NO PARTIES OR EVENTS
No parties, events, or large gatherings are permitted. Quiet hours are 10pm–8am and must be observed. Occupancy limits must be followed at all times. Noise violations or exceeding occupancy may result in immediate cancellation without refund.

PET POLICY
Pets are only allowed in designated pet-friendly homes with prior approval and a paid pet fee. Unauthorized pets are strictly prohibited and will result in a $200 fine (plus additional cleaning and damage costs). Pets must be removed immediately or the reservation may be canceled without refund.

HOUSEKEEPING
There is no daily maid service. Linens and towels are included and are not to be taken from the unit. An initial setup of trash liners, bathroom paper, and soap is provided. There is a one-time cleaning fee at the time of booking. 

UTILITIES
No compensation will be given for temporary outage of electricity, gas, water, cable, or Wi-Fi. Outages will be reported, and all efforts will be made to have them restored as soon as possible. 

NO SMOKING: ZERO TOLERANCE
Smoking of any kind (cigarettes, cigars, vaping, marijuana, etc.) is strictly prohibited anywhere on the property and will result in a $250 fine. If there is any evidence of smoking inside the home, you will also be responsible for all additional costs required to remediate the property, including but not limited to deep cleaning, deodorizing, and ozone treatment. 

RULES AND REGULATIONS
  1. Guest agrees to leave the property in the same general condition it was found—clean, neat, and undamaged.
  2. All dishes must be placed in the dishwasher and trash bagged and placed in the designated outdoor receptacles upon departure.
  3. Occupancy must not exceed the maximum number listed in the property description at any time, including day visitors.
  4. Furnishings and household items may not be removed from the property.
  5. The primary booking guest must be at least 25 years old, must be present for the entire stay, and may not book on behalf of others.
  6. Guest and all occupants must comply with all local and state laws at all times while on the property.
Failure to follow these rules may result in immediate termination of the reservation without refund and additional charges for damages or violations.

MAINTENANCE
Please report any maintenance needs for the premises to us and we will respond as quickly as possible. Refunds will not be made for maintenance issues including, but not limited to heating and air conditioning, appliances, and televisions.

LINENS/TOWELS/SUPPLIES
The owners furnish linens and towels. Any lost or damaged linens may occur additional charges. An initial supply of paper products is provided. Extra items needed are the responsibility of the Tenant. Limited cleaning supplies may be provided. 

POOL, LAKE & OUTDOOR AREAS (IF APPLICABLE)
Use of pool, lake, patio/deck, and surrounding areas is at your own risk. No lifeguard on duty. Surfaces may be slippery. No diving, running, or horseplay. Children and non-swimmers must be supervised at all times. Guest assumes all risk and must report any safety concerns immediately.

HAZARDOUS PRACTICES
No open flames, i.e., a candle burning, are permitted in the unit. Do not dismantle smoke detectors as they are there for your protection. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does the owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.

My wife and I scheduled a week in Conroe/Montgomery to take in several events that our 4 grandchildren had scheduled during the week. Multiple soccer and baseball games, a senior night, chorus and a birthday party. The unit was well laid out, tidy, clean and convenient to all of our events as well as restaurants, shopping, golf and water access. The gated community at April Sound gives an added sense of security. Our host Michelle and her property manager were both very helpful. We needed to have a Roku unit replaced and the new one arrived within a couple of hours of being notified. Our communications with them both were very helpful and friendly. We ended up needing to stay an additional night and received our extension immediately. The unit has two nice size bedrooms, both with baths and a full kitchen with all of the essential utensils, a large dining table and comfy living area. The porch overlooking the tennis courts is sizeable and includes a patio set. We highly recommend this unit to any and all who desire a peaceful and stress-free stay.

We were fortunate to find this rental while our own home was undergoing repairs. We stayed two weeks and found it very cozy and accommodating. It is beautifully decorated, full of light, and has everything you need. Location was also very convenient for us. Both the owner and her manager were very kind and easy to work with.
