Welcome to your "home away from home" in beautiful Portland, Oregon! This fantastic townhome property is located in a lovely suburban neighborhood, offering three levels of comfortable living space for you and your guests.

As you enter, you'll find a spacious foyer that leads to the lower level converted garage. This casual yet spacious is the perfect spot to kick back and relax, with a bar, billiards table, back deck, and plenty of group seating. This 'converted' garage area offers tons of seating and flexibility while playing pool. Please note that this space doesn't have its own heating/cooling option.

On the second floor, you'll find the main living space with an open flow between the kitchen, dining, and living rooms. Turn on the cozy gas fireplace for warmth and ambiance during the winter months or open the sliding glass door to enjoy the balcony, treed views, and sunshine during the summer months.

Upstairs, you'll find optimal privacy and convenience with all the bedrooms and laundry located on the top floor. The master suite features a queen bed, walk-in closet, and en-suite bathroom, while the additional rooms offer two full beds.

Our property is ideally located with quick access to several major thoroughfares, including I-5 and Highway 217. You can reach downtown Portland in just 15 minutes, downtown Lake Oswego in 10 minutes, and beautiful wine country in 30 minutes. For convenient shopping, popular Washington Square Mall is just a 5-minute commute down Hall Blvd.

We truly want you to enjoy your time and make some wonderful memories with your group. That being said, this is not a party or gathering house for groups that can't control their noise levels. We have relationships with all of our neighbors who have our direct contact information. Quiet time is 10:00 pm to 8:00 am. This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors.

PET FRIENDLY: **There is a $100 pet fee per pet with a maximum of $300 (3 pets). Although we are pet-friendly please note your pet must not be left unattended at the house without you present, even if in a crate/kennel. Failure to adhere to the house rules as it pertains to pets may result in cancellation of the booking with no refund. **

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

If you are renting the home "Alberta Villa" located in the Heart of Alberta Arts District, the following rules also apply:
Maximum occupancy has a hard cap at 8. We cannot make exceptions for any reason.
"Use of all outdoor spaces by ASTR guests is prohibited between the hours of 10 p.m. and 7 a.m. all days, except when entering or exiting the house. The hours of outdoor space use must be listed in the House Rules and may be more but not less restrictive.

The ASTR use must comply with City Title 18, Noise Control. Among other regulations, Title 18 sets limits on sound levels that impact residential properties. Section 18.12.020.B addresses permissible levels of sound producing or reproducing equipment. The following activities are in violation of Title 18: Operating or permitting the use or operation of any device designed for sound production or reproduction in such a manner as to cause a noise disturbance; or operating or permitting the operating or use of any such device between the hours of 10 p.m. and 7 a.m. so as to be plainly audible within any dwelling unit which is not the source of sound.

Commercial meetings are prohibited. Commercial meetings include luncheons, banquets, parties, weddings, meetings, charitable fund raising, commercial or advertising activities, or other gatherings for direct or indirect compensation."

We had a great time at Lizzie Court. The house can fit many people, and the pull out couch was so comfy, perfect for laying out and watching movies. Lots of board games and a pool table to keep the kids busy. Shopping mall is literally down the street, so many restaurants to choose from. We ended up taking a 40 minute drive to Multnomah Falls, it was breath taking. Would definitely recommend this place, and I will be looking to book it next time we go to Oregon.

À few buddies and myself stayed at Lizzie Ct for a disc golf trip around Portland. Place was clean, manager was really quick to get back to us when the door code didn’t work. We were 5 of us, and slept comfortably. Would go there again.

This home worked perfectly for a weekend of fun in PDX for a family wedding. The home is spacious and clean and comfy. The beds are so comfortable too! We were within walking distance of the wedding venue which was great. It was easy to access the freeways and we loved meandering around the Pearl District and Alberta Street. It was easy to check in and check out and communication with the VRBO team went smoothly. I recommend staying here.

We really enjoyed our stay! The home is nicely updated and on a quiet street, which was our number one priority. It is close to recreation areas and grocery stores, and the kitchen has all you need to make you feel at home. The beds were very comfortable, and it was so nice to have laundry machines. We all LOVED the pool table. We will definitely be back!

A Wonderful Weekend in Portland

Thanks so much for a lovely place to stay for the weekend. My two friends and I thought that the Lizzie Court townhouse was very quiet and safe in a very nice residential neighborhood. The amenities of the townhouse met all of our needs. We each had our own bedroom and there were 2.5 bathrooms. The kitchen had everything we needed; coffee pot, nice refrigerator and stove, microwave and all the silverware, utensils, cutlery, pots and pans that we could need. The beds were all foam mattresses (the best for comfort), the townhouse was spacious, there were plenty of towels, there were shampoo, conditioner and body wash dispensers in the showers and hand soap dispensers at all the sinks. In the kitchen there was dish soap, dishwasher soap and spices and condiments for cooking. We were not lacking anything. We would like to stay there again in the future.

We stayed at this house with our friends and were happy with the accommodations. The house was clean and comfortable. We had a minor problem with a broken toaster while we were there and got a quick reply when we contacted the owner. Would definitely stay here again. Our only complaint was that we couldn't figure out the tv. Yes, we are senior citizens and not very techy but some instructions would have been very helpful. The tv was connected to a cable box but it didn't seem to work and we didn't know how to use Roku and Sling tv. We were able to watch some older shows and movies but couldn't get the local stations at all. Since we didn't spend a lot of time at the house, it wasn't a real problem, but it was annoying to not be able to find current news and weather. The beds were comfortable and the kitchen was well stocked. Hooking up the icemaker on the refrigerator would be a nice touch so we could have used the ice in our drinks and coolers. Minor inconvenience though. Great base for exploring the area. Would definitely recommend this place.

We just finished out stay at this modern townhouse. The location was great for us - easy to get to where we wanted to go. The house was clean with comfortable beds. Our only recommendation would be to update the kitchen stock. Only 2 dishwasher detergents were supplied, very little dish soap, no tea pot, measuring cups - pretty basic supplies. But, otherwise, nice visit.

I apologize only 2 dish washing pods were supplied, I didn't realize we were that low and will make sure to double check that going forward so it doesn't happen again. We don't have a tea pot because we have the Keurig and that is what we used to heat up a cup of water, however I have no problem buying an electric kettle for the place so bigger quantities can be made. Thanks for the feedback, I will get an electric kettle and some more measuring cups in there asap! Hope to see you again!

I'm a distance grad student at a Portland-area university, coming in several times per year for face-to-face classes -- I intend to rent this property anytime it is available for my trips. I can cook real food, count on a clean place in a quiet neighborhood, nearby availability of any business I might need, and have the bonus of a short commute to class. Add a slow cooker to the kitchen and it would be pretty close to heaven!

This townhouse was perfect for four adults and a toddler for 5 days in a safe, quiet neighborhood. The living room seating was comfortable, and having two full baths upstairs with a half bath downstairs was convenient. The kitchen appliances were all in excellent condition and the kitchen was stocked with the basics needed for the breakfasts and lunches we had there. There was an issue with internet access upon arrival, but Corey addressed the problem immediately and satisfactorily. We did not get a chance to use the pool table located in the converted garage on the lowest level. The beds were comfortable, although smaller in the 2nd and 3rd bedrooms. Cooking elaborate dinners and baking might be a little tricky -- although we never tried.

Was here for 3 nights with the family. Very clean. Living room, dining room, & kitchen were spacious. Complimentary wine. Quiet neighbourhood. Kids loved the pool table. Had Netflix & other streaming sites. Loved the walk-in closet in the master bedroom & the big spacious shower in the washroom. Washer & dryer were very conveniently located upstairs. There are supermarkets, restaurants, & the Johns Incredible pizza entertainment centre located nearby & the kids loved it. Again, very clean!!

The townhouse was perfect for what we were looking for. I took my son’s on a boys trip to Portland to see the trailblazers and it was a great trip. We couldn’t watch TV as you needed to sign up for all types of streaming and we were from canada so it would have been nice to just have regular cable, but we made due and hung out a lot downstairs. Great place and we will look to rent this again and Cory was great and quick to respond. Costco and walmart are 5 min away so dont settle for target :)

This place is larger than expected, very clean and organized. Everything was as described per the booking website. You can park two cars outside of the townhouse. Very quiet neighborhood and still close to Portland. Would recommend to stay again next time. Any cons was the bathroom vent was not working in the 3rd floor, shower pressure was a bit weak. Overall, very good!

My family of 4 stayed here for 4 nights and we really enjoyed the accommodations. The condo is clean and beautifully decorated. We ran to a Whole Foods (1 mile away) and stocked the kitchen so that we could eat breakfast together. Corey always answered questions promptly. It was all good and very relaxing. Thanks!

This is an absolutely beautiful condo. Our family of 4 had plenty of room to spread out. There is a large kitchen (we stocked the kitchen with foods from Whole Foods which is about one mile away) and a large dining table. Highly recommended.

The owner was quick at responding and accommodated our luggage drop off as we had a family of 6 and check in wasnt until 4pm. 2 minutes from washington square mall. The master bedroom had a queen bed which was small for a couple with a baby. No pull out couch or crib. Parking for 1 vehicle. Spacious home with two stair carpeted staircases.
