iTrip Vacations-Breckenridge (IVB) & the reserving guest (Tenant) agrees as follows:Tenant is at least twenty-five years of age & will be an occupant of the property during the entire reserved dates. Other authorized occupants may be family members or friends of Tenant.LATE DEPARTURE FEE:10 AM local is check-out time. A charge up to $100 per hour. PARKING Capacity is in the property listing, guest book &/or IVB mobile app, & required parking passes are located in the property in the guest books or another location that will be designated. If instructions are not followed & signs are disregarded, we cannot be responsible for towing charges that may occur. NO PETS unless specified in listing. NO SMOKING: If evidence of either is found in/on property you will be required to vacate immediately.There shall be no refund of any part of Rental Amount; there will be a minimum charge of $200 charged, which may be increased upon inspection of Premises.RULES:Tenant shall leave Premises & its contents in same condition as Tenant found the Premises to be upon move-in. Tenant shall wash dishes & shall remove all garbage from Premises & place in garage receptacles. If excessive trash is found &/or if cleaning crew must spend excessive time to clean property after the stay, there will be an additional cleaning hourly fee charged. Tenant shall not remove furnishings from Premises, including use out of doors or in other properties.Tenant & their guests shall obey all federal, state, & local laws at all times while they are on Premises. Failure to abide & adhere to Rules subject Tenant to termination of this agreement, removal from Premises & forfeiture of Rental Amount. If more people than property's max guest number are allowed to enter the property (i.e. for an event/party) numbers & circumstance need to be communicated to IVB & agreed to before the reservation is finalized. NO FIREARMS/WEAPONS at any of our properties even if you are legally authorized to carry one. SKI STORAGE: Ski/board equipment must be stored in location designated in guest instructions.FALSIFIED RESERVATION:Any reservation obtained under false pretense will be subject to forfeiture of Rental Amount.HOUSEKEEPING:Daily maid service is available but NOT included with the rental. SUPPLIES:A one-time setup of linens & towels is included at all properties. Starter supplies of trash liners, paper & soaps, & household are provided. Supplies beyond the initial setup are the guests' responsibility. Linens & towels are not to be taken from the Premises or used to remove makeup.Certain properties, noted in the property listing as such, have unlimited supplies of certain household products of shampoo, hand soap, laundry soap, all paper supplies, & trash bags.UTILITY OUTAGES-MAINTENANCE:Please report any maintenance needs for Premises to IVB & we will respond as quickly as possible. Refunds will not be made for maintenance issues including heating, appliances, TVs, & stereos. No compensation will be given for temporary outages of utilities, including electricity, gas, water, cable, or telephone service. Report outages immediately & all efforts will be made to have them restored as soon as possible. Please note that long-distance calls are restricted. No compensation will be offered for issues that go unreported until after departure. KEYS:Please read your email for specific access instructions. If property has an electronic keyless entry unit, you will receive password & operating instructions prior to arrival. All keys are to be returned to the location they were found in upon checkout. Tenants not returning keys will be charged $100.ENTRY BY IVB:IVB will always attempt to contact you in case access to property is needed.The following circumstances would be: in case of emergency; to make any necessary or agreed-upon repairs, alterations, or improvements; supply necessary services or show the Premises to prospective purchasers, renters or contractors. IVB will provide guests as much notice as possible in case we need access.HOLD HARMLESS:Tenant shall release IVB & Owner & indemnify & hold them harmless from any & all claims for liability, loss, damage or injury to persons or their personal property. Premises, all fixtures thereon, & all property on or around Premises are provided “as is” without any warranties of any kind. Neither IVB nor Owner shall be responsible for any direct, indirect, consequential, or incidental damages arising out of or relating to this Rental Agreement.Use of Premises is “at your own risk.”Please remember that you are renting a private home. Riffle's Retreat was so cool. Up the Blue River a bit but not too far. The place was well maintained and the hosts were very responsive to our needs. Could not recommend this place more!

We had a great stay at Riffles’ River Retreat. The home is stocked well, clean and a beautiful setting. Was very easy to book. This is our second time in this particular house and we will definitely do it again. The only down side, was there were no instructions on how to work the TV. They have 3 remotes and it took us awhile to figure out how to operate.

We stayed at Riffel’s Retreat at the end of August and look forward to staying again. The entire property was clean, the rooms are large, the beds reasonably comfortable, the kitchen had every appliance we could want to make our meals, but best of all is the property itself. We spent so much time outside exploring. The creek is lovely, we found mushrooms of all types, I read for an entire afternoon in the wildflowers on the side of the house, and we hung a hammock between two of the trees and the children enjoyed that. Our check in and out was smooth and straightforward. After staying at four previous properties on other trips to Breckenridge over the years, this one is definitely our favorite. If you are going to do much laundry you will need to bring more detergent, they provide enough for one load, and next time I will bring a pair of slippers, they ask you not wear shoes in the house. Both of these are reasonable, not complaints, but I mention them to help others come prepared.

Riffels' River Retreat delivers on point with view of nature, relaxing outdoor area, on property river rock formation stream dishing up tranquil water breaking sounds that takes away any stress one would have. The spacious open concept kitchen / living room area with upper decking overlooking river and woodlands with another option to have a nice cup of joe is a great way to start your day! Home offers 4 large bedrooms all with King beds plus a large living area downstairs which rolls out to another back yard deck. Truley an excellent property for family and friends! definitely would choose this place again.

Wonderful property! Very clean and spacious. Everything you need is here and the pictures just don’t do the property justice! Beautiful lot in the trees but an easy drive into Breck each morning. Snowed overnight and the driveway was cleared before we were up!

This home was absolutely fabulous! The pictures do not do it justice. It was so spacious and plenty of room for our large family. Having two living areas, both with fireplaces, was an added bonus. The home is very well maintained and clean. The kitchen is well stocked with everything you could possibly need. It is easy to get to both Breckenridge & Keystone ski areas from the home. We would love to come back and stay again, especially in the summer to enjoy all the scenery around the house. Great place!!!

What a fabulous home! We stayed there with our kids and 2 grandchildren and the layout, space, location and amenities were perfect! The kitchen was complete with anything we'd need, including detergent, spices, cooking oil. There were so many comfortable spaces to work and relax, and the setting was magical! We can't wait to stay there again!

Riffle’s Retreat is a wonderful home located just outside of Breckenridge. My sisters and I stayed for 10 days and thoroughly enjoyed our stay. We have rented many houses in the past when traveling and have to say that this was one of our favorites. The house is beautiful and nicely furnished. The kitchen is very well equipped. The beds are extremely comfortable. It is set in a beautiful wooded location/neighborhood, with a babbling brook behind the house. My nieces and nephew visited us for a weekend and there was plenty of room for all of us as well as games and puzzles to keep the kids/adults entertained. We eagerly give this home a five star rating and highly recommend it for others!

Not enough good things I could say about this cabin. This place was so comfortable, relaxing and inviting. This was our first “sneaux” vacation so we didn’t know what to expect but this cabin exceeded any expectations we had. Living in South Louisiana, we run our a/c year round. We were concerned there wasn’t a unit, so we just sleep with the windows open. There was plenty of room everywhere for our family of 4. We intend on returning with friends.
