Any reservation obtained under false pretense will be subject to forfeiture of deposit, damage deposit, and/or payment.
Pets are not allowed. Smoking and vaping inside the home is strictly prohibited. Your deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if the policy is violated.
RULES
- Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected.
- Furnishings are not to be removed from the premises for use outside or in other properties.
- Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
- No barbeque grills are permitted in the unit. No open flames i.e, candle burning, is permitted.
- Tenants shall obey all laws of the state of Texas and local laws at all times while they are on the premises.
- Tenants must vacate the premises and forfeit the rental fee and security deposit for exceeding sleeping capacity.
- Linens and towels are not to be taken from the unit. Any lost or damaged linens will be deducted from your deposit. There is a one-time cleaning fee. Additional cleaning fees will be due in the event that cleaning involves the removal of excessive dirt.
- Please report any maintenance needs. Refunds will not be made for maintenance issues.
- No outside guests or large functions exceeding the property's stated occupancy.
- Supervise children at all times, especially on stairs, balcony, and at the river.
We care deeply for our guests; your safety is our top priority.
- RIVER TUBING SAFETY GUIDELINES AND RECOMMENDATIONS:
- Age Restrictions: Children must be accompanied by an adult for tubing. Life jackets are recommended for children under 12 and weak swimmers.
- Safety First: No lifeguards on duty. Stay close to children, and use caution.
- Risk Disclaimer: Tubing involves inherent risks; there are no lifeguards on the river. Exercise caution and prioritize safety.
- Protective Footwear: Wear secure footwear like tennis shoes or water shoes, tied or strapped securely to prevent slips and injuries.
- No Flip-Flops: Avoid wearing flip-flops as they can easily slide off, risking injury. Invest in secure water shoes for a safe and enjoyable trip.
- Clothing Guidelines: Wear appropriate clothing for tubing and swimming, ensuring free movement. Avoid long, heavy, or restrictive clothing.
- Legal Drinking: Alcoholic beverages are allowed, but drink responsibly. Legal drinking age applies.
- No Glass or Styrofoam: Glass containers and styrofoam coolers are strictly prohibited by law. Confiscation, arrest, and fines may apply.
- Sun Protection: Wear a cap, hat, or visor, and sunglasses for sun protection. Apply sunscreen regularly.
- Hydration: Drink plenty of water throughout the day to stay hydrated. Water is essential; alcohol dehydrates.
- Valuables Warning: Do not take valuables on the river.
- No Littering: Dispose of trash properly. Free mesh trash bags are provided; keep the river clean.
- Respect Private Property: Avoid trespassing; respect private properties along the river.
- Weather Alert: Be alert to weather conditions. Get out of the river during lightning storms; seek shelter.
- Float Plan: Inform others of your plans. Leave a float plan with family.
- Website Check: Check for updated information on weather and river conditions.
