The Fasching Haus Condos are located in the heart of Aspen, just 2 blocks to the Aspen Mountain Gondola, to Rubey Park Transit center where you can catch free shuttles to the other ski areas or Maroon Bells and to all of the incredible shopping and dining Aspen has to offer. You will enjoy the convenience of this location as well as the relaxing and inviting decor of the home. The living room and den provide two comfortable spaces to unwind after a day of adventures in Aspen Snowmass. Get cozy in the living room next to the wood fireplace on a snowy winter evening or a cool summer night. The private patio offers a glimpse up to Aspen Mountain where you can watch the skiers tackle the lower steep trails in the winter, hikers making their way up the trails in the summer or enjoy the beautiful fall colors of the Aspens.

The full kitchen offers the convenience of preparing meals for your group. If your idea of a vacation doesn't involve cooking you can just take a quick walk down to Gorsuch's coffee shop for one of their signature breakfast treats or to Ajax Tavern for some truffle fries and a wagyu double cheese burger. So many amazing restaurants are located within walking distance to your condo. Ask us about some of our favorites (obviously we think about that cheese burger often!).

With 2 bedrooms and a pull-out sofa bed in the den, each with an en-suite bath, this home is perfect for couples, a small family or a group of friends traveling together. The complex offers a large outdoor heated pool and hot tub for everyone's enjoyment. Year-round this is definitely a top vacation rental choice for all travelers coming to visit Aspen.

This condo is located on the 3rd floor. We may be able to provide luggage assistance as needed as there is no elevator, please arrange in advance.

Frequently Asked Questions

  • Tenant agrees to leave the premises and its contents in the same condition as Tenant found the premises to be upon move-in, normal wear and tear expected. 
  • All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles at check-out. If the home is left in an excessively unclean manner please note we will charge $50/hour for additional cleaning time needed after your departure.  
  • The maximum number of occupants shall not be exceeded. Occupancy exceeding the sleeping capacity, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises are grounds for eviction.
  • Check-in time is after 4pm, may be as late as 5 or 6pm in peak winter and summer season.  Check-out time is 10am.
  • No open flames are permitted on balconies or in the unit with the exception of fire contained within a wood burning fireplace. Do not dismantle smoke detectors. Use the overhead stove fan when cooking to avoid accidental activation of smoke detector alarm.
  • There is no daily maid service.  Additional maid service can be arranged for a fee. Please contact us in advance for pricing.  A starter supply of paper products is provided.  Any additional needed during your stay is your responsibility.
  • "No pets or emotional support animals" policy must be observed. If evidence of a pet(s) is found in the unit or on the premises you will be asked to vacate immediately with no refund of rent or damage deposit.
  • Smoking (cigarette and marijuana) is strictly prohibited inside the unit and on any outdoor patio or balcony. Your damage deposit will be forfeited or you will be charged a $1000 fee if you opted for damage insurance as smoking is not covered under the insurance.  You will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found.  This is also grounds for eviction.
  • Quiet hours are 10pm - 8am.  Any violations will result in a fine of at least $150.  Repeated violations are grounds for eviction.
  • If your vacation rental requires a parking permit for a vehicle, this pass must be left or returned per your rental instructions, or there will be a fine of $200 per missing pass.
  • Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25). We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted with forfeiture of all monies.
  • Owner or owner's agents may enter the premises in case of an emergency; to make any necessary or agreed upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters or contractors. Owner will provide renter with at least 24 hours notice of Owners intent to enter (except in the case of an emergency).
  • Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, and stereos.
  • iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
  • Tenant hereby acknowledges that if the premises they have reserved includes a community pool and hot tub or private hot tub and the undersigned agrees and acknowledges that the community pool, hot tub and patio/deck can be dangerous areas, that the deck/patio can be slippery when wet, and that injury may occur to anyone who is not careful. With full knowledge of the above facts and warnings,Tenant accepts and assumes all risks involved to Tenant and all of Tenant's guests in or related to the use of the community pool, hot tub and patio areas.
  • Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.
  • Any violation of posted rules at property that incur a fine will be the responsibility of the tenant. Examples include access outside of pool and hot tub hours, improper disposal of trash, smoking, excessive noise, parking violations.  
  • By signing this agreement you agree that your rental is transient in nature and does not provide you with tenant rights.  Transient accommodations or “short term rentals” are also subject to applicable Colorado Sales, county and city taxes which are added as a part of your total payment. Should the laws change regarding applicable taxes, we will adjust your booking accordingly.  We are required by law to collect all applicable sales taxes.


Great Location, Great condo

This condo was located so close to the action in Aspen, you'd be crazy to stay anywhere else! We loved how well the condo was laid out, with three full baths, a well stocked kitchen and the lovely pool and hot tub. Staff on site were total champs, to uncover and make sure the pool was ready for kids, even super late in the ski season. iTrip staff was also very responsive with our questions. Stay here. It is as close as it seems, there's a ton of space, it's a super spot!

Fasching Haus 410: Great location - mediocre lodging

The location is 5 stars: walking distance to most everything. The lodging has the potential for 5 stars but needs significant updating/changes. The condo is 3 stars. The entire kitchen is a mishmash: pots & pans old, some without lids, utensils unmatched and cheap [as though purchased from a yard sale], knives unsharpened. There is a significant lack of closet space! Each bedroom has a small closet, but one is completely stuffed with items, e.g., vacuum, fans, etc. As to the vacuum, when my wife turned it on smoke came out - does not work. The unit needs to post instructions on how to work the television in the main room as there are multiple controllers. We rented for 2 weeks with the offer of a change of towels after week 1; no complimentary maid service, which is a true shortcoming given the price of the unit. We had the option of using the common laundry area BUT 2 of the 3 dryers were out-of-service. While iTrip notes the need for change to operate the laundry, they neglect to be specific [$2 for washers; $1.75 for dryer [and often there is a need for 2 60-minute cycles] and $.75 for detergent. The bathrooms were a disappointment. The toilets are very low, the counter space is limited, and the shower head height is appropriate for a 5'4" person - our 6'3" son had it hit him in the back. On the plus side [kudos to location] the concierge [Bryan] was superb: attentive, responsive, etc. The availability of firewood was also a great plus. On a warning to the property managers: since the office - the main entrance - is closed after 5 PM, the only way in & out is via a side "alley" which is generally unlighted, and snow covered - a real danger for slipping and awkward for access.

Jon, Thank you for taking the time to share your thoughts on your stay in this Aspen vacation rental. We will take a closer look at the kitchen inventory and update where we feel necessary. We did bring you over a muffin tin per your request and would have also helped with knives, etc had you shared this during your stay. Our housekeeping team uses that vacuum to clean and did not report any issues so we were unaware there was a problem and I believe we replaced that as soon as you shared this with us. We do have information on the tv in the digital guest guide we provide in the unit and via text and email. I will make sure it is as clear as possible for future guests. The rental agreement each guest signs prior to inputting a credit card does state that no additional housekeeping is included. We also mention this in the guest guide and concierge emails we send out. Thank you for the specifics on the laundry amounts, I have already updated the guest guide- we appreciate this assistance. I will share your feedback regarding the bathrooms with the owner and see if she has an interest in remodeling. We have already installed a new shower head that should allow for a more comfortable shower for the taller guests! Thank you for your comments on Bryan! We are so grateful to have him on our team! Great location, layout and value in Aspen

We enjoyed staying Downtown Aspen and found Fasching 410 to suit our needs perfectly. The condo was well provisioned and clean. Our family of five (10, 8 & 5yo boys) took full advantage of the pool/hot tub and the 'flex' room with pullout couch was used to give the kiddos their own space to hang while serving as a crucial 3rd bedroom. On-site parking was helpful as we shuttled hockey gear to youth tournament games that brought us to Aspen, but we otherwise left the car parked and took advantage of the exceptional walkability. We hope to be back for next year's tournament (if not before) and will look for Fasching 410 as our first option.

Itrip has seamless checkin and a code to scan once you arrive in condo that has everything you need to know! I stayed at Fasching Haus and it was wonderful. A memorable trip for everyone. I will say, someone from the office on premise approached me and my wife on a Sunday at 3 or 4pm asking which unit we were in and told us to tell our kids in the pool to keep the noise down. She couldn’t find our reservation on her clipboard she brought out, but she went back into the office. It was a weird situation. She didn’t follow up or ask anyone else at the pool. Other than that, the location was awesome, the units have incredible views. Would stay here again.

Great location, ski in to a half block from unit. Quick and easy walk for our 11 and 13 year olds to gondola or lift 1A. Well equipped with everything you need for cooking, air humidifiers were great!!! Love the fire starters and wood right outside our front door.

Fantastic condo in Aspen

We had an amazing stay at Fasching Haus condo. The condo was easy to find in the heart of Aspen and only a couple blocks to the base of Ajax. The condo was very clean and appeared to have new flooring and very comfortable new couch. All 3 rooms had en-suite bathrooms which was fantastic. The best part of the condo was the bonus den that could be converted into a 3rd private bedroom or used as a sitting area. We skied every day, hot tubbed at night, and enjoyed all there was to see in town. We will definitely return and hope the Fasching Haus is available again!

We do indicate in the listing for this condo that it is on the top floor without an elevator and that the laundry is common area, and not in the condo. We believe that the top floor unit affords great views and privacy. Entry from Summit Street puts you on the second level and therefore there are only 2 flights of stairs to the condo from this side of the complex. The pool is down on the first level and laundry one below that. If your travel plans include a lot of laundry, this unit may not be the best choice. We do have some great wash and fold laundry services in Aspen however. Great “In Town” Experience

We had a great stay and we were VERY impressed with the responsiveness of the iTrip Vacations team, even responding to a call on Xmas eve! (The issue turned out to be nothing and they came over to check it out anyway.) The unit is in good shape and in a fantastic location. The wood burning fireplace was a major positive. Only negative is that the description should warn people that there is no elevator. If you access the apartment from the side entrance (which is pretty convenient) it is only two flights up. More stairs from the main entrance.

From a location standpoint, it does not get any better than this in Aspen. Great views to Red Mountain and walking distance to everything the town has to offer. Off street parking was a bonus. The condo was clean and well stocked. Updated but not recently. Very comfortable and spacious. The pool and hot tub were fabulous. We would choose Fausching Haus again for either a summer/fall or winter trip. I Trip was great to work with. Their communications were clear and concise. While we had no issues during our 3 week stay, it was comforting to know they were there for us.
