INDOORS

The Back East Facing patio is great for entertaining or relaxing with dining for 6, loungers, and a fire table with seating for 4. When you enter, you notice the bright and open floor plan, high ceilings and great views, making you feel right at home! The Kitchen has been upgraded with glass cooktop, some stainless appliances, granite counters, pendant lighting, and upgraded cabinets with wine rack. There is seating for 4 at the kitchen bar. The pretty living area has vaulted ceilings, Large TV, a ceiling fan and is decorated in relaxing desert tones. There's also a table for 2 which is great for an intimate diner or playing cards. The Guest bath offers a large vanity and walk in shower. There's a full-size washer and dryer in the condo just off of the guest closet. Parking is offered in the garage (1 car) and street if needed.

SLEEPING QUARTERS

The Main Bedroom has a King Bed, TV, nightstands, dresser, closet, ceiling fan, and recliner. Also, the main walks out to the back patio. The Main En Suite Bath has been remodeled with marble topped dual sinks, tile shower with glass doors and tile flooring. The Fun Mid Century Modern Guest Bedroom has two queen beds, large dresser, TV, Desk Area, closet, and walks out to the back patio.

OUTDOORS

The closest pool (one of many) is just across the street and 3 buildings down. Palm Desert Resort Country Club has a regulation 18-hole golf course, tennis and pickleball courts, 20 pools & spas, and Clubhouse. Memberships required to use Tennis and Pickleball. Find more information on Tennisinapickle. Tennis and Pickleball club is independently operated and owned and not associated with Palm Desert Vacation Properties/Itrip Palm Desert. Gated Community with 24-hour security. The Palm Desert Resort is a gem in Palm Desert!

THINGS TO DO

4 miles to the Indian Wells Tennis Gardens, 10 miles to Empire Polo Grounds (Coachella and Stagecoach Music Festivals), 25 minutes to Palm Springs Airport, 2.5 hours to San Diego, L.A. and Disneyland.

GUEST booking the property must be 25 YEARS OLD, & must occupy the property during the entire term of the booking.   The main guest (MG) is responsible for behavior of all occupants.

Maximum OCCUPANCY is provided in the property listing. 2 people per bedroom.  

No excessive NOISE allowed beyond the property. City prohibits renters from using sound devices (radios, sound systems, etc.) & musical instruments outside the rental property between 10 p.m. & 10 a.m. Failure to comply will result in fines, & removal from property without refund.

1 CAR is allowed per bedroom. Guests must use garage & driveway parking. No street parking, no boats, jet skis, trailers or RVs.
 
If a property is not PET friendly, we may allow a pet under certain circumstances. Please inquire. For pet friendly properties please disclose if bringing a pet at the time of reservation inquiry. A non refundable fee of $250 is required. Pets allows only if under 35 lbs and one pet. Unauthorized pets will result in fee of $500. 

SMOKING of any kind is prohibited at the property.  Smoke smell/odor found post departure authorizes manager to remediate the smoke smell, & the main guest will incur a fee of $2.10 per sq. ft. times the property square footage per title records.

BBQ only be used if provided by the Owner & do not relocate BBQ. Open flame is prohibited, I.E candle burning, charcoal BBQ’s. Do not dismantle smoke & carbon monoxide detectors. 

All guests & responsible occupant acknowledge use of the pool/spa amenities increase the risk of injury &/or death. POOL AND SPA use is at your own risk. THERE IS NO LIFEGUARD ON DUTY. Use of Pool, Spa and Pool Area amenities can cause serious injury, including death. The occupants accept this risk when booking the property.

POOL HEATING may be added to your booking. Daily pool heating fee is based on current rates of Natural Gas and size of the pool. Please inquire with the booking agent for a quote. 

The manager will request a copy of the main guest ID prior to check in.  Main guest may be required to sign additional agreements. No refunds for early depatures. 

UNINTENTIONAL DAMAGE must be reported to the manager prior to departure. Accidental property damage is covered up to $1,500 by LDW Fee in your booking fee. Accidental damage not reported during the stay will be treated as intentional damage & the cost will be charged to the Main Guest reservation.

If  property is no longer able to honor this reservation due to unforeseen circumstances & out of Manager’s or Owner’s control, Manager will issue a full refund immediately to the Responsible Occupant.

Reservation obtained under false pretense will be subject to forfeiture of deposit, damage deposit, &/or balance of rental payment. If any occupant violates any terms of this agreement, PDVP may terminate this Agreement. PDVP will notify the Responsible Occupant of agreement termination, & the Responsible Occupant will vacate the promise within 3 hours.

Building Codes that are applicable for residential homes are not required for handicap accessibility. This home is not ADA compliant. Manager is not aware of any toxic fungus/mold or other mold which may exceed allowable levels.

Palm Desert Vacation Properties, iTrip or the Owner, do not assume any liability for loss, damage or injury to persons or their personal property. Neither does the owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.

One CAR is allowed per bedroom. Assigned parking spaces may apply for properties located within an HOA. Guests must use garage parking and driveway parking first. No street parking is allowed.

POOL AND SPA use is at your own risk. There is no lifeguard on duty. Use of  Pool, Spa and Pool Area amenities can cause serious injury, including death. The occupants accept this risk when booking the property. 

POOL HEATING is not included in the rental rate for 27 day or longer stays from October trough April. Pool heating may be added to your booking at the rate of $35 per day.

Guest Bookings 27 days or longer require a Security Deposit of $2,500. 

​AFTER booking confirmation, the property manager may request a copy of the main guest ID prior to check in.  Main guest may be required to sign and execute additional agreements including HOA Rules prior to check in.

The property was in perfect condition. They’ve provided almost all amenities we needed like laundry detergent, tissues, trash bags and so forth. Saran wrap was missing but that’s OK. The property is located on the 11th hole and offered a nice view of the golf course. We’d like to come back next year.

Enjoyed staying here with longtime girlfriends while in Palm Springs for a long weekend to enjoy Stagecoach. It was nice to have multi bathrooms and a place to hang out (vs a hotel) for the weekend. Thanks for making it so easy. We will be back!

This property was as described. It was very clean and well-organized. Kitchen was well-equipped. Instructions for entry were clear. Great parking in garage. Big advantage is that sun is on patio area all day. Pool is short distance away which was a small drawback. No issues during rental but when information was requested from agent about followup response was quick and detailed. While we prefer prefer to be closer to El Paseo area no hesitation in recommending this unit. Best review is that we would not hesitate to return.

Had a great time. Few minor issues with property. Left list with property manager. Only major issue was exhaust vent over the stovetop range. During windy conditions dust and debris from outside enters unit. Having been a general contractor for 35 years my guess is the roof vent is stuck in the open position. The condo was very comfortable and clean. The only issue we had was a problem with the heater. We kept turning it down but it would come back on. Also, the ice machine stopped working after day 2. Not a big deal. Very nice place.

We had a wonderful stay at this condo. It was comfortable spacious and clean. The location was convenient, close to restaurants and shopping. Plenty of pools to enjoy and my kids had fun playing tennis. It had all the amenities we needed. Can’t wait to come back next year.

Girls Getaway!

We travelled to Palm Desert for a girls getaway. We chose this location because it was close to El Paseo shopping center and restaurants. The condo was spacious and very clean. It was fully stocked with a barbecue and nice patio dining area. We also used the firepit at night. It was a very quiet complex with plenty of street parking. We hiked Joshua Tree during the day and relaxed in the jacuzzi at night. We had a great time and would recommend staying at this condo.

November 2020 Our family had a great time at the condo. It was very clean and nicely decorated. It had everything we needed with plenty of amenities. It was close to the pool which made it very convenient. We enjoyed playing golf and tennis. The golf course was well maintained. It was in an excellent location; close to many restaurants and shopping. Check in was easy and Nicole, the property manager was very responsive. We would definitely stay here again.
