If you’d like to request an early check-in, late checkout, or extend your stay, please reach out to our reservations team at least 48 hours in advance. While we can’t guarantee every request, we’ll do our very best to accommodate you! Please note that same-day requests can rarely be honored, and some changes may require additional fees.
 
Typically, maid service is only scheduled for after your departure. If you would like to add a cleaning stop during your stay, just reach out and let us know! Prices vary on the size of the home. 

*We do require ONE full cleaning visit for every 30 days stayed with us. Our reservations team will work with you to schedule these additional cleanings.  
A: YES! If you would like to add pool heat to your reservation, please contact us after confirming your booking!

It is important to keep in mind: 
  • Pool heat is available from varying dates in October through April.
  • Pool heat requires a minimum of 3 nights' purchase 
  • Pool heat is set at a constant 85 Fahrenheit/29.4 Celsius and is NOT ADJUSTABLE
  • The pool heater will heat the water 10-15 degrees above the outside ambient temperature (if the outside temperature is 65F the water can be expected to be 75F)
  • Pool heaters will not work if the ambient outside temperature falls below 55 Fahrenheit/16 Celsius.
  • The pool heater only runs when the pool pumps are circulating the water, which is not 24/7. Most pumps turn off to conserve power after 8p.
  • Please double-check your listing; spas are not hot tubs and spa temperature will be the same temperature as the pool.
  • No refunds will be given if local weather conditions cause the pool water temperature to fall short of expectations.

Please be aware that during peak or holiday seasons, 4p check-in may not be guaranteed. Our team will be in touch if your check-in needs to be slightly delayed. Entering the unit without approval before check-in time will result in fines and will automatically disqualify the Tenant from any presumed compensation for the state of the home, should issues arise. Occupying the home past checkout time will result in fines.

AGE RESTRICTIONS - The primary renter must be 25+ years of age, and proof may be required at any time.

PRIMARY RENTER - The primary renter must be staying in the unit for the full duration of the trip. No arbitrage or 3rd party bookings are allowed or will be honored. Please make sure the information we have (phone number, email address) for the primary renter is accurate and up to date at all times.

NO SMOKING OR VAPING - Smoking and/or vaping of any kind is strictly prohibited. Florida law prohibits smoking/vaping on balconies of shared housing (condos/apartments) or shared entryways with other units. Fines starting at $500 will be issued for ANY evidence of smoking or vaping is found in the unit after your departure (including smell).

ENTRY BY OWNER - The owner or owner's agents may enter the premises due to an emergency, necessary/agreed-upon repairs/alterations/improvements/services, or showing to prospective purchasers, renters, or contractors.

HOUSEKEEPING - There is no daily maid service. The cleaning fee paid with this booking covers the time it takes to clean the home after your departure. We require at least one cleaning for every 30 days stayed; bookings that are longer than 30 days will be charged for additional cleaning(s). The cost of these additional cleanings is/are not included in your booking total, and funds will be collected after the time of booking. For the upkeep of the home, these additional cleanings are not optional. Additional cleanings can be arranged if desired.

CONSUMABLE SUPPLIES - We provide a starter pack of consumable supplies. These can change at any time without notice. On average, we provide: 1 roll of paper towels, 1 tash bag per trash can plus 1 extra kitchen trash bag, 2 dishwasher pods (if the unit has a dishwasher), 1 small bottle of dish soap, 1 laundry pod, 1 small soap bar per bathroom sink, 1 toilet paper roll per bathroom, 1 small shampoo packet per bath with shower/tub. Since occupancy rates and stay lengths vary from guest to guest, you are responsible for any additional supplies needed during your stay. To avoid attracting pests, we do not provide any food items such as sugar, oil, or spices.

FURNISHINGS - Do not move, rearrange, or remove any furnishings from the premises or property. Fines will be incurred for theft, damage, or additional cleaning needed.

GARBAGE - The tenant is responsible for the collection and removal of all trash during the stay. Specific trash instructions will be shared in your welcome letter. Fines will be issued for trash left in the unit after checkout.

HAZARDOUS PRACTICES - No grills of any kind are permitted inside or in any covered areas. Grills may be used only in open-air areas 50+ feet away from the home. No open flames (e.g., candles, turkey fryers, etc) are permitted on the premises; no fireworks are allowed. Do not dismantle smoke, carbon monoxide detectors, or pool alarms as they are for your protection.

HOLD HARMLESS - iTrip nor the Owner of the premises assume any liability for (i) loss, damage, illness, or injury to persons or their personal property that occurs during their stay on the premises; (ii) any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet access, electricity or plumbing or (iii) any inconveniences, damage, loss or injury arising from or due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.

PARKING - Parking is limited to the designated area(s) and guests assume all risks. Neither the Owner, Owners Association, nor iTrip is responsible for any vehicle damage/theft. No boats, jet skis, campers, trailers, or RVs, are allowed. Please check your welcome letter for specific HOA rules regarding parking.

UNIT OCCUPANCY/DISTURBANCES - The maximum occupancy is based on the property limitations in the rental reservation. No parties or events are allowed. Tenants will be removed, fined, and will forfeit all monies for: Exceeding maximum occupancy, planning, marketing or hosting a party; or any acts that interfere with neighbors’ right to quiet of their premises. Quiet Time: 10:00PM – 8:00AM

RESPECTFUL BEHAVIOR - Please treat the home, the neighbors, the community, and our team of iTrip Staff and contractors with respect; we will do the same.

CANCELLATION POLICY - CANCEL FOR ANY REASON TRAVEL INSURANCE IS HIGHLY RECOMMENDED. Our cancellation policy is as agreed to at the time of booking. All cancellations and date alterations are subject to our cancellation policy and exemptions will not be made. We will ONLY provide refunds for nights that a local government body has issued a MANDATORY evacuation.

DAMAGES/FINES - Accidents happen, but you are responsible for any damages, additional cleanings, or service provider call-out fees that are required because of your stay. Fines or fees may be assessed for (but are not limited to): unapproved early check-in, unapproved late check-out, unapproved pets, unapproved guests, smoking or vaping of any kind, missing or damaged items, stains, tears, rips, trash left in the home, HOA-issued fines for violations, service provider calls for guest caused issues, service calls for guest reported issues that aren't issues (ex: Pool Heat, HVAC, etc) etc. Please report any damages as soon as possible so we can work to resolve them.

VIOLATION OF THESE RULES - Violation of any part of this agreement may result in fees, fines, and/or the immediate termination of the booking, with forfeiture of all monies paid. iTrip Orlando reserves the right to cancel the Tenant’s stay with no refund if the tenant and/or their guests fail to comply with any of the rules outlined in this agreement. Eviction with no monies due will occur for any of the following:
• Occupancy exceeding the sleeping capacity of the home as listed, 24 hours per day, 7 days per week, 365 days per year
• Using the premises for any illegal activity
• Intentionally causing damage to the rented premises or to any of the neighboring properties and any other acts that interfere with neighbors' right to quiet enjoyment of their premises
• Party planning, advertising for a party, or parties in the home or on the property
• Smoking or evidence of smoking in the property
• Unauthorized and/or Unapproved Pets
• Threats of acts or violence towards any representatives of iTrip Orlando, neighboring occupants, Resort staff, etc
• Violation of any Resort, HOA, Local, State, and/or Federal laws

ISSUE REPORTING, RESOLUTION, & REFUND REQUESTS - Guests must immediately notify iTrip Orlando of any maintenance concerns, cleaning issues, repair requests, or other problems upon discovery. Reports should include relevant supporting evidence, such as photos or videos. Upon notification, guests must allow iTrip Orlando access to the home to investigate and address the issue; in most cases, guests do not need to be present for this access. If the reported issue is resolved, no further remuneration or refund will be provided. If a guest is unresponsive or denies iTrip Orlando access to the home, we will assume the issue has been resolved, and no further action will be taken. Any issues reported after checkout are not eligible for compensation.
No refunds will be given for acts of God or Nature or items out of our control (public utilities such as power, water, internet, natural gas, etc., road closures, resort amenity closures, etc). If a reported issue is determined to be a false report—meaning it cannot be confirmed, replicated, is due to guest misunderstanding—or if the issue is caused by the guest (e.g., clogged drains, misuse of HVAC systems), the guest may be charged a service call-out fee in addition to any repair costs. The guest will be responsible for any expenses related to clearing blockages in drain lines, sewer lines, or garbage disposals caused by their actions. Fines may be assessed for damage resulting from improper use or tampering with property systems, including pool equipment, HVAC units (e.g., causing freeze-ups), or other mechanical components.

LOST & FOUND - Management does not have a Lost & Found, but we will do our best to help locate and return items left behind. Neither Management nor the homeowner is responsible for any items left in the home after checkout. Shipping fees will apply to any items left, found, and needing to be returned, starting at $40.

EMAIL & TEXT CONSENT - By providing your email address and phone number you are giving iTrip Orlando consent to provide their services and communicate with you via mobile phone, messages, e-mail, and any kind of online communications, provided that these communications comply with privacy regulations.

YOUR INFORMATION - We take the protection of your personal information INCREDIBLY seriously. In some cases, your name, email address, and/or phone number may be shared with vendors so they can properly assist during your stay. Some communities REQUIRE us to provide guest names, stay dates, and/or copies of government-issued identification.

We arrived late after a long trip for our granddaughter birthday party only to find that the property had many issues as follows, 1) floors were dirty with dead bugs and live bugs hair on the floor in bathrooms and living room floors had not been swept. 2) bathrooms were not cleaned. 3) towels were left in dryer and not dry. The cleaning company picked them up and left only drying towels we had to purchase wash cloths. 4) comforters were dirty they picked them up and promised to return them today have not seen them. Very disappointed.

Always a great stay.

The unfortunate timing of our trip and the covid 19 pandemic will not effect our review. We had to leave earlier than we expected. The home owned by bill is excellent. Of course there is normal wear and tear but well kept. Some minor things like the main couch is uneven and the kids beds are spring sticking out. But the other amenities are great. Master bed is so comfortable and the second bedroom is good. Fully stocked with pots pans cutlery and bathrooms are above any hotel. Highly recommended unit and have been here previously and will be returning. Booking was very easy and fully explained on what was required and expected. Xbox in kids room was unexpected but not needed. It was truly unfortunate we could not stay to enjoy this property longer.

Air conditioning is sub par and inadequate. The unit was adequately clean and spacious, and there were plenty of towels. However, there was only one roll of toilet paper per bathroom and not new rolls at that. A soap/shampoo dispenser would not be an extravegence considering the rental cost of the unit, nor would paper towels and hand soap in the kitchen.

Property manager was accommodating of our diabetes alert dog. Reservation process was simple. Check in was a breeze. Windsor Hills is a very nice resort. We have stayed here many times but this is our first time in a townhouse. We have enjoyed it and will definitely be back again soon. I discovered there wasn’t a can opener in the kitchen and emailed to say I would run to Walmart to get one. Management delivered one so I didn’t have to! Great service. The townhouse was very clean and well stocked. Pool is very warm. I have no suggestions for improvement.

We traveled to Kissimmee for a family member's wedding. We had relatives coming in from Seattle and Vancouver BC. Most of the family stayed at a 6 bedroom house nearby. However, my husband and I wanted a quiet place of our own, with enough space for overflow of guests if needed. We initially booked a 2-bedroom condo, but were upgraded to this unit when our initial booking had issues with the air conditioning unit. This 3-bedroom townhome was more than we needed, but (as I mentioned above) it would provide additional space if the 6-bedroom house could not accommodate our large family. This place is lovely! We immediately felt at home. The townhome is nicely appointed/decorated with just enough touches to remind you that Disney is nearby (Mickey/Minnie mouse themed kids bedroom/bathroom; "Have a magical day" plaque over the entry door; Mickey Mouse dishes for the kids). The master bedroom is very comfortable, with its own private bath. We loved the bed! My husband would fall asleep as soon as he hit the pillow. We both woke up without the normal aches and pains we usually experience. The kitchen is fully appointed with microwave, toaster, blender, coffee maker, dishes, and utensils. There were a couple of nice touches such as a lap blanket in the living room, an MP3 charger/speaker in the living room, and a game player in the Mickey/Minnie Mouse room. Off the living room is a small pool in a netted enclosure. We didn't have time to fully enjoy it, but I had a couple of occasions to rest my tired feet in the tepid water (we opted not to have the pool heated during our stay). It was definitely hard to leave our accomodations when it was time to return to the West Coast. The townhome was conveniently located within an easy 15-minute walk from where the rest of the family stayed, so we were able to leave our car 'at home' and get some exercise. We were too busy with wedding preparations, so we didn't visit many of the parks, but we found that Epcot and Disney were only 10 minutes away. The Windsor Hills community is close to I-192, which hosts restaurants within all price ranges, putt-putt golf, souvenir stores, gas stations, and grocery stores. Target is also nearby. Walmart is coming soon. Cons: * Lack of cleaning supplies in the units and houses. We are asked to start a load of dishes and towels at the end of our stay, but there's no laundry detergent available. Sani-wipes would also be nice. * Insufficient supply of toilet paper, paper towels, and plastic garbage bags. * On arrival, we could smell aged meat in the kitchen disposal, which we killed with a couple doses of lemon juice and dish soap.

Disappointed this year

I really hate paying for a cleaning fee. We arrived to dirty bedding, dirty dishes placed back in the cabinet, a floor that needs mopping, and a pool that needs a good sweeping. There was a palmetto bug smashed in the foyer. I lived in Forida for 8 years. I understand that palmetto bugs happen, but I don't understand smashing it and leaving it. Also, there was a dirty bandaid in our pool area. That should never happen. I spent our first day making this liveable by doing dishes and washing bedding and towels. Last year we had a very positive experience in this same home. Very recently, another family made a comment in the guest book about dirty dishes placed back in the cabinet. If you switched cleaning groups, please change back. I believe the owners would be appalled at the condition that the cleaners are leaving for renters! This group did nothing but make dirty beds as far as we could tell.

Disappointed

I will provide honest feedback. The townhome is very cute and very nicely decorated. The following were my issues: 1. The kitchen is sub par. The dishes, pots, and pans were not good quality. As an example, the frying pan was made of Teflon and was scratched and flaking, which is unhealthy. 2. The silverware was dirty; many spoons and knives had dried food on them, which was gross. There was also a green plate in the cabinet with food on it like it hadn’t been washed. Due to the condition of the kitchen, we didn’t cook. 3. The ice maker and in-door water didn’t work. 4. The club chair in the living room nearly has holes worn through the headrest, and the rug in the living room is dirty. 5. The pool toys and chairs honestly need to be replaced. 6. The Mickey and Mini Mouse room was very cute. The Operation game didn’t work and was missing all of the pieces. 7. The lowest the Air can go is 73 degrees, which makes the house uncomfortable. If you have a unit that will not allow it to go below 73 degrees before it freezes up, you have an issue with the unit. I live at the beach and having the same type of cooling system that’s ten years old I've never had that problem. 8. I think the pool heater should be included in the price because it's such a small pool. 9. Lastly, not sure if this is a problem because I don’t own a memory foam mattress, but as you sleep you sink into a hole while there is a hump down the center, it’s just weird. I travel quite a bit for work and generally stay at Marriott properties and could have stayed at a Marriott in Orlando with my points for free, but I really wanted to spend “family time” with my two grandchildren and cook dinner in. I was very disappointed in the kitchen, and for that reason, we ate out. Based on the aforementioned, you can tell the townhome is a full-time rental and, in my opinion, wasn’t worth the money. I would give the townhome, 2 out of 5 as this is the first and last time I “rent someone else’s rental home.”

Stayed at Windsor Hills condo, 7669 Sir Kauffman Ct. The condo was great as was the complex. Family friendly and plenty of activities at complex. The condo is 10 minutes from all Disney parks. Driving to and from parks was extremely easy. Plenty of food and store options in the area. Condo was great. Had plenty of room for family of 4 could easily accommodate 6-7 people. Condo was very clean and managing group easy to work with. We liked it so much we extended our stay by two days.

Windsor Hills - 7669- Wonderful location

We just got back from our 7 day vacation at Windsor Hills and we had a great time. The home was supplied with everything needed possible to enjoy a beautiful and relaxing vacation with your grandparents, 18 month old and teenager. The home was extremely clean and the home was very close to the big pool, arcade and movie threatre and a wagon is even supplied to ride our little 18 month boy. The pool size in the home was just perfect. We will definitely come back to this home. Thank you to a comfortable and relaxing vacation. I would give this home 5 starts if the beds were slightly more comfortable. They weren't horrible but could be better.

Excellent Value in a Well Kept Home

We completely enjoyed our stay here. The rental process was easy and professional. The owners care for their property and very much want to make sure that their guests have everything they need. The home is as it looks in the pictures. The rooms and furnishings were beautiful. My children quite enjoyed having our own personal pool. We used the home as a base of operations to enjoy Universal Resort and Clearwater Beach. We would return again without hesitation.
