INTERIOR

The bright and newly furnished condo features an open concept kitchen, living room and dining area. The Living room is perfect for relaxing, watching a movie or socializing with your family or friends. The dual sliders open into the backyard, allowing for indoor/outdoor dining experience. Enjoy watching a movie or favorite shows on the 55in. UHD OLED. The entry courtyard provides privacy, and the property features two car garage. The first floor features an entry, garage, laundry, half bath, kitchen, living room and dining table. The second story features two bedrooms with en-suite baths and two separate balconies overlooking the mountains.

SLEEPING QUARTERS

The main bedroom features a king bed, ceiling fan, 40in TV with Roku, beautiful floor to ceiling windows with mountain views and a private balcony. The main bathroom features dual sinks, soaking tub and a shower. The guest bedroom features a queen bed, a 55in. UHD OLED Smart TV, private balcony, en suite bathroom with a shower. The third bedroom also known as TV room, features a 55in. UHD OLED and a nice section to relax.

EXTERIOR

The backyard features a small pool, spa and chaise lounges to catch some rays. Enjoy the private yard with your friends and family.

GUEST booking the property must be 25 YEARS OLD, & must occupy the property during the entire term of the booking.   The main guest (MG) is responsible for behavior of all occupants.

Maximum OCCUPANCY is provided in the property listing. 2 people per bedroom.  

No excessive NOISE allowed beyond the property. City prohibits renters from using sound devices (radios, sound systems, etc.) & musical instruments outside the rental property between 10 p.m. & 10 a.m. Failure to comply will result in fines, & removal from property without refund.

1 CAR is allowed per bedroom. Guests must use garage & driveway parking. No street parking, no boats, jet skis, trailers or RVs.
 
If a property is not PET friendly, we may allow a pet under certain circumstances. Please inquire. For pet friendly properties please disclose if bringing a pet at the time of reservation inquiry. A non refundable fee of $250 is required. Pets allows only if under 35 lbs and one pet. Unauthorized pets will result in fee of $500. 

SMOKING of any kind is prohibited at the property.  Smoke smell/odor found post departure authorizes manager to remediate the smoke smell, & the main guest will incur a fee of $2.10 per sq. ft. times the property square footage per title records.

BBQ only be used if provided by the Owner & do not relocate BBQ. Open flame is prohibited, I.E candle burning, charcoal BBQ’s. Do not dismantle smoke & carbon monoxide detectors. 

All guests & responsible occupant acknowledge use of the pool/spa amenities increase the risk of injury &/or death. POOL AND SPA use is at your own risk. THERE IS NO LIFEGUARD ON DUTY. Use of Pool, Spa and Pool Area amenities can cause serious injury, including death. The occupants accept this risk when booking the property.

POOL HEATING may be added to your booking. Daily pool heating fee is based on current rates of Natural Gas and size of the pool. Please inquire with the booking agent for a quote. 

The manager will request a copy of the main guest ID prior to check in.  Main guest may be required to sign additional agreements. No refunds for early depatures. 

UNINTENTIONAL DAMAGE must be reported to the manager prior to departure. Accidental property damage is covered up to $1,500 by LDW Fee in your booking fee. Accidental damage not reported during the stay will be treated as intentional damage & the cost will be charged to the Main Guest reservation.

If  property is no longer able to honor this reservation due to unforeseen circumstances & out of Manager’s or Owner’s control, Manager will issue a full refund immediately to the Responsible Occupant.

Reservation obtained under false pretense will be subject to forfeiture of deposit, damage deposit, &/or balance of rental payment. If any occupant violates any terms of this agreement, PDVP may terminate this Agreement. PDVP will notify the Responsible Occupant of agreement termination, & the Responsible Occupant will vacate the promise within 3 hours.

Building Codes that are applicable for residential homes are not required for handicap accessibility. This home is not ADA compliant. Manager is not aware of any toxic fungus/mold or other mold which may exceed allowable levels.

Palm Desert Vacation Properties, iTrip or the Owner, do not assume any liability for loss, damage or injury to persons or their personal property. Neither does the owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.

The MAIN GUEST booking the property must be 25 YEARS OLD, and must occupy the property during the entire term of the booking.   The main guest is responsible for behavior of other occupants.

One CAR is allowed per bedroom. Assigned parking spaces may apply for properties located within an HOA. Guests must use garage parking and driveway parking first. No street parking is allowed.

For pet friendly properties please disclose if you will be bringing a pet at the time of reservation inquiry. A non refundable pet fee of $200 is required. POOL AND SPA use is at your own risk. There is no lifeguard on duty. Use of  Pool, Spa and Pool Area amenities can cause serious injury, including death. The occupants accept this risk when booking the property. 

POOL HEATING is not included in the rental rate for 27 day or longer stays from October trough April. Pool heating may be added to your booking at the rate of $35 per day.

Guest Bookings 27 days or longer require a Security Deposit of $2,500.

The condo was exactly as expected with a bonus of a spa hit tub that we enjoyed outdoors. It wasn’t mentioned in tbe property description. Perfect place for the 4 of us. A couple of concerns - 1) All of us stumbled on the step up to the pantry/bar area because the white warning tape stopped where there was 2 steps down. I would extend that white tape strip right to where the staircase down meets the floor. 2) we bonked our heads on the sharp edges of the light fixture over the dining table. It’s either too big or hangs too low. Replace with smaller fixture or raise r siting fixture about 6 inches. 3) this issue cannot be resolved but we noticed that the stair/step heights were not all even and it caused us to question our stability until we all compared notes and concluded that it wasn’t us. Otherwise the place was very comfortable and we loved hiking the trail down the street (great views) and the neighborhood was great. I hope our friends shut it down okay - we had to leave early in the morning. Thanks again!

We had a wonderful stay in Palm Springs. The house was very clean and beautifully furnished. The host had all the details covered from coffee to pool towels. They responded quickly with any questions we had. It’s also a great location. We hiked the Lykken trail daily as it was only a block away. We really enjoyed our stay. Thank you!

Breakfast with the hummingbirds

This is a very spacious home in a very quiet setting. (Note, both bedrooms are upstairs and the stairs are high and long. Fine for my husband and I but if you have knee problems just be aware) My favorite thing to do was to make a breakfast tray in the morning (thank you for providing that nice tray!) and take it upstairs to the master bedroom to enjoy the beautiful view of the palms and mountains from the little balcony. Lots of hummingbirds always visited. The large tub in the master bath was also a favorite after a day of hiking. Nice touch of an Instahot, hot water dispenser in the kitchen for quick cups of tea, hot cereal, etc. Everything you needed in the kitchen, did not lack for anything. Liked having a garage to park in. Very well kept grounds. The location was perfect for us as it was away from the hubbub of busy Palm Springs. Just down the street is the entrance to Indian Canyon/Palm Canyon, a beautiful palm oasis with plenty of hiking trails, easy to strenuous. Order in from New York Pizza Delivery in Palm Springs. Awesome thin crust pizza and great salads at reasonable prices with fast delivery. Ralph's grocery close by for anything you need. Lovely little restaurant on the public golf course just down the street, open for breakfast and lunch with pretty view of the course. No hiccups during our time there. Everything in perfect order. We did not use the pool, a little cool at this time of the year. We thoroughly enjoyed our stay!

This rental is beautifully fitted out with everything you need to have a pleasant stay. The pool is perfect and there's even beach towels provided. These guys seriously thought of everything and were super responsive to any questions. Clean, tidy, just beautiful.

We reserved this free standing condo for about a week. Location is wonderful, and privacy was very appreciated. Lovely pool. The place has a few miles on it, but def was a very good value for the fee. We'd stay there again. Our only challenge was how hard the mattress is in the primary bedroom. After one night we ordered a well padded mattress pad from Amazon, and it helped a lot. We left it behind for others to hopefully enjoy.
