Sometimes homes offer an unparalleled combination of style and comfort. Some have countless amenities, while others offer a fantastic location. Almost never do you find a home with all of that and more. Punkin Manor is an experience to behold.

This stunning one level custom craftsman estate sits in the heart of wine country within the Willamette Valley. The estate is almost two full pristine and manicured acres. The 5,500+ square foot home enjoys a private gate, multiple water features, a gourmet kitchen, hot tub, gazebo, and an indoor basketball court! Some homes have something for everyone. This one has countless features for everyone all while being barely one mile from downtown Newberg, so groceries, shopping, and entertainment are less than five minutes away.

The hardest decision you will have to make is whether you even want to leave the home or not. With five main level bedrooms, it is perfect for most any group or family. There is even a sixth bedroom with its own small kitchen and living area which is the only one that is up a flight of stairs through the garage. It is perfect for a person or couple looking for quiet or privacy.

Every single room was designed, decorated, and furnished to create that perfect blend of style and comfort. From the moment you enter into the gorgeous foyer you are drawn to the sitting room with its grand piano being bathed in natural light from the enormous bank of windows. The adjoining study is fantastic if you absolutely must be productive, and the formal dining room has ample seating for ten.

Proceeding a bit further in the home opens up into the fully stocked and massively upgraded kitchen that is any chef's dream. There is another cozy seating area next to the fireplace and a custom pool table that sits between there and the family room. The oversized sectional couch is plush and comfortable. Relax at the end of the day to one of your favorite streaming shows or movies.

For those that want to be a bit more active there is a small yoga / workout studio. If you can believe it, there is also an indoor basketball court that is perfect for kids and adults alike. If the weather outside isn't cooperating, there is always something to do inside.

The brand new hot tub is a crowd favorite for sure. Feel free to sit back and relax, enjoy the nearby water feature, or visit with the rest of your group while they enjoy the fire-pit and surrounding seating. The gazebo on the far side of the lawn is a wonderful place to kick back and relax while staying warm. One of the best features is that the entire property is fully fenced and lined with trees and thick foliage that helps create a private haven for you and your group to thoroughly enjoy.

While every bedroom is gorgeous and spacious, the primary suite with its en-suite bathroom is on another level. Whether you are relaxing to a show, enjoying the sights and sounds of the backyard water feature, or dipping into the private soaking tub, you will want to take in every single moment. If you happen to be traveling with little ones, there is a pack n play, bouncer, high chair, and an number of other kiddo friendly options in the huge primary closet.

We truly want you to enjoy your time and make some wonderful memories with your group. That being said, this is not a party or gathering house for groups that can't control their noise levels. We have relationships with all of our neighbors who have our direct contact information. Quiet time is 10:00 pm to 8:00 am. Please stay indoors during this time, keep the windows and doors closed and keep the volume to an enjoyable but reasonable level. If it is loud enough to be heard outside in these conditions, it is too loud for you to remain our guest. This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring pools or spas, or on the interior of the house.

PET FRIENDLY: **There is a $100 pet fee per pet with a maximum of $300 (3 pets). Although we are pet-friendly please note your pet must not be left unattended at the house without you present, even if in a crate/kennel. Failure to adhere to the house rules as it pertains to pets may result in cancellation of the booking with no refund. **

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

If you are renting the home "Alberta Villa" located in the Heart of Alberta Arts District, the following rules also apply:
Maximum occupancy has a hard cap at 8. We cannot make exceptions for any reason.
"Use of all outdoor spaces by ASTR guests is prohibited between the hours of 10 p.m. and 7 a.m. all days, except when entering or exiting the house. The hours of outdoor space use must be listed in the House Rules and may be more but not less restrictive.

The ASTR use must comply with City Title 18, Noise Control. Among other regulations, Title 18 sets limits on sound levels that impact residential properties. Section 18.12.020.B addresses permissible levels of sound producing or reproducing equipment. The following activities are in violation of Title 18: Operating or permitting the use or operation of any device designed for sound production or reproduction in such a manner as to cause a noise disturbance; or operating or permitting the operating or use of any such device between the hours of 10 p.m. and 7 a.m. so as to be plainly audible within any dwelling unit which is not the source of sound.

Commercial meetings are prohibited. Commercial meetings include luncheons, banquets, parties, weddings, meetings, charitable fund raising, commercial or advertising activities, or other gatherings for direct or indirect compensation."

The weekend spent at Punkin Manor was wonderful! The place is very inviting, spacious and very comfortable. We spent most our time in the entertainment area which includes the media area, pool table area, sitting area by the fireplace and the kitchen. The grounds are spectacular! Flowers were blooming, trees were leafing out. Due to rain, we did not spend a lot of time out side. But you can tell it is well set up to enjoy the out of doors. The location is perfect. Close to town, stores, restaurants, and vineyards for wine tasting (which we all enjoyed participating in). I definitely recommend Punkin Manor if you are venturing out to Newberg to explore and discover this special part of Oregon!

This house had everything! We loved our long Thanksgiving family gathering. The kitchen was fully stocked and more. Lots of spices too! We had fun with all the amenities...basketball court, hot tub, firepit, pool table, many TV's. All was top quality and well maintained.

We celebrated my mom’s 50th birthday here and everyone was blown away by how beautiful the home was. Fully equipped kitchen that was very organized and labeled so you knew exactly where everything went. Several people said they got the best sleep they had had in awhile. The customer service was excellent and the location was perfect to split time between wine tasting and shopping around Newberg. We definitely hope to stay here again!

Immediately noticed how spotless everything was! I really underestimated how much we would be using the indoor gym, the kids absolutely loved it and had plenty of space to get their energy out. I personally think the kitchen steals the show here. It was stunning, and every drawer and cabinet was stocked with top-of-the-line, high quality bakeware and every utensil/tool you would ever need. Made it so efficient and easy to prepare meals for a large group, and there was room for everyone! If you’re looking for a luxurious place for a large group in wine country, you’ll find it here. It feels completely private and secluded, yet somehow is minutes away from dozens of wineries and the hot spots of Dundee wine country. We will be back!

Our recent stay at Punkin Manor was beyond amazing. We felt right at home with the beautiful chef’s kitchen, and the outdoor grill making us many incredible meals, and gathering at the large kitchen island. There is also a formal dining room, a nice size kitchen table as well as outdoor tables. All of the bedrooms were extremely comfortable with luxury bedding, and nice large bathrooms. We made so many fun memories playing pool, and also using the indoor court for basketball, volleyball, and keeping the kids entertained. The cherry on top was relaxing in the hot tub, and ending the night around the fire pit drinking hot cocoa. Punkin Manor is conveniently close to town, numerous incredible restaurants, and in the heart of the wine country! Can not wait to come back with friends and family. This is the perfect spot for large family gatherings or any type of celebration.

This estate is just amazing! Everything is so well thought out. The beds were comfortable, kitchen is state of the art. There was so much room to spread out and relax and enjoy friends and family. The kids stayed so entertained w the pool table, hot tub, basketball court and TV’s everywhere. I highly recommend this home for your vacation stay. You will not be disappointed!

Wow, this is probably the best short term rental I have ever stayed in. Everything was so well thought out and appointed nicely for an amazing guest experience. I have never stayed in a home that had its own indoor basketball court!! Then if you want to take it down a notch, you can chill, play some pool, or even jump in the hot tub! This place had it all for kids and adults! Even the dogs loved it and we didn't have to worry about them as it was 2 acres all fenced in. We will 100% be booking this home again in the future!

We had the absolute best time at Punkin Manor over the long weekend. I can't say enough good things about this house! We stayed with multiple families and there was more than enough room for everyone and so much to do we never even left the house. The kids had the best time with the opportunity to run around the entire property. It's completely fenced which gave us parents such peace of mind (for the dog as well). They had so much fun on the indoor basketball court, taking a bath in the "big bath", searching for pretty rocks, playing in the hot tub, and so much more. The overall consensus was "I don't want to leave" and "Can we buy this house". The adults had a great time playing on the basketball court after the kiddos went to bed, sitting by the fire pit, playing pool, and just overall relaxing. The house is absolutely gorgeous but gives the best homie feel so you feel like you can relax. That kitchen is what dreams are made of with every gadget under the sun. The beds were so comfortable and the bathrooms were amazing with gorgeous tubs and showers (four shower heads?? yes please!). I also really appreciated all the extra stuff they had to make the home pet friendly. I really felt like our pup was welcome as well. He had the best time running around with the kiddos. The ponds gave such a nice ambiance to sit outside and read while drinking coffee in the morning. There are stores if you need anything close by as well as so much to do in the area (though as I mentioned we had so much fun we never felt the need to leave). Overall we just felt so welcome and at home. We can't wait to visit again.
