In addition to the bed, there is a sleeper sofa that is available for two others if necessary. Everything about the home was set up for maximize your comfort and enjoyment while staying with us.

This Milwaukie Heights studio sits just 10 houses down from the Southeast Park Avenue Max Station. If you choose to drive, you can be in downtown Portland, Lake Oswego, or Clackamas in less than 15 minutes. Book this incredible new property for your Pacific Northwest stay. This property may include a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. There is no electronic video surveillance monitoring pools or spas, or on the interior of the house.

PET FRIENDLY: **There is a $50 pet fee per pet with a maximum of $100 (2 pets). Although we are pet-friendly please note your pet must not be left unattended at the house without you present, even if in a crate/kennel. Failure to adhere to the house rules as it pertains to pets may result in cancellation of the booking with no refund. **

1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

If you are renting the home "Alberta Villa" located in the Heart of Alberta Arts District, the following rules also apply:
Maximum occupancy has a hard cap at 8. We cannot make exceptions for any reason.
"Use of all outdoor spaces by ASTR guests is prohibited between the hours of 10 p.m. and 7 a.m. all days, except when entering or exiting the house. The hours of outdoor space use must be listed in the House Rules and may be more but not less restrictive.

The ASTR use must comply with City Title 18, Noise Control. Among other regulations, Title 18 sets limits on sound levels that impact residential properties. Section 18.12.020.B addresses permissible levels of sound producing or reproducing equipment. The following activities are in violation of Title 18: Operating or permitting the use or operation of any device designed for sound production or reproduction in such a manner as to cause a noise disturbance; or operating or permitting the operating or use of any such device between the hours of 10 p.m. and 7 a.m. so as to be plainly audible within any dwelling unit which is not the source of sound.

Commercial meetings are prohibited. Commercial meetings include luncheons, banquets, parties, weddings, meetings, charitable fund raising, commercial or advertising activities, or other gatherings for direct or indirect compensation."

All the comforts you need in a very clean, modern, airy studio. Super comfy bed and the added bonus of a cozy fireplace for rainy days or chilly nights. Property managers were very attentive and helpful and it had a beautifully maintained backyard. The location was great for us -just a block away from our daughter’s house. This roomy studio makes for a good home base for exploring SE Portland and beyond. You can walk a block to catch the Max train into town, hop onto McLoughlin Blvd. and be in either Portland or Oregon City in a few minutes, or you can simply walk over the hill and down to a park on the Willamette River. The studio itself is well-equipped and pretty comfortable. You just have to be willing to put up with traffic noise from McLoughlin as well as random noises from upstairs renters.

We stayed in Studio 3 for a total of about four weeks. It was absolutely perfect for the hubby and me. We made the move to Mexico a year ago and come back to visit. Studio 3 is exactly the right size for the two of us, is close to our fam and friends, the MAX, the Trolley Trail and downtown Milwaukie. Very clean with everything you need to enjoy dinner at home, if desired (which is a must if we're in town for a month). Great communication from the owners. This will be our new "go-to" every time we come to visit.

Upon showing the pictures on the site to my son he said “you got scammed” I thought oh no, you’re right the pictures are like stock photos of a beautiful place that probably doesn’t exist. HAPPY TO REPORT MY SON WAS WRONG! This place is gorgeous, well stocked with essentials, roomy, warm and inviting. The parking situation is a bit odd, but you get an assigned spot so that’s a relief. We were only there to sleep and only for three nights, but the bed (King) was extra comfy. Loved the fireplace, only took less than 20 minutes to heat to a comfortable temperature. They even provided a fan, which we always need for blocking sound at night. The shower is a bit weak but worked good enough. The entire place was extremely clean. Washer and dryer was a lifesaver as we were on the 3rd leg of our trip and needed to do some laundry. You will get exactly what the pictures show! Will book this place every time we come to visit our parents! Thank you.

Really enjoyed the stay at this lovely, cozy, well stocked studio. It’s really big for a studio and has all the amenities plus more for traveling. Plenty of relaxing things todo by the east to use fireplace.

I really loved this air bnb! I do think that the air bnb could use a sweep or broom so that people who are staying there can be sweep if a mess or crumbs are made in the kitchen while cooking. The parking could be a lot better. There was no parking on the street available upon my arrival so I had to walk from parking down another street. Upon my arrival I did park short term in front of the air bnb where it stated there was no parking allowed just so that I can haul my things in since I had a lot to carry and the neighbor was very weird and took pictures of my vehicle so that made me a bit uncomfortable. He seemed very unhappy even though I explained to him that I was just needing to bring all my things in once. Aside from those things my stay was amazing and in the perfect middle ground area to wherever I needed to go. I will definitely be checking out Coreys other properties again one of these days!

Absolutely loved our stay! Everything was so clean and check in/out was smooth. Pretty much everything you need is at this place and you can just tell the thought put into it! If given the opportunity me and my girlfriend would book this place in a heartbeat! A broom and dust pan would be a nice thing to add to the place. Highly recommend for couples!
