This is a recently renovated four bedroom home in a location that is unparalleled. The lake is private to just the two homes that sit on the property. It is stocked with fish, most commonly you will catch lake trout that stretch close to two feet long. Whether you choose to play in the lake, fish, enjoy the fire-pit or just relax in and enjoy the sites you will love every moment here.

This home is meant to be a casual retreat for friends and family. It is all about the lake views, beach and water vibes and the ability enjoy the property with the kiddos, pets, and entire family. Enjoy the full kitchen and BBQ for all your culinary desires. There are countless opportunities for fun inside and out.

Without a doubt this is the perfect location to pop over for some fun at the beach, relax on the lake, enjoy the fire-pit, or any of the other amenities in and around this delightful home. Please don't hesitate to reach out if you have any questions at all.

We truly want you to enjoy your time and make some wonderful memories with your group. That being said, this is not a party or gathering house for groups that can't control their noise levels. We have relationships with all of our neighbors who have our direct contact information. Quiet time is 10:00 pm to 8:00 am. Please stay indoors during this time, keep the windows and doors closed and keep the volume to an enjoyable but reasonable level. If it is loud enough to be heard outside in these conditions, it is too loud for you to remain our guest. This property includes a noise alert monitoring system in order to ensure that neighborhood noise levels are respected. Again, please realize we want every group to enjoy their time, laugh, have fun and make memories. These devices are only to ensure noise levels don't reach a threshold that bothers our neighbors. Also, please note there is no electronic video surveillance monitoring pools or spas, or on the interior of the house.

PET FRIENDLY: *There is a $100 pet fee per pet with a maximum of $300 (3 pets). Please be aware failure to adhere to the house rules as it pertains to pets may result in cancellation of the booking with no refund. *

*Information* This is a stocked private fishing lake. Fishing is allowed by guests and most fish caught are lake trout averaging 12" to 15".

RULES AND REGULATIONS
1  Tenant agrees to leave the premises and its contents in the same condition, neat and tidy, as Tenant found the premises to be upon move-in, normal wear and tear expected. 
2  All dishes are to be washed and all garbage removed from the premises and placed in outside receptacles. 
3  No glitter or confetti is to be used or dispersed on the property. Failure to comply will result in extra cleaning fees of at least $300.00 at a minimum.
4  The maximum number of occupants shall not exceed the advertised number stated on the listing.
5  Furnishings are not to be removed from the premises for use outside or in other properties.
6  If Pets are allowed on Property a $100 per pet fee is required. Let us know if you will be bringing pets so we can send a $100 request per pet. Please pick up after your pets. If feces are left behind an extra charge of $50 applied clean up. If it is marked as "No pets" this policy must be observed and pets are not allowed on premises.
7  Smoking is not allowed in the unit. $500 fine if evidence of smoking is found in the unit.
8  Reservations are not made by or for a minor, defined as any person under the age of twenty-five (25).
9  Tenant and any guest of Tenant shall obey all laws of the state the rental vacation rental property resides in, as well as local laws, at all times while they are on the premises. Failure to abide by the laws of the state or the above rules may cause tenant to be asked to vacate the premises and forfeit all rents and security/damage deposits.
10  There shall be no noise that can be heard outside the home between the hours of 10pm - 7am. If noise is an issue, you will get a written warning text message to the number that booked the reservation and/or a phone call. If noise does not stop, you will be fined up to $300 or possibly evicted immediately.
11  Any items left that a guest leaves and wishes to be returned and shipped will incur a $30 fee plus shipping. 
12. Commercial use of the property, including filming, is prohibited unless approved with a signed location release form. Any unauthorized filming for commercial use will result in immediate eviction and possible legal action.

SLEEPING CAPACITY/DISTURBANCES
Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding the sleeping capacity of the listings advertised guests, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties and any other acts which interferes with neighbors' right to quiet enjoyment of their premises.

Violations of our noise rules or maximum number of guests agreed to at the time of booking will result in possible fines or immediate eviction with all loss of all rents.  Depending on severity if there is a noise situation we may call and issue a warning or proceed with a $300 fine. If we cannot reach the guest that booked the property someone will show up to at a minimum issue a $300 fine and/or evict the entire group immediately. Any delay will result in us involving the authorities and trespassing every person on the property as well as the loss of all rents. Additional fines or damages may be assessed after removal. 

HOLD HARMLESS
iTrip or the Owner, does not assume any liability for loss, damage or injury to persons or their personal property. Neither does owner accept any liability for any inconveniences, damage, loss or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, electricity or plumbing, as well as due to weather conditions, natural disasters, acts of God, or other reasons beyond its control.
 
ADDITIONAL TERMS AND CONDITIONS
The undersigned Tenant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all liabilities, claims, demands, and causes of action by reason of any injury, loss of damage by whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover any reasonable attorneys fees and costs. Owner reserves the right to terminate this Agreement upon their discretion at any time.

We spent six wonderful days at this roomy lake house. We loved the location. It was so quiet and private, yet so close to the beach and other amenities. Although our group was all adults, it's also a great place for kids and teenagers with the foosball, table tennis, pool tables, and plenty of space for everyone. We would love to stay here again someday! The well water does have high sulfur content, so you may want to pack in drinking water if it bothers you. l wouldn't let that stop me from staying here again! Our best vacation ever!

Incredible Lakefront Home w Great Beach Access

Our large group of 11 (3 different families with kids) had an amazing stay at this home in late August / early September. The house was well-equipped, the furnishing were comfortable and the house in great condition, iTrip was very clear and responsive to communication, and the lakefront location was unbeatable. Would be delighted to stay here again, and recommend highly.

This house was so peaceful and quiet with what was basically our own private lake. The weather was beautiful and the beach was just a few minutes drive. My wife wants to come back here with the kids next time because there’s so much to do. Highly recommended.

Absolutely fantastic. It was the 2nd time we have stayed at the location and the remodel was great. The customer service on this trip was spot on and responses were fast. Yall nailed it. We will be back, hopefully sooner than later. Thank you and keep it up.

We loved the house. Here are a few things to take care of to enhance comfort of guests: blankets for sofa to curl up; clean windows; paper & pens; chalk for pool cues; missed having the paddle boat.

Overall, a wonderful place for the retreat. Plenty of room and a large enough kitchen that several of us could prepare meals together without being too crowded. So many options to do onsite that made it perfect for many activities with a diverse group. Would recommend this place again and will rebook when we can come back.

This house was the perfect weekend getaway for our family! It had everything we were looking for with kayaks, canoe, pedal boat, and paddle boards! We lucked out with the weather and were able to spend every day out on the water with all of the activities. Despite the ocean being only a few minutes away (which there is some cool places to explore), we spent all of our time at the house since it was nice and private, and we were able to fish and enjoy being out on the water every day! We even saw some elk one morning there! The inside of the house was clean and cozy, and supplied everything we needed for cooking while we were there. Communication with the property manager and check in was easy. Had a GREAT time and will return soon! Highly Recommend

Our family always enjoys staying here. It’s off the beaten path, but close enough to the beach and other coastal towns. Nice to relax and unwind away from it all. Caught a few fish that we released back to hopefully catch and release next year :) Fireplace will still fill the house with smoke is a bummer. Looking forward to another stay!
