ABOUT SERVICE DOGS
  The ADA regulations provide that the work or tasks performed by the service dog must be directly related to the person’s disability and specifically mention the following examples:
·      assisting persons who are blind or have low vision to navigate or other tasks,
·      alerting persons who are deaf or hard of hearing to the presence of people or sounds,
·      assisting an individual having a seizure,
·      pulling a wheelchair,
·      alerting a person to the presence of allergens,
·      retrieving items such as medicine or the telephone,
·      providing physical support and assistance with balance or stability to a mobility-impaired person,
·      preventing or interrupting impulsive or destructive behaviors in persons with psychiatric or neurological disabilities.
SERVICE ANIMALS ARE NOT PETS
We get a lot of requests to make reasonable accommodations for Service Dogs and Assistance Animals. Service animals are not pets. They are trained to work and aid their handlers. We are always willing to waive our standard Pet Fees and make accommodations for TRUE Service Dogs and Assistance Animals in our pet-friendly and Pet vacation rental properties in accordance with the ADA regulations and Fair Housing Laws, in which we are very well versed. However, as much as we all love dogs, as much as we respect service animals and what they do, and as much as we want everyone to be comfortable on vacation, we have a duty to our property owners and to future guests to uphold the rule of law. The laws governing Service Dogs and Assistance Animals are much more nuanced and in-depth than one may think from a cursory search on the internet. There is a lot of false information out there.
PETS ARE NOT SERVICE ANIMALS
Unfortunately, we get a LOT of people who claim that their pet is a Service Dog or Assistance Animal. We know that many websites and organizations will help people try to portray their pet as a Service Dog or Assistance Animal without meeting any legal requirements through online or mail-in “certifications.” Please know that currently, there is no legally recognized organization for registering service dogs or assistance animals. These websites make money off people who do not know any better.
People falsely claiming a pet is a Service Dog or Assistance Animal can face extreme punishments, including hefty fines and even imprisonment. Know that out of our love and respect for Service Dogs and Assistance Animals, we have a zero-tolerance policy on misrepresentation, and we report all suspected offenders while pushing for full prosecution. We know that some people have been misinformed or misled by websites and organizations that try to sell a “Service Dog” certification to owners of pets that are not qualified or needed. If you are one of these people, we caution you.

Service animal

In most cases, a service animal is a dog trained to perform a task that mitigates the symptoms or impact of the handler's disability. Some common types of service animals include: 
  • Guide dogs for the blind 
  • Hearing alert dogs for the deaf 
  • Seizure alert dogs 
  • Assistance dogs for a handler with autism or other developmental disability and mental illnesses such as Post-Traumatic Stress Disorder (PTSD) 

Emotional support animal

Emotional support animals are not trained to perform a specific task. They are companion animals who help their owners cope with the symptoms of emotional and mental health conditions, such as anxiety, depression, and panic disorders. Emotional support animals are not allowed in public places, with only a few exceptions. 


Therapy animal 

Therapy animals and their owner are certified or registered to enter long-term care facilities, hospitals, rehab centers, schools, and other public places by invitation. They are often used to complement several types of health care. Therapy animals are generally not protected by service animal access laws.

Rights and responsibilities of service animal handlers 

  • Handlers are not generally denied the right to stay at a property because they require a service animal. 
  • Handlers generally don’t have to disclose their disability or what causes their disability. 
  • They must be willing to confirm that the animal is a service animal and attest to what task the animal performs. 
  • Handlers must have their animal under control either on a leash or by verbal command if they are unable to use a leash. They must pick up after the animal and dispose of waste appropriately. 
  • Handlers must keep their service animal with them. At no time may they be left unattended. 

Host's rights and responsibilities 

  • The host may ask if the animal is a service animal and what tasks the animal performs. 
  • We will not charge a pet fee or increase the security deposit amount for service animals since they’re not pets. However, we can charge for damage above and beyond reasonable usage caused by the handler and their service animal. 
  • We will offer the same level of quality and value for services and products. That includes doing everything we can to help the handler feel safe, welcome, and understood. 
CLEANING AND DISINFECTING ENHANCEMENTS

Hand sanitizing stations are provided throughout the resort. We are frequently using EPA-approved products that kill the COVID-19
virus on all of our high-touch surfaces and restrooms, and we are applying enhanced cleaning and disinfecting practices across
our resort, including in our gondola cabins.

Please note this policy does not apply to homes listed as "pet-friendly."


Our house rules strictly prohibit unattended animals, including Service and Emotional Support Animals, to ensure a safe and comfortable environment for everyone.

POOL AND SPA

If equipped, spa heating is included. Pool heating, unless solar-equipped, incurs an additional fee and must be paid for before use. Guest agrees not to tamper with pool heat controls or manipulate the heater in any way. Pool heat shall not surpass 86 degrees.

The guest acknowledges the absence of fencing or security around the pool and spa area. Guest fully comprehends and accepts responsibility and liability for any damages incurred by the pool, spa, and its accompanying equipment due to Guest misuse and/or negligence.
Safety is our top priority. If you are staying at a home with a private pool or hot tub, please abide by the following rules. They are in place for your protection.

Pool Safety Rules

For your safety, please follow all rules and guidelines. 
These rules are here to help prevent accidents and maintain a safe and enjoyable environment for all guests.

  • Please Enter / Exit The Pool Safely 
  • No glass in or near the pool or hot tub
  • Please, NO running, diving, or horseplay around the hot tub or pool 
  • Please do not use the pool or hot tub if you are under the influence of alcohol or narcotics. 
  • No animals are allowed in the hot tub, pool, or pool area*
  • Please do not bring balloons or confetti in or around the pool or hot tub*
  • Please do not add any chemicals to the pool* 
  • Absolutely No Swimming During a Thunderstorm
  • Do not add anything to the hot tub or pool - this includes bubbles, scented oils etc*

Quiet Hours

Quiet hours are from 10 pm to 8 am*


*Violations are subject to a minimum charge of $250. 


Here at iTrip Park City ensuring a clean, comfortable and safe environment for our guests is our top priority. We strive to maintain high standards in every home we manage. Part of our high standards includes using the triple sheeting method on each bed in every home.

What is Triple Sheeting?

Triple sheeting is a technique where three sheets are used to make a bed instead of a duvet cover or bedspread.

  1. The first sheet is placed on top of the mattress protector and can be a fitted or tucked in flat sheet.
  2. Next is a flat sheet which lays between the guest and the warmth layer (a plush blanket insert)
  3. Finally, a third sheet (often referred to as a top cover) is used on top of the blanket/insert. The top cover often has decorative stripes or a jacquard woven design to add a touch of sophistication to the guest room.

We are dedicated to sourcing linens that meet our standards for softness and durability. This helps to provide that awesome feeling when our guests can climb into a clean, well made bed. 

BRINGING A SERVICE DOG OR ASSISTANCE ANIMAL

  When planning to bring a service dog or assistance animal to an allowed vacation rental home:

All service dogs and assistance animals must be declared at the time of booking whenever possible and before the check-in date.

As the handler, be prepared to answer the following questions:

For Service Dogs:
1. Do you or a person in your party need this animal to accompany them due to a disability?
2. What work or tasks has the animal been trained to perform that relate to the disability?

For Assistance Animals:
1. Does the person seeking to bring the animal have a disability, i.e., a physical or mental impairment that substantially limits one or more major life activities?
2. Does the animal work, provide assistance, perform tasks or services for the benefit of the person with the disability, or provide emotional support that alleviates one or more of the identified symptoms or effects of the person’s disability?
 
If you are a guest at a private home, we will take care of taking the garbage cans out for collection and in once they're emptied.

A team member may enter the garage during your stay to access the cans or put them away. 

They do not have access to the inside of home. 

If you are staying in a home with a wood-burning fireplace, please read and follow the guidelines listed below:

How to Use The Wood-Burning Fireplace

To use the wood-burning fireplace, you must have dry wood. This is not something that iTrip supplies; however, it can be purchased at nearby stores.

Before starting a fire, ensure the flue is fully open - this is crucial for allowing smoke to escape from the house.
Only use wood in the fireplace; do not add paper, fire starters, or pinecones.
It is important to stay in the room until the fire is completely extinguished.

To ensure the safety and efficiency of your wood-burning fireplace, there are a few important guidelines to follow. These guidelines will not only keep you and your home safe, but they will also help you get the most out of your fireplace.

Dry wood is essential when using a wood-burning fireplace. Wet or damp wood can create excess smoke and lead to a build-up of creosote in the chimney, which can be highly flammable. It is recommended to use seasoned wood that has been left to dry for at least six months.

While we do not supply wood for your fireplace, there are many stores nearby where you can purchase it (including 7 11 and most grocery stores). Make sure to only buy high-quality dry wood from reputable sources. Avoid using treated or painted wood, as they can release harmful chemicals into the air when burned.

Before starting a fire, always make sure that the flue is fully open. This allows for proper ventilation and prevents smoke from entering your home. It is also important to keep the flue open until the fire has been completely extinguished.

Never add paper, fire starters, or pinecones when burning wood in the fireplace. These materials can cause sparks and increase the risk of a chimney fire. Stick to using only dry wood in the fireplace.

Lastly, always stay in the room while the fire is burning and never leave it unattended. This will ensure that you are aware of any potential hazards and can take action if needed. Once the fire has been extinguished, make sure to properly dispose of the ashes in a metal container and store them outside, away from any flammable materials.

As indicated on the rental agreement, all iTrip Park City properties have a strict no-party policy. 

For everyone's safety, do not exceed the listed max occupancy of the home and amenities.

Unless otherwise listed, quiet hours are from 10 pm to 7 am. Please observe them and be respectful of the home and neighbors. 

All properties and homes are non-smoking. 

Parking rules must be followed. The city is very generous with its parking tickets and towing. 

Violations are subject to immediate eviction without refund.

We want everyone to have a great stay but we understand that things may break or some items may get overlooked. Please reach out and we'll do our best to get them fixed in a timely manner.

We do ask that all guests TAKE TIME TO BE KIND. Common courtesy goes a long way. Sadly since the pandemic we have all witnessed an increase in disrepectful, aggressive or unacceptable behavior. Our team has taken a lot of abuse as they have experienced some very unkind guests.

Misunderstandings are one of the leading causes of complaints. Please make sure you read everything we send to you. This includes the entire rental listing, all of our house rules, all photos, all emails & texts and all the help articles in your iTrip account. This helps avoid misunderstandings.

For our own safety and security we have a zero tolerance rule with guests who are rude, abusive, discourteous or argumentative. We do not and will not engage any more beyond asking them to read our TAKE TIME TO BE KIND policy.

Our vacation was cut short due to problems at the condo. A list of issues: -the entire building was under construction with a port-potty and overflowing dumpster just feet from the front entrance. -musty, stale odor upon entering -of just 2 windows that open for fresh air, one was covered with dirt and streaks of mud from a water leak above -two knocks at the door: first informing us the water was to be shut off; second informing us that "gosh, we don't know what to do about the water leak in the large bedroom above the window." -when the management company offered us another condo, we accepted only to find that the second condo's "upgrade" hot tub was cold and full of leaves. -when I requested a modest refund, I was refused due to the "upgrade" offer

We had a great time during our stay in the Three Kings Condo. The location was great and easy walking distance to the grocery store and old town. Very quite peaceful neighborhood and the underground parking was a huge plus. Condo was clean and well stocked.

Spring Break Ski trip VRBO Park City

I was very pleased with the recent VRBO rental I made in Park City, UT. The rental through ITrip from start to checkout was smooth. The rental was very well equipped and the beds comfortable. I did enjoy the hot tub. The location was close to many establishments. Bonus was covered parking in the garage so we never had to worry about the weather. Nice gas fireplace and new appliances in kitchen made the experience very nice . The only issue was that not all the silverware was clean. But we Re washed the utensils and ran them in the dishwasher and all was cool.

We loved our stay in the Three Kings neighborhood. The location can’t be beat. The views from our unit were beautiful. We were first time skiers and the location made everything seamless. We could walk to Mountain Village, ski school, Starbucks and the grocery store. We will definitely rent this unit again!

We had a great comfortable stay even in the blazing heat of summer. I forgot to check if there was AC when booking but there were a bunch of fans and it was comfortable. Easy to get to, the view is nice and the managers text you to stay in touch. A few things of note: 1) The ad was misleading on VRBO. We booked thinking 3 bedroom but it was actually 2. The resort made it up to us though with some nice activity additions 2) The cable was out (First world problems) because of some dispute with HOA. This might be an issue with you for small kids. 3) The breaker went in the place and shut down appliances but maintanence came and fixed quick. Great location, close to old town. Only reason this isn't a 5 is because our stay had some issues we had to deal with. I would have loved it to be issue free.

Our family enjoyed our stay at three kings. The location was great for us as we didn’t rent a car. The convenience to store and ski lift was easy. The rental was well equipped and easy to get back to for lunch too. Great stay and communication was responsive with itrip.

3 Kings Mid Mtn Medows # 1 met our needs for the weekend. We stayed two nights. The main floor was very clean and comfortable. We found some garbage behind the 2nd bdrm bed upstairs and a toilet that wasn't clean on the outside of the bowl though. We used the hottub which was a nice bonus. We tried to use the grill but it was out of gas and so we did burgers on the stovetop. I contacted our representative about a couple things and they responded quickly. We skied at Deer Valley but it would have been great to ski Park City as it would be a 2-3 min walk.

We had a great stay this past week. The kitchen was recently remodeled and was great! (the pictures are not yet updated to reflect the brand new appliances and improved layout). We had planet of space for our family of 4 (including 2 kids). It was also an easy walk to a number of lifts at Park City. The hot tub was also great at the end of the day. We will definitely rent this condo again.

Perfect Park City Stay

I really couldn't have imagined a better spot for our week in Park City. This quaint, clean apartment is perfect for a small family of 3 - 4 (or less if you don't mind the extra bedroom), and just has the most loving and warm feel. It has a parking spot, which is perfect because the central location of this apartment makes it so that you can just park your car when you get to Park City and then not worry about it until you are leaving to return home. It was personally my first time skiing, and we felt so lucky that the apartment happened to be right across the street from the more elementary/beginner lifts that Park City has to offer (had we gone to another area, we would've most likely been closer to the harder black diamond runs that would've defeated the purpose of being so close to the slopes and lifts). We literally woke up every morning, rolled out of bed, and then walked to the lifts. We also perused on home for a quick snack in the afternoon and went back to the mountain for more skiing, until it was time to come home to our personal private hot tub. If that wasn't awesome enough, the kitchen is also newly renovated and has great pots and pans, and really anything you may need to cook a meal. Really just a wonderful experience.

The condo is in a terrific location - right at the base of PCMR. The description of the condo is spot on and iTrip is super easy to work with and very responsive. The hot tub with mountain views is a great perk. This is a nice place to stay.

Top-notch Stay

Comfortable townhouse located within easy walking/biking distance of the crescent lift which provides bike access to the upper mountain. Easy check-in and check-out process. All amenities were provided on arrival. Although the gas grill wasn't working, the owner quickly had it replaced. No other issues were encountered during our relaxing stay. The pool and hot tub were easily accessible. Mountain biking was a blast for all.

We stayed here for the 4th of July weekend and had a good time. The rental was a little dated but had a good working hot tub, washer/dryer, nice TVs, kitchen appliances. We were a little put off by the heat and lack of AC, but it did cool down at night. Nice pool and great proximity to town shuttle and lifts. I would recommend this rental for winter skiing but for summer, maybe find a place with AC.

A Wonderful Stay

A group of us stayed here during the Sundance Film Festival and had a lovely time. Especially enjoyed the fireplace and hot tub, which contributed to the overall cozy atmosphere. Great heat and hot water in the condo as well, which can be an issue in the mountains.

The location of this condo is it’s best attribute, just steps from the parking lot of Park City Mountain. Once we entered, we found a property that needs to be renovated. It shows much nicer on the internet than reality. Our experience with the property management company was less than 5 star. We arrived to very cold temperature in the unit. There was no obvious heating and cooling system, but numerous thermostats and varying types of older heating units. There was no description for operation of the heat. We called the property manager to inquire how to operate the heaters. They had no guidance and only asked if it was an emergency situation. We also had a request of the property management company. Our information was taken and promised someone would call back promptly. They never did. On second attempt, a “priority” was placed on our request. Still no call back. The following day we called again. They finally responded after a while. On each contact they had to take our entire contact and stay information. Overall, we had a nice time. The property is dated and needs attention. The property management company was less than 5 stars.

Family Ski Trip

The condo is very convenient to Park City slopes! We loved being able to walk to the slopes!!!! The kitchen is well equipped too, but we had a problem with the microwave not working properly all the time. We did have some issues when we got there. There were 3 TVs and not one of them worked. We bought batteries for the remotes and were able to get 2 of them working. I called and reported it and it took 2 days for someone to come out just to tell us that cable company would have to come out. They never showed up. The second day the shower head in one of the 2 bathrooms fell off and again we called. Maintenance fixed it the last evening of our stay.....sooo most our stay 6 of us used one shower!!!! We also had a hot tub we didn’t use because they do not clean the snow and ice from the patio and we found nothing to use. The skiing was wonderful and we had a great time despite the issues

in need of a renovation

This property is in urgent need of a renovation! Our family rented several units at The Three Kings and ours was by far the worst. It had NO AIR-CONDITIONING and it was sweltering when we got there at 1am. We could hardly sleep. No bedrooms on the main floor, no master ensuite upstairs. The master bedroom has a slated roof that you would hit your head on. We had the option to stay an extra night but opted out. Would NOT rent unit 1 again. Unit 1-11 is great as is Unit 5-43.

You are correct -like most homes in Park City it does not have AC. Please note we do not advertise or list the home as having Air Conditioning. We do provide fans and the windows are fully operational, most guests find if they open the home up at night the cool air lowers the home's inside temperature significantly. We enjoyed our stay on the whole. The best way to summarize is to list pros and cons. PROS Big Pro - location. The location of the unit was awesome. Easy walking access to lifts and base. Without question the biggest pro. Parking was convenient as well. Unit was laid out well with bedrooms upstairs. Heated upstairs bathroom floor a plus too. CONS heating system via fireplace unit not easiest to use or adjust but functional. Had to call to learn about fan unit in master bedroom. The appliances across the board were old and out of date - especially the TV in the master bedroom. One of the cable TV boxes was not working at all. The unit as a whole is in need of a full scale renovation. Lots of cosmetic blemishes - too numerous to mention. The kitchen was functional but not super easy to use. Stove and vent system needs serious updating. Overall, the location outweighed most other concerns but the unit could be a superstar with some renovations.

This place is not nice. Bottom line is the owners are psyched to just keep on collecting rent and have no incentive to move the condo from the 80's into modern times, they need a reverse hot tub time machine...oh and hopefully the hot tub cover on the time machine would work better than the completely busted one they provide. And, hopefully you don't like privacy because the blinds are conveniently located on the floor beneath the windows. If you are in to teal green carpet, weirdly narrow and extremely old/gross couches, kitchen appliances that could have had a starring role in Footloose (the original) and really old and gross shower curtains, then you should for sure rent this place, otherwise pass, trust me.

Dear Ryan, We apologize that nothing was to your satisfaction and are disappointed that we couldn't resolve the situation by sending over our lead maintenance staff member to attend to your concerns or by moving you to another, more modern unit just next door. We agree the hot tub cover needs to be replaced, as it has become water logged and we're in the process of replacing it and apologize that it did not arrive in time to meet your last minute booking - the night before you arrived. With regards to the one blind, situated by the dining room table, it unfortunately broke just recently and as it is a custom blind because of the window size, we too are and have been in the process of replacing that as well. The blind that you mention looks out to the deck and hot tub, so rather than have it closed and not functioning, we decided to take it down for natural light to enter the home. We did consider the issue of privacy, but had very few concerns because of the shrubs, trees & landscaping in the backyard, the position of the window itself, the position of the condo, the lack of pedestrian traffic between developments and the large distance from the next building. We tried several ways to make you happy and resolve the situation in any way possible, but unfortunately that could not be done and we wish that we could have.
