Excited to announce the opening of Grace Mountain Bunkhouse – located atop Lookout Mountain and situated on the panoramic brow’s edge! The bunkhouse is a a fully furnished modern and spacious bunkhouse that sleeps up to 8 guests, complete with: full kitchen, dining area, open recreational room, one full bathroom with walk-in shower, half bath, and laundry facilities. It can be booked separately, or in combination with one or both of the onsite fully furnished and stocked pristine campers (additional details below on a packaged booking for multiple Grace Mountain camping and luxury properties).

"I booked a rental on this property as a wellness retreat for a group of my friends. This space had everything we needed and more. We had a yoga instructor come and lead us that was set up by the owner who was fantastic. There is a community kitchen area and indoor bathrooms with a shower. We had room to do our painting in the garage area and had two in the group set up their jujitsu mats and practice. We took a hike at Zhan wildlife refuge which was very fun. I recommend this to anyone with a big group. We will be making this an annual thing!"

Overlooking beautiful Rising Fawn, this secluded bunkhouse and camping site provides everything you need for a memorable outdoor adventure. Pull up a chair on the large open area deck, enjoy the fire pit surrounded by tree stump sitting, or relax in a hammock – you’ll be amazed at the awesome views and sunsets this property has to offer!
The Bunkhouse sleeps up to 8 guests, with 4 full size bunk beds; the bunk room also includes a sectional sofa and seating, dining table, and mini fridge. While there is not central heat and air, the space stays comfortable during the spring and summer months (with a full-sized screen garage door for opening) and an electric fireplace and additional space heaters for the winter months. The building also includes a large open recreation room, a full kitchen (with dining ware, utensils, and cookware); coffee maker (with coffee provided); standard sized refrigerator, stove, and dishwasher; laundry (washer & dryer), a full bath with walk-in shower, and a half bath. High speed Wi-Fi is also provided.
The campsite includes a BBQ gas grill, wood burning fire pit (supplies for making s’more provided!), and hammock site (hammock provided). Enjoy the walking paths throughout the property, exploring the places with the best views, or relaxing at any of the beautiful spots along the property brow and just enjoy endless views!

Outside trash receptacles are provided to ensure inside trash does not accumulate.
HAZARDOUS PRACTICES
No grills of any kind are permitted inside or in any covered areas. Grills may be used only in open air areas 50+ feet away from the home. No open flame (e.g., candles) is permitted (in/out). Do not dismantle smoke or carbon monoxide detectors as they are for your protection.
HOLD HARMLESS
iTrip nor the Owner of the premises assume any liability for (i) loss, damage, illness or injury to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet access, electricity or plumbing or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.

The owners furnish linens and towels for your stay. Paper products and cleaning supplies are provided. We recommend you bring any additional or special items you may need.
MAINTENANCE
Report any maintenance needs to the Agent who will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, heating and air conditioning, appliances, televisions, and internet/WIFI.
NONSMOKING
Smoking/vaping is strictly prohibited. Tenant will forfeit any deposit and be subject to a $500 fine due to smoking/vaping being found.
PARKING
Parking is limited to the designated area(s) and guests all risks. Neither the Owner, Owners Association, nor iTrip is responsible for any vehicle damage/theft. No boats, jet skis, campers, trailers, or RVs, allowed.
PET POLICY
Pets are allowed in designated homes and should be included in initial booking, or subsequent updates. Unauthorized pets may result in immediate removal and up to a $500 fine.
POOL, HOT TUB & PATIO/DECK
Tenant acknowledges that if the premises reserved includes a pool and/or hot tub, no lifeguard is on duty, the pool, hot tub, and patio/deck can be dangerous areas, the deck/patio can be slippery when wet, and that injury may occur. Diving, horseplay or running is prohibited. No child or adult non-swimmer is permitted to use the pool without adult supervision by a strong swimmer.
Tenant must immediately report any problems with pool, hot tub, or safety fencing. Tenant and guests accept and assume all risks involved in using the pool, hot tub, and patio/deck and agree that neither the Owner, owners’ association, or iTrip accepts any responsibility whatsoever in the case(s) of accident or illness resulting from use of these amenities.
SLEEPING CAPACITY/DISTURBANCES
The maximum occupancy is based on the property limitations in the rental reservation. No parties/events allowed; small family/friend celebrations possible but must inquire in advance. Tenant’s immediate removal and forfeit of rental fee and security deposit for: Exceeding maximum occupancy; any illegal activity; damage to the premises or to neighboring properties; any acts interfering with neighbors’ right to quiet of their premises. Quiet Time: 10:00PM – 7:00AM
