The home, the furniture, and the decor are all brand new in this wonderful property. Sitting just ten miles west of downtown Portland in the heart of Beaverton you have easy access to the entire region.

One of the first things you notice will be the bright open floor plan with tons of amenities. There are a number of games including ping pong for the entire group to enjoy. You will find a BBQ in the backyard and multiple large LED 4K TV's available for streaming and gaming. A main level bedroom and full bath is perfect for situation where some may find stairs a challenge. The gorgeous bright kitchen has all upgraded finishes and is a wonderful and open space to entertain and connect with everyone.

Upstairs you will find five more bedrooms including the expansive primary bedroom with a large bathroom. In addition to the primary bedroom bed, there is also a sofa bed if you need the extra room. The primary closet has been converted into a small nursery with a pack n play and some amenities for those travelling with youngsters. One of the back bedrooms has a twin along with a full bunk bed as well as a 4K LED TV connected to a gaming system for any who may wish to partake.

Whether you are doing something in the Portland area or in the surrounding region this is the perfect home for your group or family to base out of to enjoy all that the northwest has to offer. Please don't hesitate to reach out if you have any questions at all.

We truly want you to enjoy your time and make some wonderful memories with your group. That being said, this is not a party or gathering house for groups that can't control their noise levels. We have relationships with all of our neighbors who have our direct contact information. Quiet time is 10:00 pm to 8:00 am. Please stay indoors during this time, keep the windows and doors closed and keep the volume to an enjoyable but reasonable level. If it is loud enough to be heard outside in these conditions, it is too loud for you to remain our guest. This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring the interior of the house.

Frequently Asked Questions

1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

If you are renting the home "Alberta Villa" located in the Heart of Alberta Arts District, the following rules also apply:
Maximum occupancy has a hard cap at 8. We cannot make exceptions for any reason.
"Use of all outdoor spaces by ASTR guests is prohibited between the hours of 10 p.m. and 7 a.m. all days, except when entering or exiting the house. The hours of outdoor space use must be listed in the House Rules and may be more but not less restrictive.

The ASTR use must comply with City Title 18, Noise Control. Among other regulations, Title 18 sets limits on sound levels that impact residential properties. Section 18.12.020.B addresses permissible levels of sound producing or reproducing equipment. The following activities are in violation of Title 18: Operating or permitting the use or operation of any device designed for sound production or reproduction in such a manner as to cause a noise disturbance; or operating or permitting the operating or use of any such device between the hours of 10 p.m. and 7 a.m. so as to be plainly audible within any dwelling unit which is not the source of sound.

Commercial meetings are prohibited. Commercial meetings include luncheons, banquets, parties, weddings, meetings, charitable fund raising, commercial or advertising activities, or other gatherings for direct or indirect compensation."

Always a good stay at the Alexander Villa -the home is clean and ready to go from the moment you walk in. There is a staff that is eager to help if anything goes wrong. Always checking in to make sure your stay is a good one. I will be renting this one again for sure!

This home is perfect for a large group of no more than 16. We were only 10 and it was nice to be able to have private rooms. The master is huge, I mean HUGE! There's a crib in the master closet which is also huge! The home is about 3 years old according to the neighbor (who is very nice). There's only parking for 2 cars in driveway but plenty of street parking just down the street. Neighbor says police come by every day and ticket and tow if you're over the sidewalk at all. The management company is wonderful and very responsive!! You should have no issues with them at all. They are also very friendly and kind which sometimes we don't find in businesses these days. You will want to bring kitchen supplies like foil, saran wrap etc as the house doesn't stock and paper products. There are plenty of dishes but limited pots and pans. The living space is very large and the dining room table is the longest I've ever seen (although there are limited seats available around the table). Enjoy your stay!!

We had a wonderful time at the Alexander Villa which fit all of our needs perfectly. We were a team of 9 tennis players from Alaska down for sectionals in the area. There was plenty of room and a great dining space/living room that fit the whole team as we prepared for our matches. The host was very accommodating in allowing us to check in a little early.

Our stay at the Alexander Villa was beyond pleasant and the house is simply beautiful. The communication with iTrip both leading up to and during our stay was fantastic. They were helpful and accommodating every step of the way. My family loved their rooms, and playing with my two little toddlers throughout the house. The house was surprisingly very kid friendly and I know they loved their stay as well. I look forward to our next trip so we can stay at the Alexander Villa again.

Our recent stay at Alexander Villa was a wonderful experience! The house was very clean and comfortable, with plenty of room for our group. Everything was in good working order and the house was in a great location to easily access different areas of Portland. Also, the listing agent/owner was very friendly and accommodating. This house was beyond perfect! Stayed here for a women's retreat with 10 other females and we had everything we needed. Bathrooms had tons of towels and toiletries. Kitchen was large and fully stocked with utensils and cutlery. Very well decorated, the ladies couldn't stop raving about this place.

I originally thought I would give you a four star rating. However your favorable response to the trash issue causes me to raise my rating to a five. Your response to that trash issue completely eradicated any doubt about your ability and willingness to make our visit Pleasant. As a suggestion I would recommend you put brackets for shoes at the entryway. It will keep them from being scattered throughout the foyer also, felt the kitchen needed a couple additional mixings bowls, it doesn't have any. All in all it was a good house for our needs. This home was perfect for my family and I. My family and I always come down to Portland twice a year. This time it was different having our friends come along, this home was exactly as described and it looked exactly the same. Very homey , made us feel like we were in our home. I would recommend this home to anyone going out with their family or friends , many things to do around the area.

The Alexander Villa was a perfect home for 6 coworkers to share on a business trip to Beaverton. Kitchen was amazing to use for a group dinner one night since it had a large abundance of pots, pans, dishes, and utensils (could have easily served more than 15 people). Some nice things we noticed included HUGE amount of extra towels, toiletries, blankets, and pillows. Styling throughout the house was also tasteful, for those concerned with aesthetics. House temperature in the winter was set perfectly when we arrived and we didn't have to touch anything the whole stay we were there. Outside of the house itself, the host was extremely communicative and accommodating. Check in/out was painless with the key code entry. The house is extremely quiet at night so you may want to bring something for white noise if you need that to sleep.
