Welcome to the White Tail Fawn Cabin on top of beautiful Lookout Mountain! This modern and stylish cabin tucked away in beautiful Rising Fawn has everything you need to enjoy a relaxing mountain getaway. Enjoy peace and quiet on the large screened-in porch (complete with outside TV!), play a round of cornhole, or simply rest while enjoying nature around you! You'll also enjoy the spacious deck, along with the extra sitting area and swing surrounding a cozy fire pit and soak in your own private hot tub! And, coming summer of 2024 – a new miniature putting green in a shared area! (Please be aware there will be some construction during daytime hours, but suspended for evenings and weekends.)
Inside, all the amenities of home (and possibly more!) will make for a memorable stay. The kitchen is fully stocked for making a meal or enjoying takeout from fantastic nearby restaurants. Enjoy your morning coffee or hot chocolate cozied up on the screened-in porch or outside on the swing. There’s plenty of room indoors for relaxation as well, with family games and streaming ready TV in living room, and additional TVs in each bedroom, loft area and outdoor screened-in porch. There's also a designated workspace if you must catch up on a few emails!
This cabin has very comfortable sleeping arrangements, accommodating up to 6 guests. There are two bedrooms on the main floor (both queen beds) and the upstairs loft has a day bed with an expandable king-size trundle. The primary bedroom has an ensuite bath and an additional full bath is shared on the main floor. On-site washer and dryer provided as well.
Enjoy the fully stocked kitchen with stove, oven, refrigerator, dishwasher, and other appliances to make meals a breeze – including a Keurig, toaster, blender, crockpot, waffle maker, and an array of pots and pans. And, whether you’re enjoying a takeout meal from local restaurants or cooking a meal yourself, the kitchen has all the basics to make grocery shopping less stressful. You’ll find stocked items that include coffee, creamer, tea, sugar, flour, salt, pepper, cooking oil/spray, mayonnaise, ketchup, mustard, etc. There is seating for six at the custom kitchen table and outdoor seating on the screened porch and deck also.

“Y'all... (pause) THIS PLACE was so fun, & so close to the state park (where we went to a friend's wedding). I knew we'd be hot and tired and not want to travel far afterward (even though the rest of our trip was mostly in Chatt). The 30 mins ride back and forth was IDEAL for catching mountain top views of the Chatt/AL/GA Valley I also chose this cabin for these reasons: -big couch where I knew my whole family would fit -clean/large hot tub - hard to keep the kids out! :0) -fun and spacious loft for my boys -private room for my girls -two bathrooms (for 6 of us) -LR/Kitchen layout for all being together the whole time -ISLAND to play, paint, game, & eat at etc. -swing/fire pit/cozy screened in porch -modern YET totally rugged/woodsy/cabin -towels galore -W/D -massive fridge and pantry to unpack -stove/oven. HAZARDOUS PRACTICES
No grills of any kind are permitted inside or in any covered areas. Grills may be used only in open air areas 50+ feet away from the home. No open flame (e.g., candles) is permitted (in/out). Do not dismantle smoke or carbon monoxide detectors as they are for your protection.
HOLD HARMLESS
iTrip nor the Owner of the premises assume any liability for (i) loss, damage, illness or injury to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet access, electricity or plumbing or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.

The owners furnish linens and towels for your stay. Paper products and cleaning supplies are provided. We recommend you bring any additional or special items you may need.
MAINTENANCE
Report any maintenance needs to the Agent who will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to, heating and air conditioning, appliances, televisions, and internet/WIFI.
NONSMOKING
Smoking/vaping is strictly prohibited. Tenant will forfeit any deposit and be subject to a $500 fine due to smoking/vaping being found.
PARKING
Parking is limited to the designated area(s) and guests all risks. Neither the Owner, Owners Association, nor iTrip is responsible for any vehicle damage/theft. No boats, jet skis, campers, trailers, or RVs, allowed.
PET POLICY
Pets are allowed in designated homes and should be included in initial booking, or subsequent updates. Unauthorized pets may result in immediate removal and up to a $500 fine.
POOL, HOT TUB & PATIO/DECK
Tenant acknowledges that if the premises reserved includes a pool and/or hot tub, no lifeguard is on duty, the pool, hot tub, and patio/deck can be dangerous areas, the deck/patio can be slippery when wet, and that injury may occur. Diving, horseplay or running is prohibited. No child or adult non-swimmer is permitted to use the pool without adult supervision by a strong swimmer.
Tenant must immediately report any problems with pool, hot tub, or safety fencing. Tenant and guests accept and assume all risks involved in using the pool, hot tub, and patio/deck and agree that neither the Owner, owners’ association, or iTrip accepts any responsibility whatsoever in the case(s) of accident or illness resulting from use of these amenities.

The maximum occupancy is based on the property limitations in the rental reservation. No parties/events allowed; small family/friend celebrations possible but must inquire in advance. Tenant’s immediate removal and forfeit of rental fee and security deposit for: Exceeding maximum occupancy; any illegal activity; damage to the premises or to neighboring properties; any acts interfering with neighbors’ right to quiet of their premises. Quiet Time: 10:00PM – 7:00AM
STAIRS

TENANT
Tenant and any guest of Tenant shall obey all laws of the state the vacation rental property resides in, as well as local laws, while they are on the premises. Failure to abide by the laws of Tennessee or Georgia may result in removal and forfeit of rental fees and security/damage deposits.
The above are all causes for removal and forfeit of fees and may damage our ability to offer the home for future guests, thereby exposing you to potential liability.
