Perched on the hillside in the prestigious Prune Hill neighborhood of Camas, this luxury retreat boasts incredible panoramic views of the Columbia River and Mt. Hood. With over 1.5 acres of landscaped gardens, fruit trees, and a fish pond with a fountain there is plenty of room to relax and enjoy everything the Riverview Luxury Retreat has to offer. There are countless species of wildlife to enjoy in the region and most every morning and evening you will see a family of deer enjoying the property as well.

Upon entering through foyer you will immediately notice the meticulously furnished living area and the breathtaking Columbia River views and Portland beyond. The room flows into the kitchen and dining area all with truly special views. Without a doubt you will be drawn to spend every minute possible on the deck and seating area that is protected by a huge motorized awning with remote control and LED lighting. Another captivating sight is the distant airplanes descending for their landing at PDX across the river. There is a main level bedroom available next to a full bath.

Ascending upstairs you will find the primary bedroom and en-suite bathroom. There is an attached sunroom with additional seating or sofa bed for sleeping. It might be the perfect place to enjoy a morning cup of coffee or afternoon glass of wine any time of the year. The attached bathroom is enormous with a walk in shower and a separate tub with its own unbelievable views. In the back of the bathroom there is a door that leads to a small set of stairs and then into flexible living, sleeping, work space room.

Downstairs from the main level, the lower level is loaded with amenities as well as another bedroom with a king bed and en-suite bathroom. There is a large recreation style living room filled with a large comfortable couch, huge flatscreen TV, and games. You will find a laundry room and a small gym connected as well. The lower level patio has a fantastic round fire-table that is great for all seasons.

Thanks to ample parking for multiple cars so the garage was turned into another wonderful gathering and recreational area. Inside you will find more seating and a TV for streaming. For enjoyment you will find ping pong, corn hole, and more games.

Special Information: The Luxury Retreat garden is part of an estate that is maintained by someone who occasionally occupies the ADU Apartment on the property.

The gardens on this estate are very lovely and private and require year-round maintenance. Everyone here is friendly, and goes about their business.

This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors.

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

If you are renting the home "Alberta Villa" located in the Heart of Alberta Arts District, the following rules also apply:
Maximum occupancy has a hard cap at 8. We cannot make exceptions for any reason.
"Use of all outdoor spaces by ASTR guests is prohibited between the hours of 10 p.m. and 7 a.m. all days, except when entering or exiting the house. The hours of outdoor space use must be listed in the House Rules and may be more but not less restrictive.

The ASTR use must comply with City Title 18, Noise Control. Among other regulations, Title 18 sets limits on sound levels that impact residential properties. Section 18.12.020.B addresses permissible levels of sound producing or reproducing equipment. The following activities are in violation of Title 18: Operating or permitting the use or operation of any device designed for sound production or reproduction in such a manner as to cause a noise disturbance; or operating or permitting the operating or use of any such device between the hours of 10 p.m. and 7 a.m. so as to be plainly audible within any dwelling unit which is not the source of sound.

Commercial meetings are prohibited. Commercial meetings include luncheons, banquets, parties, weddings, meetings, charitable fund raising, commercial or advertising activities, or other gatherings for direct or indirect compensation."

Everything about this property is perfection. The view is a jaw dropper. The home is incredibly comfortable, very private, great beds, comfy couches, no shortages of seating or extras and well appointed. It is the most well stocked home we've ever rented. Absolutely everything you need, plus some. The garage ping pong and games was an extra fun bonus, the roll out awning, the decks and the fire table area was all just beautiful. The home is so unique from the "secret room", fireplaces to the beautiful grounds. We had deer visitors multiple times! Just beyond beautiful and fantastic, we didn't want to leave. AND the management company was unbelievable, every response via text was within minutes, no kidding. If I could give it 20 stars I would.

The Home is wonderful. Everything was five stars. So nice how the home was decorated for the holiday season. We saw deer & bald Eagles. The view of the river and mount Hood was gorgeous. Spent 3 nights here preparing for my daughter's wedding. We loved every minute of our stay, The house and amenities were 5 star. Everything was provided including upgraded appliances, comfortable patios , plenty of games, movies, ample supplies, towels, toiletries, etc. We cooked every meal in the amazing kitchen and BBQ'd on the patio too. Beds were very comfortable, washer and dryer was super convenient. The little gym was an added bonus. The view was incredible day and night! I highly recommend and would love to return.

Rented this for a family wedding so there were quite a few of us. When we got into town, tired and short on time, planned the first trip for groceries and supplies. However, we didn’t need much. There was EVERYTHING we needed for supplies, beyond the normal kitchen and bath utensils! We’re even planning on buying the same coffee maker they had (dual action kuerig) fully stocked with tons of coffee and pods. And zero decaf, thank you. Anyway back to the house. The amount of space and rooms available was mind blowing. We actually found a separate, private room off the master that would sleep two adults very comfortably. We didn’t even know it was there until day three of our stay!! It has an entrance off the master bath that exits onto a little private deck and then another entrance into what I’d describe as a mini studio apartment. Obviously we were too busy to explore fully and didn’t take the time to read everything about the place. It rained during our trip which was tragic as the grounds on this place are insane! Walking trail throughout a garden oasis that you could drop a yoga mat anywhere on and think you were at a 5 star wellness spa. My head is still spinning when I think of this place. We only needed to unpack, buy some food and done. The price seemed high when we were searching but we’d pay it again and again. Especially when you have everything your heart could desire. The cleaning fee might seem high, but it’s not. More than reasonable for the size of the place and it’s immaculate. Cannot stress enough the supplies! Paper towels, ziploc storage bags for leftovers, there was even neutrogena liquid eye makeup remover (just to clarify the reason I’m mentioning this little bonus is that I’m female and William’s wife writing this review). Again, back to the house. Workout room was perfect but unfortunately we couldn’t have a ping pong tournament on what looked to be a brand new table or get competitive with the plethora of games available. We did enjoy a movie on the huge sectional (also beyond comfortable for sleeping). We had three young adults who slept down there on it. Almost forgot to mention, fresh flowers in a vase on the kitchen table!!! What? This place is heaven.

Amazing property!

This property is perfect in every way. Very carefully thought out extra touches and amenities. The house has great gathering spots and also little privacy areas for private time. The children ages 5-17 played together with all the recreational items present in the house. The adults enjoyed the views and all the state of the art appliances and amenities available. The windows sparkled which is so important to enjoy the views and the abundant wildlife. The deer were adorable and friendly. Convenient to shopping and numerous outdoor activities this area has to offer. Highly recommend this listing.

The Riverview Luxury Retreat was a perfect property to spend the Thanksgiving holiday with family. The view of the river from the balconies were amazing and the quiet neighbor hood made it a very relaxing atmosphere. The kitchen had numerous cooking appliances, instruments and basics which made it an ideal location for cooking a Thanksgiving meal. Videogames, board games and ping pong kept kids and adults alike entertained for the whole weekend. A short convenient drive to PDX and Portland. Would highly recommend a stay at this property!
