While the development includes a refreshing non-heated pool (May through Sept), you’ll also find yourself just minutes away from Atlanta's best attractions, including the renowned Zoo (1 mile)and downtown hotspots,(Mercedes- Benz Stadium , State Farm Arena and Georgia World Congress Center all 5 miles away), blending city excitement with a tranquil home base.

Start -up Supplies
We supply an initial supply to get your stay started (toilet paper, paper towels, coffee pods and supplies, hand soap, shampoo, conditioner, body wash, garbage bags, dish washer pods/soap and laundry soap), if your stay is more than 2-3 days you may need to replenish.
Fur babies- We love fur babies, we know they are family. We do have a Pet Fee Stay Fee for your convenience of bringing your fur baby. Pet fee is $85 and payment is requested after you book) Please ensure you tell the host you will be bringing a Pet, we will need to approve. Pet Fee does not cover damage, it's only for the convenience of your pet staying with you. SERVICE ANIMALS are welcome too (we do need to know what service they provide, we do not ask what your disability)
Who's Staying?
It's important for us to know exactly who will be occupying the property. We require booking guest to send a valid form of identification. We also need the name (first and last) of all adults staying as well as their phone number. This is required for insurance purposes. Protecting Your Privacy- Please cover any sensitive information (ID numbers) and upload to the message thread for secure processing.
Third-Party Bookings
If you are booking on behalf of someone else, you must identify yourself and state that information before we accept the reservation (once we approve), you are welcome to complete the reservation. Transparency ensures a successful experience for everyone. Reminder; Failure to disclose a third-party booking could result in the cancellation of your reservation with no refund issued. Let's work together to avoid any inconvenience.

Guest Responsibility:The booking adult must be present during the stay or arrange approval with the hosts. The primary guest is responsible for the property and should communicate any requests or concerns directly to us.
Identification:
For insurance purposes, we require a copy of a government-issued ID from the booking adult prior to arrival. Depending on your booking platform, we may also request a selfie and a credit card for verification.
Filming and Commercial Use:
Filming or commercial activities are strictly prohibited without prior written approval from the hosts. Violators will incur a fine of $1,000 per day.
Additional Guests:
The nightly rate includes a set number of guests. Additional guests may incur extra fees due to increased utility usage. Please discuss any changes in guest count with the hosts in advance.
Extended Stays:
For stays longer than 7 days, additional cleaning fees may apply, as determined by our cleaning team.
Property-Specific Rules
Violation of these rules may result in immediate eviction without a refund.- No Smoking:
Smoking is strictly prohibited inside the home or near its vicinity. Dispose of cigarette butts properly. Tampering with smoke detectors will result in a $500 fine. - No Events or Parties:
Hosting events or parties is not allowed and violates our house rules and platform regulations. - Visitor Policy:
Only guests listed on the reservation are permitted on the property unless prior approval is obtained from the hosts. - Quiet Hours:
Respect quiet hours from 10 PM to 8 AM (weekdays) and 11 PM to 9 AM (weekends). Excessive noise complaints may result in eviction. - Respect for Property:
Treat the house and its contents with care. Do not move furniture or take indoor furniture outdoors. - Utilities:
Conserve energy by setting heat to 68°F and air conditioning to 76°F. Turn off TVs and lights when not in use. - Prohibited Items:
The following are not allowed on the property: fireworks, candles, firearms, glitter, paint, and confetti. - Damage Prevention:
Avoid using tape on walls or ceilings. Be cautious with makeup and hair products to prevent stains on towels and linens. - Pet Policy:
Pets are welcome with prior approval and payment of a one-time fee. Additional fees apply for multiple pets. Pets must be leashed outdoors, and owners must clean up after them. Failure to clean up will result in a $100 fine. - Garbage Disposal:
Dispose of all trash in designated outdoor bins. Do not leave unbagged garbage in indoor bins. - Unlawful Activities:
Any unlawful activities will result in immediate eviction.
