House Rules - violation of house rules could result in fines and/or eviction.

Tenant agrees to leave the premises and its contents in good condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. Beds should be stripped of linens and placed in a pile in each bedroom for housekeeping.

All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles.

The maximum number of occupants shall not exceed 12, not including a child in a crib.

Furnishings are not to be removed from the premises for use outside.

Smoking is not allowed inside the cottage or the grounds around the home.

Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).

Tenant and any guest of Tenant shall obey all laws of the state of Tennessee, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of Tennessee or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
Pet-Friendly Properties: iTrip Central TN offers select properties that are pet-friendly. Please inform us when booking if you intend to bring a pet. We permit up to two (2) dogs per reservation at these properties. An additional, non-refundable pet fee of $75 will be applied to your booking. For further details, don't hesitate to contact our office. Non-compliance with our pet policy may lead to immediate eviction and additional fees.
Wildlife Disclaimer: Many of our properties are located in wooded areas, which are naturally inhabited by wildlife and insects. To manage this, all homes are serviced quarterly for pests. However, the presence of wildlife or insects in or around the property does not qualify for a refund. Below is a list of common wildlife and insects found in our area:

We very much love and take great pride in Lakeview Lookout and we simply ask that you care for the property as if it were your own. We are in a fairly secluded area, but the county does have quiet time for all properties from 10:00pm until 7:00am. We do NOT allow smoking anywhere within the home or the area around the house. PLEASE consider the others that will enjoy Lakeview Lookout next! The entire property and house is open for your use except for the locked "owner's closet”.
