a lovely, safe, gated neighborhood! Because we are so centrally located, the

backyard sits along a busy road. While the lanai is private and lush, you will hear

the "hum" of the city hustle and bustle with passing traffic. If you don’t mind a

vibrant, "city-vibe" backdrop listening to your favorite music, watching your favorite

TV show or sports on your 65" smart outdoor TV while you splash,

grill and dine, then you’ll be right at home. However, if your vacation goal is an

ultra-quiet Zen-like retreat, the road noise may not be for you…this is not

“country quiet”.

Other things to note:

Parking: There is space in the garage and two more cars in the driveway. Vehicles that

cannot be parked outside the home: trailers, box trucks, or campers.

 Pets: This is a dog-friendly home with pre-approval (2 dogs per stay), however

there are restrictions placed by the HOA. There are limitations on size and breed.

You must have this approved prior to reserving. In addition, there is a pet fee

charged separately which is $35/pet/night.

 There is a Bluetooth speaker system provided for your enjoyment, which requires

a free app that can be downloaded for Android or iPhones. Recommend playing

your favorite music while enjoying the pool, jacuzzi and lanai.

 Cast iron skillet use: please do not put in the dishwasher. Hand wash and use a

paper towel to lightly coat with olive oil to prevent it from rusting.

**Monthly rental rates based on 28 day month.

**Dog less than 40lbs will be considered with Owners approval - $20/Night Fee + $500 Additional Refundable Pet Security Deposit Required assuming no damage (pet fees collected following booking). No CATs allowed!

**Briarwood property owners association requires tenants to complete Application for lease approval forms. (Details available upon booking).

**If reservation is made less than 8 days prior to arrival, an additional $100 application fee will be required.

**Furthermore, if a reservation is made on a last minute basis before Friday @12:00pm for a booking that begins on Saturday or Sunday of that weekend, there will an additional $200.00 charge required by the Homeowners association.
