Pool Heating: In climates where average daily high air temperatures aren't sufficient to maintain the pool water at a swimmable temperature, a pool heater is required for comfortable swimming. In NE Florida we have days where we do not reach air temps that will allow the pool heaters to work properly. Because heat pumps transfer heat instead of generating it with combustion, they're most effective in climate zones where the average daily air temperatures during pool season are greater than 50 degrees F. During the winter months, it will be almost impossible to keep the pool temperature comfortable enough to swim as we have days where the temperature dips down into the 30-degree range. Please temper expectations based on the climate and avg weather temps for this region before booking.

POOL HEATING - Pool Heater Charges:

The pool heater is available only during the cold season. Oct 1 - April 30th.

The pool heater charge is $100 per week plus tax to be set at 80F (the standard is 78 or 80F with hotels for outdoor pools) starting at 6 AM.



- No smoking/vaping on premises. Any evidence of smoking/vaping found will result in a $500 cleaning charge.

- Pets are prohibited at all times due to homeowner allergies. No exceptions.

- Please NO PARTIES, EVENTS, PERFORMING ARTISTS, DJs, or BANDS ARE ALLOWED AT ANY TIME. Please be respectful of the neighbors at all times!

- Please do not exceed the maximum occupancy for the house (8 people) at any time.

- Do NOT attempt to use or arm the security system. You could be charged a false alarm fee due to a police response.

- No Garage available. Please do not attempt to park in the garage.

These are all separate causes for eviction with no refund and may damage our ability to offer the home to future guests exposing you to liability.



We do not think it would be wise for you or your party to swim in the canal. There is no lifeguard on duty at any time. If you choose to swim in the canal or the swimming pool, you are swimming at your own risk, and you agree to hold the homeowner, and property management company harmless from any injury you may incur.

Frequently Asked Questions

In the event that you must cancel your reservation, please be aware that cancellations must occur at least 30 days prior to the arrival date. If cancellation occurs 30 days or more prior to arrival date all monies will be refunded with the exception of a $100.00 administrative fee.
No barbeque grills of any kind are permitted on balconies or in the unit. No open flames of any kind are permitted. Candle burning is NOT permitted on balconies or in the unit. Do not dismantle smoke detectors as they are there for your protection. Use the overhead stove fan when cooking to avoid accidental, activation of the smoke detector alarm. No fireworks are permitted on premises.
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 (twenty-five) years of age! Any violators will be evicted according to Florida Statute 508.141 with forfeiture of all monies.
Any reservation obtained under false pretense will be subject to forfeiture of the reservation deposit, damage deposit, and/or balance of rental payment.
No compensation will be given for the temporary outage of electricity, gas, water, cable, internet, or telephone service. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.
Smoking and vaping are strictly prohibited on premises. Your damage deposit will be forfeited and you will incur an additional charge of $500 for carpet cleaning and deodorizing if any evidence of smoking or vaping is found.

This property does NOT allow any pets due to homeowner allergies. If any evidence of a pet is found, you will incure an additional $500 charge for extra cleaning and steaming.
Owner or owner's agents may enter the premises under the following circumstances: in case of an emergency; to make any necessary or agreed-upon repairs, alterations, or improvements; supply necessary or agreed upon services or show the premises to prospective purchasers, renters, or contractors. The owner will provide the renter with at least 24-hour notice of the Owner's intent to enter (except in the case of an emergency).
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of 8, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interfere with neighbors' right to quiet enjoyment of their premises.

iTrip nor the Owner is not responsible and is not in control of any actions of other adjacent property owners. No refunds will be given for adjacent construction noise or inconvenience. 
iTrip, VCJ Property Management or the Owner, does not assume any liability for loss, damage, or injury to persons or their personal property. Neither does the owner accept any liability for any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet, electricity, or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control. Tenant and all other occupants willingly occupy these premises.  In exchange for being allowed to occupy the premises, Tenant, on behalf of himself, his heirs, assigns, and descendants, agrees to the fullest extent permitted by law, to release and forever discharge  iTrip, VCJ Property Management or the Owner from any and all injuries, costs, damages, loss, death, or other claim or injury suffered of any nature whatsoever arising out of Tenant’s own negligence or gross negligence; the negligence or gross negligence of  the Owner, iTrip, VCJ Property Management or any of its employees, managers, principals, owners, representatives, agents, authorities, leaders, or other person affiliated with it in any way; and the negligence or gross negligence of any other occupant in connection with the stay whether that be prior to, during, or immediately after the stay. By agreeing to these terms, and in exchange for being allowed to stay on the premises, you further agree that you will indemnify iTrip and the Owner and hold iTrip, VCJ Property Management or the Owner harmless for any and all injuries, costs, damages, loss, or other claims made by all other occupants other than yourself arising out of or in any way caused by your actions undertaken in the course of your stay on the premises. Tenant understands that he/she does not have to stay on the premises and that without agreeing to these terms whereby he/she chooses voluntarily to waive any liability of iTrip and the Owner under the above terms, he/she will not be allowed to stay on the premises. The use of the premises is at Tenant's own risk.

Guests acknowledge they shall not leave the bbq grill unattended while in use to include heating the grill up. Any damage to the grill due to it being left unattended will result in a replacement charge of $300. Guests acknowledge they are responsible for cleaning the grill after each use. Failure to clean the grill will result in a $25 charge.
Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, televisions, internet connection, and stereos.
Parking at or on the premises is limited to three cars. No boats, jet skis, trailers, or RVs. If there are more than the allowed cars or there are unauthorized vehicles of any kind at or on the Premises, the Owner and/or the Owner’s Agent may tow or have the extra cars and/or unauthorized vehicles towed without notice at the Tenant’s sole expense.
Neither Manager or Owner will be responsible for Guest(s) personal property left behind or lost during the stay. If we are able to find an item left behind we are willing to ship it to the registered guest upon request. Shipping charges will be charged to the guest along with a $25 administrative fee. Items unclaimed will be held for a maximum of 14 calendar days at which time the Manager reserves the right to dispose of or may elect to donate the item(s) to a local charity.

To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the Property and upon check-out. Should you not be able to secure the Property, you should contact the Manager immediately.

Many different pests live and thrive in this part of Florida. This Property has been professionally treated by a commercial pest control company with precise and complete preventative treatments in an effort to keep all the pests and bugs outside. Should you experience a pest control issue, please contact Manager so that the Owner’s pest control company may attempt to eradicate the problem. Manager does not accept liability for unfortunate and seasonal visits of any wildlife including but not limited to rodents, insects, and sea life, and no refund or credit will be given related to such unforeseen events.
Linens & towels are provided. Excessive Stains, Damage or loss of the Linens will result in a $50 Charge.  An initial supply of paper products is provided. There is a $50 fee to restage the house if furniture is moved around and not returned to its original place.

  • Please treat our house with the same respect as you would your own home. We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests.
  • Be sure to maintain a good level of cleanliness throughout your stay, this will make it much easier when check-out time comes!
  • In case of any accidental damage, we’ll look into the issue internally to decide if and how much the deduction or repair cost will be.
  • We hope you have lots of laughter and fun times during your vacation! However, NO PARTIES, EVENTS, PERFORMING ARTISTS, DJs or BANDS ALLOWED AT ANY TIMEKeep the noise to a minimum after 10pm. Please be respectful of the neighbors at all time.
  • Do not exceed the maximum occupancy for the house (8) at any time.

  • Do NOT attempt to arm the home security system. This is not for guest use. 
  • Do NOT place luggage on furniture or linens. Any damage or stains to furniture or linens will be charged to the guest.

  • Please ensure you read and fully understand the house rules at the beginning of your stay. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.
  • Have fun! This is your vacation time and we hope you make the most of our home, its amenities, and your opportunity to relax and visit the surrounding area.


If you wish to have the pool heated there is an additional charge of $100 per week to be set at 80F starting at 10 AM and ending at 4 PM.

We couldn’t have found a more perfect slice of heaven. This property was awesome, and the pool was perfect for afternoon play for our grandkids and a peaceful evening swim for us. Close enough to soma y things to do and see all leading back to this awesome home. We took the family to Kennedy Space Center for the day and that night watched the launch of a rocket from the pool area. Such a great experience! Highly recommend this property!

This vacation rental is absolutely amazing. We came here to relax and unwind. Life as a RN can be pretty busy and mentally draining sometimes. This house was peaceful, the pool was refreshing, and the dock was a great place to fish and watch the sunrise. We had the pleasure of seeing dolphins while fishing off the dock during our stay and the kids enjoyed the tree swing. I called itrip to deal with a problem during our stay and they immediately took care of it. I will definitely be booking with itrip for my next vacation.

Awesome - best place ever!

We have now stayed here multiple weeks - both in 2022 and 2023. Incredible place -- modern, super clean, great kitchen, bedrooms, main rooms, and the pool is fantastic! The view of the pool toward the canal feels like an infinity pool. Dolphins, birds... everything is wonderful!

Christmas Getaway

The home on Collinson Court was well appointed and our family of 6 adults felt very at home. There were plenty of spaces to spread out. We spent the Christmas holiday there and enjoyed the quiet neighborhood. Unfortunately the pool never heated up to be usable due to the cold temperatures but we did a polar plunge anyway. We would have liked to be able to use the fireplace as well. Beds were all very comfortable and the kitchen had everything we needed. We loved the Palm Coast area and would definitely stay at this property again.
