested). Similarly, there are bright light rules during nesting season. We respect our Ocean and its precious wildlife.
NOTE: The property is located at N Ocean Shore Blvd. in Flagler Beach. Just remember it is the building to the left as you are facing the ocean. The building on the right is not available for rent.
The town of Flagler Beach has a laid-back and friendly vibe. The area is considered a throwback to Old Florida, during a much simpler time away from the maddening crowds. All the neighbors are very nice and welcoming. IT'S A RETRO TOWN with a SALTY STYLE.
**Beach Re-nourishment: The city is working to improve the general state of the sand dunes along the coast line. There may be vehicles driving along the beach past the property to get to other areas of the coast line.**
Frequently Asked Questions
In the event that you must cancel your reservation, please be aware that cancellations must occur at least 30 days prior to the arrival date. If cancellation occurs 30 days or more prior to arrival date all monies will be refunded with the exception of a $100.00 administrative fee.
No barbeque grills of any kind are permitted on balconies or in the unit. No open flames of any kind are permitted. Candle burning is NOT permitted on balconies or in the unit. Do not dismantle smoke detectors as they are there for your protection. Use the overhead stove fan when cooking to avoid accidental, activation of the smoke detector alarm. No fireworks are permitted on premises.
FAMILY RENTAL ONLY
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
Any reservation obtained under false pretense will be subject to forfeiture of the reservation deposit, damage deposit, and/or balance of rental payment.
No compensation will be given for the temporary outage of electricity, gas, water, cable, internet, or telephone service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.
Smoking and vaping are strictly prohibited on premises. Your damage deposit will be forfeited and you will incur an additional charge of $500 for carpet cleaning and deodorizing if any evidence of smoking or vaping is found.
This property does NOT allow any pets. If any evidence of a pet is found, you will incure an additional $150 charge for extra cleaning and steaming.
ENTRY BY OWNER
Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed-upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters, or contractors. The owner will provide the renter with at least 24-hour notice of the Owner's intent to enter (except in the case of an emergency).
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of 5, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interfere with neighbors' right to quiet enjoyment of their premises.
iTrip nor the Owner is not responsible and is not in control of any actions of other adjacent property owners. No refunds will be given for adjacent construction noise or inconvenience.
iTrip, VCJ Property Management or the Owner, does not assume any liability for loss, damage, or injury to persons or their personal property. Neither does the owner accept any liability for any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet, electricity, or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control. Tenant and all other occupants willingly occupy these premises. In exchange for being allowed to occupy the premises, Tenant, on behalf of himself, his heirs, assigns, and descendants, agrees to the fullest extent permitted by law, to release and forever discharge iTrip, VCJ Property Management or the Owner from any and all injuries, costs, damages, loss, death, or other claim or injury suffered of any nature whatsoever arising out of Tenant’s own negligence or gross negligence; the negligence or gross negligence of the Owner, iTrip, VCJ Property Management or any of its employees, managers, principals, owners, representatives, agents, authorities, leaders, or other person affiliated with it in any way; and the negligence or gross negligence of any other occupant in connection with the stay whether that be prior to, during, or immediately after the stay. By agreeing to these terms, and in exchange for being allowed to stay on the premises, you further agree that you will indemnify iTrip and the Owner and hold iTrip, VCJ Property Management or the Owner harmless for any and all injuries, costs, damages, loss, or other claims made by all other occupants other than yourself arising out of or in any way caused by your actions undertaken in the course of your stay on the premises. Tenant understands that he/she does not have to stay on the premises and that without agreeing to these terms whereby he/she chooses voluntarily to waive any liability of iTrip and the Owner under the above terms, he/she will not be allowed to stay on the premises. The use of the premises is at Tenant's own risk.
Guests acknowledge they shall not leave the bbq grill unattended while in use to include heating the grill up. Any damage to the grill due to it being left unattended will result in a replacement charge of $300. Guests acknowledge they are responsible for cleaning the grill after each use. Failure to clean the grill will result in a $25 charge.
Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, internet connection, and stereos.
Parking at or on the premises is limited to three cars. No boats, jet skis, trailers, or RVs. If there are more than the allowed cars or there are unauthorized vehicles of any kind at or on the Premises, the Owner and/or the Owner’s Agent may tow or have the extra cars and/or unauthorized vehicles towed without notice at the Tenant’s sole expense.
LOST and FOUND
Neither Manager or Owner will be responsible for Guest(s) personal property left behind or lost during the stay. If we are able to find an item left behind we are willing to ship it to the registered guest upon request. Shipping charges will be charged to the guest along with a $25 administrative fee. Items unclaimed will be held for a maximum of 14 calendar days at which time the Manager reserves the right to dispose of or may elect to donate the item(s) to a local charity.
To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the Property and upon check-out. Should you not be able to secure the Property, you should contact the Manager immediately.
Many different pests live and thrive in this part of Florida. This Property has been professionally treated by a commercial pest control company with precise and complete preventative treatments in an effort to keep all the pests and bugs outside. Should you experience a pest control issue, please contact Manager so that the Owner’s pest control company may attempt to eradicate the problem. Manager does not accept liability for unfortunate and seasonal visits of any wildlife including but not limited to rodents, insects, and sea life, and no refund or credit will be given related to such unforeseen events.
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge. An initial supply of paper products is provided. There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.

Before you settle in and get comfortable, we would like to make you aware of the House Rules in place at our vacation rental. Understanding and complying with our house rules will make for a comfortable and fun stay for everybody!
Please read each of the rules carefully in order to avoid any danger, deductions from your security deposit or additional charges to your credit card upon check-out.
- Please treat our house with the same respect as you would your own home. We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests.
- Be sure to maintain a good level of cleanliness throughout your stay, this will make it much easier when check-out time comes!
- In case of any accidental damage, we’ll look into the issue internally to decide if and how much the deduction or repair cost will be.
- We hope you have lots of laughter and fun times during your vacation! However, NO PARTIES, EVENTS, PERFORMING ARTISTS, DJs or BANDS ALLOWED AT ANY TIME. Keep the noise to a minimum after 10pm. Please be respectful of the neighbors at all time.
- Do not exceed the maximum occupancy for the house (5) at any time.
- No smoking/vaping. If any evidence of smoking/vaping is found there will be a $245 additional cleaning charge.
- Do NOT place luggage on furniture or linens. Any damage or stains to furniture or linens will be charged to the guest.
- No Pets allowed.
- Please ensure you read and fully understand the house rules at the beginning of your stay. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.
- Have fun! This is your vacation time and we hope you make the most of our home, its amenities, and your opportunity to relax and visit the surrounding area.
DODGE THE DUNES:
Make sure you “Dodge the Dunes” by avoiding any walking, parking or driving on any
grass or plants on the east side of A1A. Florida State Statute 161.053, Flagler Beach
City Ordinance 5.02.04.
Only access the beach using the approved stairs and access points. Do not walk, slide,
jump or throw items down the dunes.
