This home in the southwest region of Portland in Beaverton is perfect for families and groups looking to enjoy everything the northwest has to offer. The villa has an incredible array of amenities. The main level of the home has a large and spacious floor plan. The open layout connects the primary living area, central dining area and the kitchen all together. Just off the kitchen there is a more formal dining area and bar that connects to the family room. An electronic keyboard and guitar are available for guests to enjoy as well. Additionally the main floor has an office / bedroom with a twin trundle bed that expands to the size of a king bed for those that desire a main level sleeping area.

Also connected to the living and dining area, there are two large french doors that open on to the back deck and patio area. The patio area on the deck is quite ample and overlooks the surrounding green space the back with some views of the valley to the south. There is a large private hot tub for your enjoyment. Just below the deck and patio area there is a basketball court with a hoop. The space can also be used for additional seating with a fire pit. The neighborhood has a number of paths for walking or running one of which runs through the neighborhood and leads up to the top of Matrix Hill Park that offers some extraordinary views of the region.

As you walk upstairs, immediately on your right you will find a huge master suite with sitting area. The king size Tempurpedic mattress is perfect for a recharge after you enjoy some of the Pacific Northwest. The master bath has a large Jacuzzi, walk in shower, seated vanity area, dual sinks, and an ample walk-in closet. There are two additional private bedrooms. One is quite spacious and has a queen bed and large closet. The third private bedroom upstairs has a full bed and an additional twin over full bunk bed. The final room upstairs boasts a spacious couch with entertainment center, gaming console, and surround sound. There is also a queen bed available in this room if additional sleeping capacity is required.

Another great feature is he house is wired for sound in every room. Just ask Alexa to play your favorite station and you can hear it in any room you chose. There is a volume control knob in every room so you can turn down or off the sound if you desire as well. There is a large driveway that can easily fit four cars and six if you park them close. There is neighborhood parking as well just be courteous and be careful not to block any neighbors.

This incredible home is just minutes away from multiple grocery stores and entertainment. The Progress Ridge Town Center has a New Seasons, Cinetopia, and Big Al's for bowling, watching sports. There are so many other great restaurants, stores, and areas for exploration with new ones being added all the time. Under 10 miles away there are also some wonderful vineyards to try such as Hawksview, Alloro, and Blakeslee to name a few. In under 30 minutes you can be in the heart of the Willamette Valley wine region.

This villa on the Matrix Hill Heights is a truly special and rare rental property. You and your family will enjoy every minute of it.

We truly want you to enjoy your time and make some wonderful memories with your group. That being said, this is not a party or gathering house for groups that can't control their noise levels. We have relationships with all of our neighbors who have our direct contact information. Quiet time is 10:00 pm to 8:00 am. Please stay indoors during this time, keep the windows and doors closed and keep the volume to an enjoyable but reasonable level. If it is loud enough to be heard outside in these conditions, it is too loud for you to remain our guest. This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring pools or spas, or on the interior of the house.

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

The hospitality from the homeowner exceeded any other Airbnb stay. Communication was amazing and he even let us check out at 12pm so I could get some extra sleep! We were welcomed in the home with a beautiful Bottle of wine and the house itself was phenomenal!! Would definitely come back!

I would highly recommend this lovely home for a family! We have seven in our family and there was space for everyone! We enjoyed the hot tub and the kids loved being able to shoot some baskets! The open kitchen and living area allowed all of us a place to relax and hang out after a long day of sight seeing!

This location met all of our expectations. The outdoor area was great for entertaining and the garden outside was very tranquil. We also had fun in the karaoke room. With regards to the i-trip platform we found it easy to work with compared to some of the other platforms. Lots of personal communication from the property manager. Great experience. Thank you.

The house served our purpose. Few complaints about cleanliness. Some bed linens were soiled. There were 14 of us so could have used a few more towels. More kitchen towels would have been nice, rather than just 1. The air vent in ceiling of living room was black and filthy. Little black ants were around kitchen window and in trash. Carpets need to be cleaned. Food was under some of the beds and couch cushions. Back yard really could stand to be kept up better. Hot tub was not clean and desirable to use. One upper cabinet door in laundry room is broken on upper hinge. Needs repaired before it falls on someone and causes injury. (Upper hinge on One above dryer)

First off, I want to say I am so disappointed that this home wasn't everything you wanted to be for your stay. We really strive to make sure every property is as perfect as possible for our guests. We do know that sometimes things come up and as hard as we all try, some things can be missed. Because of that, we communicate with our guests through followup emails the first morning of their stays as well we leave notes and a bottle of wine ask to please let us immediately know if something happened that isn't allow you to leave us a five star review. I do wish you had let us know at any point and we would have resolved every issue you had as fast as humanly possible. I do hope you will stay with us again sometime in the future.

We are huge family, and we feel the place really cater for all our needs. Spacious rooms everywhere, from the parking space, living rooms, dinner area and also bedrooms!! They even have a basketball court at the back of the house with huge backyard for you to explore and also a gazebo for you to relax Amenities are awesome and very thoughtful!!! We dont even have to shop foe any amenities during our stay Quiet and relaxing neighborhood and you can feel the sunrise at the backyard, perfect for resting. I would totally recommend this place! And lastly, Corey has been amazing host, from the beginning until the end of our stay, he is very accomodating and responsive, he should be granted best host ever!!! Love this house sooo much

Spacious, clean, beautiful house in a quiet neighborhood. Our group was very pleased with the house. Well furnished with comfortable beds and all kitchen appliances supplied. We spent time dining on the back deck, played basketball, and relaxed in the hot tub. Will definitely stay here again in the future.

Perfect venue for the rehearsal dinner! We had 30 people who got to enjoy watching and eating the two huge pans of paella on the outside deck. A couple of things: the kitchen is not as well stocked for the home chef as we'd have liked. But that only means the next guests will have some additional "building blocks" to cook stuff up. Also, having only two rolls of TP for each bathroom and lack of garbage bags was a slight hassle. Nobody could figure out the gaming system upstairs and the downstairs fireplace switch is wonky. But overall, compared to other quality rentals of this size, we thought it was awesome and a very peaceful and enjoyable venue. Thank you for all your help. Darren

This house was defined a hit. Double points for the design, location, amenities, space, and easy check-in. Owner was also quick to respond any questions.Only down side was the cleanliness of bathrooms. In the master bath there was hair stuck in the bath rugs and they seemed not have been washed in a while, as they were white but very stained.

This house was a hit. Double points for the easy check-in, design, space, location and amenities. The owner, Corey is also very responsive. Nothing major to complain, but the bathrooms cleanliness could have been five more attention. The rugs were stained and there was hair from previous visitors stuck in the bathroom rugs.

Beautiful House

Enjoyed the house. We rented the house for our family and it worked out great. Played a little "horse" on the BB court. Soaked in the hot tub and mostly had breakfast and headed out for other events from this home base. With other rentals my wife finds that there are never enough hangars. So she borrowed some hangars from my new Sister-in-Law and when we got to the house the closet was full of hangars. 5 stars on the number and quality of the hangars and places to hang stuff in the master bedroom closet.
