iTrip Vacations-Breckenridge (IVB) & the reserving guest (Tenant) agrees as follows:Tenant is at least twenty-five years of age & will be an occupant of the property during the entire reserved dates. Other authorized occupants may be family members or friends of Tenant.LATE DEPARTURE FEE:10 AM local is check-out time. A charge up to $100 per hour. PARKING Capacity is in the property listing, guest book &/or IVB mobile app, & required parking passes are located in the property in the guest books or another location that will be designated. If instructions are not followed & signs are disregarded, we cannot be responsible for towing charges that may occur. NO PETS unless specified in listing.  NO SMOKING: If evidence of either is found in/on property you will be required to vacate immediately.There shall be no refund of any part of Rental Amount; there will be a minimum charge of $200 charged, which may be increased upon inspection of Premises.RULES:Tenant shall leave Premises & its contents in same condition as Tenant found the Premises to be upon move-in. Tenant shall wash dishes & shall remove all garbage from Premises & place in garage receptacles. SKI STORAGE: Ski/board equipment must be stored in location designated in guest instructions.FALSIFIED RESERVATION:Any reservation obtained under false pretense will be subject to forfeiture of Rental Amount.HOUSEKEEPING:Daily maid service is available but NOT included with the rental. SUPPLIES:A one-time setup of linens & towels is included at all properties. Starter supplies of trash liners, paper & soaps, & household are provided. Supplies beyond the initial setup are the guests' responsibility. Loved our stay. The property is even better than in the pictures, the location is amazing (next to snowflake lift and next to main street). Kitchen was equipped with every possible kitchen gadget you could think of. Washer and dryer was super convenient as well as having a huge living room. We were 4 but a family of 6 would be very comfortable as well. Would definitely come back in a future trip. Also check in and communication with the property management was super efficient.

The Sundowner II was great. You can ski in on the 4 O'Clock run and cross the street. Short shuttle ride to multiple lifts. The shuttle stop is a very short walk, right across the street. I think the shuttle runs every 15 minutes. The two bedroom, two bathroom set up was perfect for two guys. The place is pretty darn big. Plenty of space for two couples or a family. The parking garage was a nice feature. The elevator was appreciated as well after a long day on the slopes. You can walk into town if you don't mind a bit of uphill travel on the way back. It can be quite cold after dinner so sometimes we walked, sometimes we drove. I would definitely stay here again. The unit is closer to 4 O'clock than most of the other units in the complex which means less walking. This was an excellent homebase for us.

The house was in the most convenient location possible! Short walk to the ski char lift and a very short walk right into main street. Parking is covered but we didn't even need to move the car once during our stay because of the convenience of the house to walk everywhere. We spent most of our time on the ski slopes but the house was perfect. Clean, easy to get to, and convenient. The hosts were very kind as well and were able to accommodate our request making our stay even better.

TLTR: A few cons, but overall would highly recommend staying here! Pros: -great location, 7 min walk to lift and town -well stocked kitchen for cooking (pots, pans, seasonings) -very clean and overall a lovely space to spend time in -hot tub/pool area easy to access -garage was great for not needing to clean off car -washer and dryer for a ski trip is absolutely clutch! -easy check-in and great communication Cons: -can hear all the walking above - one couple ended up on the couch for a few hours due to how load it was about their bedroom -heat is difficult to control, think this could be solved with some directions/instructions -hot tub right outside our place did not work

We had 3 couples here for part of our stay and the common areas were plenty big for a group this size! Everything in the unit was clean and the kitchen was well appointed for basic cooking. The hot tub area was not the nicest but we still enjoyed taking a dip. It's a 5 min up hill walk to the ski lift or you can easily hop on the bus across the street (comes every 15 minutes). Very convenient walk to downtown. We would stay again!

The condo itself is spacious and comfortable. The kitchen was well stocked (which we appreciate since we cook a lot)! The hot tub was a 10 second walk from our door, however the upper village pool was closed which we didn’t find out until after we arrived. Communication could have been better…it was difficult to find who to contact. Once you got a hold of someone they were extremely helpful! The condo was spotless when we arrived and we wouldn’t hesitate to recommend it!

Absolutely loved our accommodations in Breck at Sundowner II. Upon entering, we found out condo spacious, clean, and very nicely stocked in the kitchen, bathrooms, and even laundry! The location is perfect with an easy walk to downtown main street Breckenridge. I (our family) would easily want to stay here again! Our only "complaint" has nothing to do with the condo...unfortunately, it seems that a family of pachyderms were in the unit directly above us (don't know if their unit #202 is also a vacation rental, but they were very noisy in the morning with children running, loud voices, dragging sounds, baby crying, etc. Didn't really need an alarm clock to wake up! Regardless, would highly recommend this condo as Breck is one of my favorite vacation destinations.

My bother and I stayed here during a hiking getaway in October. The condo was spacious, clean, well-appointed and within easy walking distance to Main Street. The location made it perfect for our daily ventures and was close to restaurants and stores for the occasional meal out and souvenir shopping. The family room and dining areas were spacious and a family of four would still easily feel like there was plenty of room. It was spotless when we arrived and was everything we expected. The managers, Sandy and Carla, did a great job communicating the rules and also were kind enough to suggest things to do while we were in the area. It’s a very nice place and we would certainly stay here again if available next time we head to Breck!

If you want convenience and walkability for a winter ski trip, a summer getaway or a fall leaf peeping trip, THIS is your spot! We were able to walk into Main street daily with our two young kids and enjoy the hot tub in the evenings which is literally steps from the condo (additional hot tub and pool also on property). You can also take a short walk up the hill and you are right at the Snowflake lift that gives you access to all ski areas. Although we visited in the fall, we cannot wait to come back during ski season! Thanks for a great trip!

We had a good time in this condo, it's conveniently located with just a few min walk to main street. The patio isn't that large and only has one seat, however, so don't get your hopes up about spending time out there. This condo is on the main level and has immediate access to the courtyard, however, which has a grill and plenty of relaxing space. The community is non-smoking and the full-time neighbors WILL complain about it so watch that.. Overall it was a pleasant experience and the owners/managers were easy to work with.

The condo had ample space for our family of four!! Having 2 couches in the living room made it easy for our family to hang out and wind down in the evenings. The place was very clean and the kitchen was well stocked with cooking essentials. Being able to do loads of laundry in the condo was also a huge plus! The check- in process was easy. The location was perfect to walk to downtown, ride the bus, and a short walk to the lifts!!

This stay was amazing! It was perfect for us on our ski trip. Only a block away from the lift and where the 4 O'clock run let's out. Parking was on premises which made it really easy. We had a great time and experience staying at the sundowner II and ITrip. The location was so close to everything going on on Main and hikes nearby. We were able to walk everywhere from the condo. Simply loved it. The condo itself was well decorated and had everything we needed. We were able to cook some meals for ourselves. We were able to play some games that were in the condo during our downtime. Just a great experience.

We enjoyed our stay overall at Sundowner II. First, the positives-elevator to condo from parking garage, comfortable couches in living room, very well equipped kitchen-loved the glass baking dishes, nicely appointed rooms overall, plentiful hot water, lots of room to spread out, W/D in condo, gas fireplace, walking distance to town center. There are 2 negatives which led to the 4 star rating-the mattress in the master bedroom is in desperate need of replacement (good sleep on vacation is a must!) and the noise from upstairs neighbors (you can hear conversation, footsteps, drawers closing, doors closing, etc.). We enjoyed using the hot tub and grill just across the patio area, but the Upper Village swimming pool/hot tub was already closed. The website said the pool area was open until the end of September, but it closed on September 15th. I would book this condo again if the mattress was replaced.

Amazing place that is close to town

Overall, really enjoyed the accommodations. Place was extremely clean, sheets were not old like you usually find in rentals, and it had everything you needed. We loved that it was close to town since we would often walk to and from town everyday. Loved that laundry was in the rental. Had a few issues with one of the toilets, but we just used the other washroom. One drawback was the walls are a little thin, we could hear the family above us, but luckily we had ear plugs. Thank you for allowing us to stay at your wonderful home!

We had a great time on our recent trip. iTrip was attentive with emails and answering my questions. However. the condo itself could use some upkeep. The electronics/ TV were pretty outdated and logging in to your applications via smart tv was not an option. Also, the courtyard/common area was in poor shape.....dirty, old and not conducive to gathering. The hot tub advertised super close to our condo was dirty enough that we didn't feel comfortable sitting in it. The overall space in the condo with a large kitchen table and multiple couches worked well for our group.

2 Minute uphill walk to Snowflake life. basically ski-in, ski-out. 5 minute downhill walk to town. Location couldn't be better. Roomy living room, dining room, kitchen. one master bed/bath, and one bedroom with a bathroom acros the hall. two pull out couches. We slept 6 people very comfortably. Internet and cable went out with 3 days remaining in our stay, which was frustrating because there's no cell service. Comcast/property manager helped, but we had to call ourselves and only ended up with limited channels. We spent an hour and a half on the phone with comcast to (partially ) resolve the TV issue, never got the the internet issue resolved because we ran out of time. other than that, I'd highly recommend the place and I'd stay there again.

This condo located at Sundowners II is conveniently located. Across the street is the shuttle that takes you to the snowflake lift and Beaver Run Base 9. Walk down the block 2 blocks and you are on Main Street where all the shops and lots of restaurants are located. The unit we had sleeps 8 comfortably. Clean and comfortable. When I needed extra blankets and hangers, they were prompt and courteous! enjoying our stay! Gave a 4 star rating because I would not classify this condo as a premier unit.

Enjoyed my time here at the Sundowner II. The location is in right off 4 o'clock road in between the Snowflake lift and Main Street, so it was easy to get rental equipment and get to slopes. The walk to the ski lift was slight uphill, but it really is only about a 3-5min trek. We didn't try to wait for the bus since you can walk faster. Getting to Main St was easy though, puts you right in the middle of the shops/restaurants/bars. It was also nice that the hot tub was right outside our door on the first floor. Would not mind staying here again. Room is nothing extravagant, but has all amenities needed for a good time. I chose this place for closeness to action.

My wife, my 2 daughters, and 3 nieces all managed to stay here. The unit is bigger than I expected and was laid out well. The ski locker right outside the front door was a life saver. We had issues with the humidifiers and they came and replaced them the same day. Location was great, a 3 minute walk to the pool/hot tub house, 1 block to the liquor store and Christy Sports, across the street from the shuttle stop. You could walk to the Snowflake lift but it's uphill about 2 blocks so that all depends on your level of fitness and motivation. You can pretty much ski-in but you need to scout where you need to turn off of 4 O'clock run ahead of time or you end up down on the Park Ave shuttle stop (about 1.5 blocks away). Overall, this was a great place to stay! It was warm, even though the temps were sub-zero every morning. It was well appointed for an older complex (kitchen and baths are updated), spacious, comfortable and convenient. The below grade heated parking is nice but it is a little tight so if you are driving a larger vehicle make sure you are spatially aware. The owners/management were very responsive and i would definitely stay here again. We'd even consider buying if one ever came up for sale.

Without getting into every last detail let's just get right down to the facts: - Location can not be any more perfect. 2 to 5 minute walk to the ski lifts and to the heart of downtown - Accommodations, spacious and clean. Pictures do not do justice. - Staff, informative, quick to address questions and provide helpful information within unit. A must stay.

Easy in, easy out

Location, location, location. We love the Sundowner location, you can't get much closer to Main St and all the activities. Bike rental, river walk, gondola are all steps away. The condo was clean, large family room, underground parking, and comfortable beds. Great stay and we would love to come back!
