While you are in the home, enjoy luxurious furnishings, an open layout and well equipped kitchen. Fire up one of the 3 gas grills on the Riverwood premises for today's fresh caught fish, then relax in the screened-in Florida room watching boats go by or enjoying happy hour cocktails with magnificent Hutchison Island sunsets while you contemplate tomorrow's adventure. Why not take in some surrounding activities like golf, tennis, beachcombing, shopping, fine dining, charter fishing, boat tours, restaurants. There is a private, dedicated one car garage to park in.

Property facilities include: tennis courts, community pool, private garage, shared guest parking, gas grills, full sized washer and dryer in unit.

This property is cleaned and sanitized in accordance with CDC guidelines. We provide a starter set of supplies, with an initial travel size supply of shampoo, conditioner, bath soap, hand soap, laundry soap, coffee, towels and toilet paper. Should this not be enough for your entire stay, you may need to purchase additional supplies.

 RULES AND REGULATIONS
  1. Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
  2. Balance is due 30 days in advance.
  3. Cancellation fee is $100. Full refund more than 30 days out.  50% refund more than 14 days out.
  4. No grills or open flames except outside on ground level.
  5. Pets are not allowed on premises unless approved prior to booking (fees apply).
  6. Parties and events are Prohibited. The maximum number of occupants shall not exceed 4 people.
  7. Please respect our neighbors and reduce noise after sunset
  8. Smoking is not allowed in the unit or on the property..
  9. Please leave all windows closed and locked. 
  10. Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected.
  11. All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. Please place trash bins in front of house for pickup on scheduled pick up days.
  12. Close all blinds in all rooms upon checkout.
  13. Furnishings are not to be moved or removed from the premises for use outside or in other properties.
  14. Tenant and any guest of Tenant shall obey all laws of the state of Florida, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of Florida or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits
  15. Please do not wash white linens or towels with any colored items.
  16. Security Cameras and Noise Aware monitors are there to protect you and the property, please do not move or unplug them. (There are no cameras inside and the noise monitors measure loudness but do not record or capture sound) 
  17. Use the pool at your own risk.  Children must have adult supervision at all times. (For properties that have a pool)
