Now you can wake up in this beautiful, urban condo looking at Puget Sound from your luxury king bed. Imagine drinking coffee on your sofa as you watch the ferries going back and forth from the islands and you decide not to cook breakfast so you hop in the elevator and walk right next door to Macrina Bakery to enjoy the most amazing pastries. You might even have a hard time deciding how to spend your day since you are walking distance to most everything downtown Seattle has to offer. Maybe you decide to walk left out of the condo building because you want to shop at the Flagship Nordstrom Store or walk, eat, and shop your way through Pike Place Market and grab a coffee and take pictures at the first Starbucks Store in the Market or you decide to walk right out of the condo building and stroll through the Seattle Art Museum's Sculpture Park right on the water's edge or walk down to the Seattle Center for a ride up the Space Needle and a tour through the Chihuly Glass Museum. There are so many choices! Maybe you opt out of all the activity for a few hours so you can enjoy your favorite book in your light filled living room with floor to ceiling windows while looking at the water. Make sure you stay long enough to enjoy it all!

The kitchen is fully stocked and big enough for 2 people to enjoy cooking together while everyone else talks to them from the living room/dining room great room. There is plenty of glassware to enjoy all your adult beverages!

Enjoy the private, secure courtyard that is located on the 3rd floor which connects both sister properties.

Please note that while there is amazing sound proofing in this urban condo we need to remind you that the condo is located in Downtown Seattle, a busy, vibrant city! You get all the perks of being close to everything, but the tradeoff is that you can hear street noise often late into the evening. We want our guests to be happy and informed!

ABOUT OUR PROPERTIES:

Guests staying at all our managed properties receive the following:

- Amenity & Supplies pack, containing ground coffee, paper towels, toilet paper, dish soap, scrubber and dishwasher detergent, hand soap at every sink, laundry pods and anall in one soap and shampoo in the shower.

- Iron, ironing board, and hair dryer

- Master King bed is ready made for you with freshly laundered sheets & comforter covers and extra bedding and pillows for the queen sleeper sofa!

CHECK IN:

Guests must arrange with the property manager to pick up the condo keys, front door fob, and garage opener. Host will meet you at the front entrance of Belltown Court Condos. You MUST confirm arrival time prior to check in with updates on arrival day for any delays

AIR CONDITIONING

This condo does not have central air conditioning (most buildings in Seattle do not have central A/C). We do, however, provide fans for your comfort, as well as a free standing air conditioning unit in the master bedroom during the summer months.

POLICIES/RULES

* Non smoking residence and No pets (a $250 incremental cleaning fee will be applied for any pets discovered PLUS additional costs for any damages caused by the pet)

* No parties/events - If determined that a party/event is taking place at property, management has right to evict tenants and guests with no refund given.

* If determined that a party took place on any of the nights reserved, reservation guest will be charged $500, no exceptions!

* This property sleeps 4 people!!! If we determine you have more than 4 people, we will charge a fee of $100 per person, per night.

* Must be at least 25 years old to reserve home

* Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require that at least one member of the group must be 25 years old.

RULES AND REGULATIONS
Day of Departure:
​- Tenant agrees to leave the premises and its contents in the same condition as Tenant found the premises to be upon move-in, normal wear and tear expected.
- Please do NOT take off the sheets and leave the beds unmade 
- All dirty towels should be placed on the bathroom floor
- All dirty dishes should be placed in the dishwasher
- Trash & recycling should be put into the labeled cans in the driveway
NOTE: Guests can have items returned for a $20 fee plus shipping.
Please remove your shoes upon entry

​​SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right for quiet enjoyment of their premises. Exterior cameras can be located at the front and back doors.
NOISE
No PARTIES allowed. Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.Depending on severity, we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to the property and issue a minimum $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities that could result in eviction, loss of all rents, and additional fines or damages after removal. Party monitoring equipment can be used in this home (no confidential information is collected).
ABSOLUTELY NO PETS
If evidence of a pet(s) is found on the premises you will be asked to vacate immediately with no refund of rent or damage deposit plus $200 extra cleaning fee and any damage as a result of the pet.
RENTAL AGE REQUIREMENT 
Reservations made for teenagers or young single groups will not be honored without any accompanying adult staying in the unit at ALL times. We require at least one member of the party to be 25 years of age! 
HOUSEKEEPING
There is no daily maid service. Linens and towels (plus black make-up washcloths) are included and are not to be taken from the home (fees will charged for missing or make-up damaged towels). An initial setup is provided of trash liners, paper towels, toilet paper, soap/shampoo/conditioner and light cleaning supplies. NOTE: No glitter/confetti is to be used here. Expect extra cleaning fees to be added of at least $300.00.
NONSMOKING HOME
Smoking is strictly prohibited. Your damage deposit will be forfeited and you will incur an additional charge of $500 for carpet cleaning and deodorizing if any evidence of smoking is found.
No open flames (ie. Candle burning is NOT permitted in the home). Do not dismantle smoke detectors as they are there for your protection. 
UTILITIES
No compensation will be given for temporary outage of electricity, gas, and water. Outages will be reported immediately and all efforts will be made to have them restored quickly. 
ENTRY BY OWNER
Owner or owner's agents may enter the premises if there is an emergency or there are necessary repairs. TENANT will be notified in non-emergency situations.
